We Started Clearing The Property We Bought In Maine.

  • I made this video of us starting to clear the property we purchased in Maine. We purchased some loppers and a small chain saw to clear as much of the land as we could ourselves. The lamd is 4.5 acres and we are excited to clear the area to see what potential it holds.

      Hello and thanks for watching my video.
      I based my search off of several factors. Was it truly worth the price? Some sites were priced very affordable which reflects what you can actually do on the land. Some land was extremely reasonably priced however it was only for camping, hunting. Some cheap land is vague in what you can actually do there. I found that many listing agents basically told me to talk to the town hall to see what I can do there. That's a waste of time for me. I only searched raw land that was specifically labeled buildabable. I leaned toward land that specifically labeled itself as having had a soil sample done. Which tells me that I can have a septic system. I also searched for land that was on grid or at least close enough to be connected reasonably. This gives us the option of solar or being on grid. Some land is buildable and affordable but is off grid build only. Which in my experience puts you near a bunch of people staying in campers running generators. That was affordable but would have had me listening to generators running all the time.
      There was a lot of time spent on where the land was in relation to Portland. This was because a lot of our work is in or near the Portland area. I didn't want to be more than one hour away. Also, I wanted to be within 30 minutes of our workshop. So spend time deciding how far you are willing to travel for work and groceries etc. Some land is affordable but doesn't give you many options as far as work and places to get necessities.
      We didn't use a real-estate agent so decide how much work you want to put in yourself. We spent tons of time on sites listing land in Maine. Some are thirda party sites. They can be useful as they will list the original agency who listed the plot. If you use the third party they basically will try to sell you an agent. So we would use the third party site put find the original lister than contact them directly.
      We spent a lot of time on the plot we finally decided on before we bought it. We went there many different days at many different times. We were able to get a feel of the noise and vibe of the neighbors. This site we chose has a chipping logging business near it. Once we spent time there we were able to decide that the noise was surprisingly not bad. They basically only.come.and go and use the business as a semi storage at the end of the day. The drivers are respectful and don't barrel down eh road. So visiting may times a week for a couple.weeks was worth it.
      There's cheap land in the north damn near Canada. There's no work or activity there either. So if you want seclusion and are well off look there. Otherwise search roughly an hour outside major cities.. The land will be more affordable bit still give you options for necessity and work.
      Stuff like that, I'll add more later if I think of anything.
