Penetrating Damp- What do we recommend?

    Nice to hear the final advice about creating and managing expectations - Older properties were designed/constructed with different expectations of living conditions.
    Back in the day there was no mechanical ventilation, and central heating was a fire in the living room/kitchen, and jack frost visited on cold winters nights, and all too adequate ventilation (draughts) were the norm!
    Now it's shirt sleeves, electricity, plastic vapour barriers and mechanical ventilation everywhere. Give it another 50 years ;-)

    Yes mines south West and same damp patches in solid wall. No sign of any water oevetration though. Render outer.

    Hey Neil, I have a similar problem in a house I looked at last week. It was repointed with cement and not lime and the soft stonework was starting to blow in certain areas. It looks like that property has been repointed using colour dyed cement....going back with lime could help alleviate the internal damp problem. Just a thought!

      Absolutely Freddie,
      The client did Inform me that he was intending on carrying out an overhaul of the exterior including re-pointing and replacing the rainwater goods. 👍

      Doing that to mine now. 1900s house that had been cement cladded. Survey said all good and old damp marks only. Totally wrong and its bad already and not from the rain. Taking the cladding off and its been under it. Just 2m off one wall and humidity in the house dropped over 15%.
      Going to have to rip the renders all off and re point and re render in lime, insides the same all gypsum so that's coming off in time. Luckily me and the other half are well up for some DIY and its not hard or overly expensive so far at ground level.
      All down the street the same kind of thing and guys have no idea, the ones seen as more run down without renders are actually look in good shape with less steamed up windows.

    Paint the exterior will Storm Dry. That would solve the penetrating rain.

    What an honest survey you saying it's not such a huge problem and didn't need hacking off. Would you recommend something like storm dry on the stone outside?

      I did recommend storm dry but explained that due to the orientation and exposed location I do not believe it will completely prevent the water ingress. I am a big fan of storm dry but it will not provide 100% protection in every situation.

    What do we recommend? Absolutely nothing by the sounds of it. Awful finish on the plaster in this place too. Is like it was done by a baker icing a cake.
