    Hold up the rent 500 each door but your net is a $100 so out of $2500 a month u get $500 😒were the 2000 goin at is the real ?u better raise the rent roof 😂 after that lease is up cash out refinance like Juan said in wash rent in do it all over again and

      As an Investor, you set aside 5%/month in reserves for vacancies, 8%/month in reserves for property management, & 10%/month in reserves for Maintenance. That’s 23% in total In reserves.

      Tarquan Pearman No problem at all Brother! The Cashflow is undoubtedly higher, but being prudent in setting aside reserves are ESSENTIAL! & after that Cash Out Refi, once he pays back the biz credit, that’ll be a couple hundred more dollars in his pocket he can keep per month

    I would have leveraged my money way better could have bought 5 single family’s for 100k a piece 20% down on each which is 100k and now you have 500k worth of realestate
