  • In this episode of the Surveyor’s Guide you will learn about the general function of a damp meter and how to take readings as required for the Diploma in Residential Surveying and Valuation. Presented by Phil Parnham of BlueBox Partners. This video is part of The Surveyor’s Guide series for the SAVA Diploma in Residential Surveying and Valuation. For more information please visit www.surveyorqualifications.co.uk
The Surveyor's Guide is a 'how to' for the world of surveying and valuation. Used as a part of the SAVA Diploma in Residential Surveying and Valuation these videos aid surveyor’s, both learning and practicing. They help to hone the skills of the individual elements associated with residential surveys and valuations such as the RICS Home Buyer Report and the SAVA Home Condition Survey.
SAVA is an expert in the field of residential property surveying and valuation, operating both the SAVA School of Surveying and the SAVA Scheme.
The SAVA School of Surveying offers a part-time training option for those looking to become residential surveyors and valuers. The Diploma in Residential Surveying and Valuation combines property market expertise with an understanding of buildings and allows for direct entry to RICS (Royal Institution of Chartered Surveyors) as an Associate member (AssocRICS). The diploma offers the only vocational route into the surveying profession for those without a relevant degree.
The SAVA Scheme is a membership scheme for residential Chartered Surveyors (Associate, Members and Fellows of RICS) and surveyors who hold either the Diploma in Home Inspection or the Diploma in Residential Surveying in order to produce Home Condition Surveys (HCS).
SAVA is owned and operated by National Energy Services Limited.
    Recorded: May 7th 2015

You folks seem to have more moisture in England than we see in the USA. You have many more older buildings combined with salt bands creates quite a problem. I have been using Protimter for over 30 years and even once had an old analog model that someone needed more than me.

Below is a quotation from the manufacturer of the moisture meter used in this video - basically this instrument does not confirm the presence of damp - it can however confirm the absence of damp.
"Contrary to popular belief, a moisture meter is not a diagnosis tool. Rather, it helps an inspector make an informed call about moisture’s presence within a space or material. If your meter is giving you a high reading, that merits further investigation -- dampness may not be the reason for the measurement; metals and salts cause false-positive readings".

Hi Great video, my property has had a major fire 6 months ago and since we had lots of heavy rain when a new roof has been fitted and sealed to stop water, a specialist company will be coming in to dry out my rooms. What reading do i need to see on a meter to know it’s moisture free and back to how it should be
    Thanks

Here is a quote from Protimeter which you might find interesting - Contrary to popular belief, a moisture meter is not a diagnosis tool. Damp is definitely a real thing, even if some call it condensation. if condensation is on or in the lower part of your walls and you've touched and smelt it, it smells and feels... you guessed it!

Bollocks, condensation is caused by a lack of ventilation and nothing else, and is easily cured with very little expense, as cheap as opening a window!

Do capacitive damp meters give a false positive on salts too, or do they only affect conductive meters?

Anyone coming in to your house and uses one of these ….don’t not let any of them carry out any work on your house!!!! Moisture meters are a fraud and simply picks it off on salts in brickwork and does not measure moisture!

  • @patricklloyd

Please take no notice of this. If you are studying to becoming a surveyor tread with care as depending on these moisture readers could end up with you being sued . I give this advice having been a building surveyor for over 40years .

@@sergeyw8864 The damp industry as always been a con and damp meters are the biggest load of bollocks on the market , and don't turn round and call me an idiot I've been in the trade for 33 years studied at college and worked on many a historic building in the past , properties do become damp but there's normally some reason why and it ain't from rising damp which a proxy meter detects !!

Sergey W your Wrong.....moisture meters need banning and they are exactly a fraud for misdiagnosing damp!!!! That does not measure damp but it measure salts......idiots around the country and using these pathetic devices to diagnose “rising damp” to which does NOT exist!! It’s simply condensation
The uk damp industry is nothing but a fraud and con people out of masses of money and it’s a disgrace

    • @davidellis5964

You do get false meter reading on moisture meters due to salt being electro conductive. Remember the moisture meter is a general guide, visual inspection and profiles are important. Also experience is very important. Being a C.S.R.T surveyor with over 30 years of experience.
I find the sensor side of the protimeter to sensitive. You can carry-out salt tests which tells you if the salts come from the ground or from the material IE rising or penetrating damp.
