Good videos but they are somewhat misleading re: the price. there's no mention of the additional 50k-500k plot premium, unless I missed it. Not many new home owners know how bloated these prices are and these builders are not very upfront with them. Toll Brothers in Las Vegas are esp bad as they can increase their plot premiums on a whim depending on interest/demand (even after contract is signed). In Mesa Ridge (also TB), i've read accounts that premiums were increased as high as 800k.
Hi Alan. Actually at this particular community they do not have those kind of lot premiums that you mentioned. The builders now realize the lot premiums were getting ridiculous (especially Toll Brothers at Mesa Ridge) and that will be changing now as the market normalizes now. Thanks for watching!

Plus on top of that, when sales ppl (including real estate) are leaving out ANY info what so ever, ESPECIALLY anything regarding prices, if anything is less than 100% honesty, I immediately lose all trust & stop working w them soon as they "forget" to mention ANY type of hidden charges ,fees, etc.

Toll Brothers does a great job selling the dream with their fully decorated model homes, but just think about how much interest your are going to pay over the years on all the options you will want to put into that house, because it really adds up. And not to be Debbie Downer, but between the recession we are headed into, and the water problems facing the LV area, ya' might want to tap the breaks right now and do a whole lot of research before you jump. Appreciate your thoughts Eva but also remember that many Las Vegas home buyers are coming from strong cash or equity rich positions in other states. Californians hate the tax rates so buying in Las Vegas is not too difficult. Out of state buyers (and investors) has been a big driver to the LV real estate market. The Colorado River is our actual source of water whereas Lake Mead houses that water. Residents are concerned but measures are being taken to prevent further deterioration. We have become the #1 city in the country for water conservation so nothing is wasted. We will also obtain more equitable water rights over time as California has the lion's share right now.

I work with water a conservation group in Spanish Trail (you know how much green we have there) and we are always working with them. We have also started Ionizing water that reduces the amount of water that are plant life needs.

I agree about the massage room being used as an office. I would think most would use that same option. This home with a solid amount of options/upgrades would probably run around $850K. It would just depend on each persons budget.
This house will be half prices in 6 months. No one in their right mind would buy into this now. Homes aren’t done due to a shortage of building supplies. you’re getting locked into it then when your home is finally ready the interest rate has gone up 3% this is a huge problem now.
That's simply an absurd statement to think homes will lose 50% value in 6 months because of increasing interest rates. I won't go into the details about strong demand still from equity rich homeowners, investment groups buying homes as a new asset class, hyperinflation and relatively low housing inventory.
About 20-30 percent off in 6 months and by next year half off or more. Over leveraged investors are dumping over 300 homes a day on the market. We’ve gone up in inventory by 6k in 3 weeks. New Air bnb regulation coming gonna disqualify about 13k existing STR’s. Incoming recession/depression gonna devastate a tourist based economy and mass lay offs coming this fall. 3rd highest gas prices in the US. The job market can’t support the rent increases that already happened much less anymore.

Very nice house. This community typically does not have personal pools due to having a large clubhouse with outdoor and indoor pools. However, there are some similar homes in the area with a pool. RE agents are the most over rated occupation! Most are former restaurant workers! First, a person would be a complete moron to buy now. Secondly, prices will decline at least 30% from todays prices and interest rates are only a fraction of the reason. The economy is only in the beginning stage of a steep decline. In the last two years do United States printed more money than it did in the previous 200 years. For those of you who are old enough to remember the 80s, that will pale in comparison to what we are facing today. Most of the individuals on the Internet are not old enough to remember gas lines and even and odd plates. They also believe a 5% mortgage is a high interest rate. Historic and speaking, it is an incredible steal. Consequently, in a very short amount of time those individuals will realize the “new normal” as rates will far surpass 5%. The government cannot pay people more money to stay home then when they worked, without consequence. That home is not $2 million. The $700K range is the base price with minimal options. It just depends on someones budget. I am just showing one of the models that was set up by the builder showing its full potential.

That home is not $2 million. The $700K range is the base price with minimal options. It just depends on someones budget. I am just showing one of the models that was set up by the builder showing its full potential.
