      I have a council property that I'm able able get now for 68k and its worth 130k .my garden is huge at the back with a dropped curb road to the back.my intentions are to buy it then try get planning for the back split the backyard by fencing so two property's and extend the side of the main property to teo more bedrooms so 4 and a dining room toilet down also .would fetch the main property to around 240k and my back property if a 3 bed uo down small garden would be around 130k so total 370k but minus builds ie 90k so 290 from 68k is q possible plan for me.any tips advice

      @@graham2461 they will have a covenant on it for a few years no doubt but a cracking plan... I would also look at getting some equity out of it and buy 1 or 2 on the same street same footprint to replicate it as once you do this everyone will follow suit and prices sky rocket

      @@steelcitydomains2356 I wish I had a clue into how I can get a investor on with me as ud be willing to earn them a percentage once I had planning .if someone wants to lend it once I've already bought my main property then would be interested in hearing more.theres some investment there even at rent if was to pay me out after whatever .I'm a hgv driver not a property developer but I know there's money to be earned with my land etc

    Great video. Its great motivation to keep going and I appreciate the level of persistence, tenacity and flexibility in solutions thinking as well as pivoting of strategy that's required to secure a deal. As a Sales professional I've a thick skin but really ensuring that I get the value right is the scary part as the profit is ensured only if the deal is priced right.

    Speaking from my long experience, beware the nutty next door neighbour. Not one estate agent has ever warned me. [Brigthon, Eastbourne area.] If it has not sold in a desireable area there is likely an issue.

    I might be missing something, but I’m really failing to see what they are showing everyone here??? How to call estate agents? If that’s the case, isn’t this what everyone does when they call estate agents???
    It’s all very well arranging viewings (or as poor old George demonstrated, not arranging viewings), but chatting to estate agents and throwing low numbers around means nothing really, when other viewings are arranged and your low ball offer is no longer of interest.
    If there was a video of them actually securing these properties and adding them to their portfolio, then I’d be impressed

      In this market you’ll get laughed at lowballing advertised properties. When there’s such a demand why are they going to sell to you bmv when they don’t need to. This is out of touch with the current market

      I saw it differently. Estate Agents are just one route to finding where deals can be had but they're the biggest supplier of properties for sale in all sorts of situations (pro-bate/Auction etc..) so its smart to develop a good working relationship because they know what's coming up.
      Yes anyone can call an Estate Agent but not everyone knows how to get the information they need for their particular agenda. There's a level of strategy, tenacity and flexibility in thinking, pivoting of strategy that's required to secure a deal. I think that is what they've been able to demonstrate here.

    The problem is that it seems like there are 10 people interested in every house.. We're first time buyers and have missed out twice after offering £20K+ over asking price

      The only time I got below market value was buying my own house because I got it accepted above asking and there were higher offers but the agent could see I was going to complete with no issues.

      Or what the valuation comes back at hence why you will see a lot of crazy offers going in for houses that sadly fall through and re-listed due to the buyer not getting the valuation they needed so always worth a shot if you have proof of funds you will get a call back some times when the seller wants it gone

    Amazing insight from a clearly experienced and talented team. Really awakend me to more agressive sourcing.
    My only worry is; would sticking with ONLY pre-qualified viewings potentially miss out on deals? Estate agents I've spoken to in this market are the most passive employees i've ever come across, I feel no drive from them to pitch and sell an offer to their vendors and all the non-monetary value that a quick completion can bring, instead its a quick no. I've always thought that face-to-face rapport building can heighten your odds of getting an offer over the line. Or is this not a factor?

      we don’t need to pitch anything as everything is selling straight away! Stop trying to get rich quick. If you watch her other videos she says how she bought properties 5 years ago and now they are worth lots more which is true, yet she will refinance at top dollar for hers, but offer low on everything else.
      On this video she saying to offer low, when we are in the best market ever….? I know I will get hate on this but if…. ( it’s in a good area and a great investment, it will sell on the same day or same week for market price. The stuff they are pitching at is obviously overpriced so the £20,000 reduction will probably end up being market value anyway as some agents list at over market value. The market is booming. If it was this easy everyone would do it. They did say it’s a numbers game yes but ask yourself this, if you had a good property to sell…. WOULD YOU SELL IT BELOW MARKET VALUE? 99% of the time is no.

    Be careful from estate agents who always use you as a viewing slot filler knowing full well the seller is not going to accept your offer. But its alll a game of give and take I suppose and eventually the right one will come along.

      A grand should cover it less if you have a decent network on social media and alike too...finding properties is pretty easy it's the selling or rather finding investors that's harder

      @@omarilowe451 anything and everything from a vanilla BTL to small blocks...flips...brr ...c2r...allsorts aslong as it gets ideally all or most of the cash out size dependant then depending also on the exit strategy then they all work.. find them for fun mainly after seeing some piss poor stuff people stick up on SM channels as I do quite well in the day job and this as a bit of a hobby for now but need to transition across to it full time I think soon but just love the challenge and buzz of funding anything property too... Caves to castles I've quite a varied set of skills thats for sure

    The vast majority of EA’s will have KPI’s related to booking viewings. Qualified viewings’ is the biggest load of waffle I’ve ever heard in my life! I haven’t looked through your channel in detail, but I gather you’re trying to sell something.

    Amazing video by the way. My only question is whether the houses you are offering are worth buying. If they are selling for cheaper in a hot market, will they be able to cash flow at all. Is the yield gonna be below 5%. If so, is there a point? Apologies, I am not as experienced as you guys.

      Most of these type of properties are more ROCI targeted rather than yield certainly up where I am so most tend to not worry about yield as much.

Would you sell your hot property, cheap and below market value in this amazing market? If it was that easy, everyone would call estate agents up 5 days a week 8 hours a day and offer £30,000 below market value and make millions in this market. No one is selling their properties cheap at the moment. It’s market value and that’s it.

    You mention that it can be better to reach/speak to the vendor directly. How do you get passed the agents to do this?

      What do you think the difference will be dodging the agent. The vendor instructs the agent to get the BEST price. So you knocking on the door offering £30,000 off the asking because this video told you to, won’t get you anywhere. It’s a fantasy.
