I got a $23,000 grant through USDA on a house in Nevada. The interest rate is 1% for 37 years. $0 down to get in. I paid $154,000 for it, owe $127,000 and the same house in my nieghborhood now goes for $300,000.

I'm at the USDA site now looking into a guarantee loan program for small farms that are less than 10 years in operation. I may be able to make a loan to not only buy the farm for sale next to me but also get enough money for operating expenses. That would give me enough land to get in the Timber Association and grow pine trees. Thanks for the tip, I'll keep you posted on how it goes.

I've just started into trucking (Actually doing my first run, tomorrow) and the idea of having a farm in Kansas or land in Wyoming, one day to start up a trucking business, once I get my authority, is very appealing. My daughter would love to work the farm, as she is big on natural living and a huge animal lover. These locations are not bad. I currently live in Ohio and know the Cyohoga area. It is a lovely area of Ohio.

Commentary was hysterical. The Government goes out of their way to help the Big Agriculture companies that end up putting small farmers out of business. THEN, they offer land grants to try to get people to be farmers. Does that make sense?

    • @aaronhargraves2434

Downside of moving to the places on this video. 1. A lot of these options are in the general paths of tornadoes that can happen anywhere in that region. 2. If you live in these small towns you may be hours away from a hospital. 3. Many people that move to these small towns may be annoying Karens that will be picking fights with you over noise or house boundaries on a daily basis. That is a problem in many remote towns. 4. When you live in small towns everyone is bored because of the lack of things to do so they start to get into your business big time. 5. If you have kids the school system may not exist and you may have to home school your kids or the schools may not have good teachers willing to move to a tiny town with such few students. 6. Gasoline stations will be miles away. So if you run out of gas you have to hitch hike with a container to the station. Then, hitch hike back. These are only six of the many reasons that these towns are empty to begin with. Only desperate fools move there.

Please do this instead , find the area you want to live in and go find vacant homes , find the owners through the taxman. Write them call leave notes on that home . A guy did this got his house for $5K oh and have your $5K saved up ready to buy. I live in a city no matter how much I want to if it has wheels on it if it is slept in and the city finds out I have to remove the thing slept in with in 3 days. I know that's obtuse but there is a silver lining.
My neighbor had 6 dogs in a 4'X4' pin the dogs barked all day she put the pin right next to my bedroom on her property. I begged her for weeks to please just move the animals. Just when I was about to lose my religion I called the law . Come to find out she should have just moved the dogs. The law is if your animals make noise continuously for 15 minutes unprovoked you have a nuisance animal. They said if they have to come out again for animal control the fines start at $1,500. No more dogs barking over 12 hours a day.
So a city has some obtuse laws but their aim is for civility .

Oh contrair. AG is subsidized by government raising prices beyond new blood. Hell many landowners wont marry or bros marry sisters to protect the pot. Small town dying up because huge landowners don't make for good small town economy, and they suck up many local jobs since crops are done by huge tax deductible machines so they can be on medicaid besides and kids that don't have to work. There are deferred taxes for farmers, no taxes at retail counters,,,,,and the famous end of year gift tax. But alas they are even storing crops in any bins they can and allowing payments as the crop is used deferring farther. Payment sometimes in livestock which require years to to sold deferring taxes farther. By then they pray for bad weather, get more gov-money and empty the bins. I don't think land will ever crash as it did back in the 3000$ era since it is hand out money that has bought it and the machinery(to support Monsanto of course) unless somebody got real greedy but then there is always a neighbor looking for a write off.
Cold turkey buying land now...?? LOL...Even if you have the money they choose you.

@@prepperjonpnw6482 Sadly the only way to get a good internet connection is living in a big city. I worked for the phone company and it took me 4 years to get DSL even though I knew the engineers and could lobby them to get it installed in my area too. Tiny dead towns like these will not have it. You'll need to go satellite or invent something.

    • @bobbysolo5411

@BJames3351 The problems that made the towns die is still there. IF you can bring an income with you, this could work. IF you could bring your entire family and friends circle to town and settle you might really like it. But to employ those people would be impossible unless you brought your own industry or business to support them. Change the cannabis laws and they could farm cannabis. It's not as if any of the federal concerns about it are based upon anything factual.

Christie Maxwell you get the vehicle title from the state once there is no lien holder. The amount you pay the state is to operate the vehicle in the state. It's sometimes cheaper buying preexisting homes in these locations. Free land sometimes have conditions like the house has to be at least $150,000, which if ever sold will only be worth $80,000. My parents bought a 700 sq. ft home for $19,000 Cdn in a small community. They had about $20,000 more in repairs over the next 10 years (roof, cupboards, new appliances and some plumbing). They're only 35 minutes from a bigger community with a Walmart and other stores. P.S. Lincoln Ks. (1st town) has a 3 acre lot with house that's in ok condition for $66k.

The figure they came up with is a number they see as ''average tax load''. Tiny homes would not generate tax revenue. So they set a bar that leads them to the desired result.

Kansas sounds like the perfect place to build a Utopian city the cost would be minimal food production is already prevelant. Grading and drainage as well as water storage may be able to be solved by basic civil engineering. You could actually sell the water to the southwest. As far as manufacturing its a logistical goldmine being centrally located in North America.

    • @docram691

@@illbeyourstumbleine other than you being insulted by the liberal comment Jeremy made, how is he wrong? Local colleges are cheaper than going away to a 4 year degree. Especially to take all the intro classes everyone has to take. Complete the first two years then transfer in to complete your 4 year Bachelor's degree.
I'm a millenial and paid for my 4 year degree by working before and during my college years. I also bought a house, a car (brand new and with cash) and support my wife and kids.
It's not fair that responsible individuals who pay their Bill's up front or even repay their loans on time have to watch others complain, scream and expect someone else to pay for their financial irresponsibility.
If you took out the loans for school, you have to pay that back. Just like a credit card, car loan, home loan, etc..... Best advice for anyone......pay for it with cash. If you can't (such as a home), make sure you can afford the monthly payment. It's called living within your means. Not very hard to figure out.
Bottom line, people are lazy and want handouts. If you want some sort of socialism, ask all the immigrants who left socialism countries why the came to the US instead of staying (you can start by asking my parents).
