    Glad it’s working for you. There just aren’t enough small homes out there. I was very lucky last year and bought a 340sq. ft. condo in Cleveland, Ohio. I love it! It’s like a large dorm room. I have a twin bed to maximize floor space. It was super cheap and it’s a five minute walk to the beach. I love living small!

    The thing about trade offs is that other people haven't gone through the thought process of alternatives that you have, and you have to choose the trade offs that work for you. You've got a desk, sofa, and wardrobe in the space below it, that's really something in a tiny house! The loft is good storage if you ever find a bed solution downstairs.

      For the reasons that I explained in this video of not wanting to combine my bedroom with my office and living room, I would not consider a bed solution downstairs. The only thing I would honestly consider is getting a separate structure, like a converted shipping container, as a bedroom. But I do not have room for that on the land that I am currently leasing, so I would have to find a new parking spot before doing that.

    I started watching your videos from the very beginning and I'm finally up to this one. I've heard you talk about the loft on numerous occasions before, so I knew the reasoning behind. But I will say that you did answer the one question I always wondered about but thought would be inappropriate to ask. 😄

    My only erm, issue with the loft is it would put a damper on love and other indoor sports.

    Thank you so much for the great video. Do you have a lot of outdoor space to use? I've seen some tiny houses that have outdoor sheds close to the house for extra living space

      Thank you, I'm glad you enjoyed it! I have just enough room for a small patio & to park 2 cars. Not enough space for an additional structure at this point. Though I would love to do something like that for an office some day! Once I find my forever parking spot.

    I am claustrophobic. We bought a small tent to go camping in and I found I fouldn't sleep in it. I think I was transferring my feelings about tight spaces onto you. Clearly, it doesn't freak you out, so there's nothing wrong with your loft. Also, there is no perfect house, tiny or otherwise. There's always something that the person wishes was different. If you had a bunk bed, you might see the advantages of a loft. I try not to regret anything because the alternative wouldn't have been perfect either. Also, your home is beautiful. Especially the kitchen.

    It is my dream to live tiny one day. Retirement in 5 years. It’s a great time to do it! I’m not sure if you have a video with the cost of building your tiny house? How much did the insider sting toilet cost you? Where are you getting your water from?

    Have you thought about taking the Loft out and getting the bunk bed situation especially if it's high enough that you can still see the stars and such

      The loft is structurally part of the home and it's not possible to remove without tearing apart the entire house.

    My partner and I made a huge loft bed in our tiny bedroom to have a little living room area underneath for a private hangout space ( we have a roommate)
    I didnt know about building codes till your video, and nice to know that's a loophole. Ours is not attached to the wall like most diy loft beds, but it fits perfectly in between 3 of the walls. It's stable but due to not being attached to the wall it's not great for adult activities 😔
    We have to duck a bit to get under the loft but its great and cozy, the bed area has extra room for a tvstand and a monitor and enough room to sit up in (the mattress is a queen, the loft is probably the size of a king). It helped a lot with separating sleep from work and such.
    I'm sorry that the beams are structural, that seems really silly for a tiny house?? Why did they do that. I'm glad you still enjoy it.

      Hahaa thank you! Yeah I'm not sure myself but I know nothing about building / construction. I have a friend who works in that industry have a look at it (they also gave me a lot of photos of the framing before the walls & insulation was put in) and he confirmed with me the loft is there to stay. You would basically have to demolish half the house to remove it, which is not worth the effort.

    Unless your a horse and sleep standing up or has crazy nightmares i don't see the issue with the height of it because that window when you wake up to the view of the river is beautiful and the bed is queen size so lots of room to stretch and move around so its almost perfect 👍

      Yeah, another big downside is that all windows, appliances and fixtures (such as sinks) have to be brand new. You cannot use second hand if you want to pass the inspection. ☹️ You literally have to show receipts. Since I found my bathroom sink second hand, my builder actually installed it after the inspection and told them that I was just going to use the one kitchen sink. I wanted to use salvaged windows to be more sustainable but wasn't able to 👎

      So, looking at the Ontario building code, the best option I can think of is this: have a living area (kitchen, dining, living room) that meets the 145sqft requirement. Say that it is a sleeping area too, even it it's not used for that. This living space can have full ceiling height. Then have a bathroom that meets the 32sqft requirement at least. Then, on the main level have an extra "storage room" with loft, but both could actually be used as bedrooms. With a total interior height of 11', you could have a 6' high lower bedroom and a 4.5' high loft bedroom. 6ft of extra length for these rooms means the total length of the home would be 24ft for a 10.5' wide home or 28.6ft for a 8.5' wide home. That's the best solution I can think of right now that fits the code but also gets around it.
      Just brainstorming for my future tiny home lol

    Were you constrained on the height of the home? I thought you could go as high as 13ft? That still is a small space though.

      That's 13ft with the trailer/wheels. So yes, my house is as tall as it can be.

      The beams beneath the loft are structural to the house, so the loft cannot be moved.

      I cannot alter the roof on this home at this point. I wanted a sky light but could not afford it, as I have mentioned in other videos. Also I could not add to the height of the house or it would not be road legal (+ the height of the trailer cannot exceed 13 ft)

      The support beams for the loft are structural to the house so they cannot be removed unfortunately. Sorry I should have said this in the video!

      The loft is structural to the house. I would have to demolish both long walls to lower the loft, meaning I would have to rip apart the whole house. I consulted multiple builders about lowering it and it is not possible.
