    we are currently researching a similar situation after a local to our woodland asked us if we was rebuilding the cottage that was on the land right up into the 1960's. we are checking old census and electoral register as well as planning a trip to the local archives, the footings are there and so is sewer service, we dropped lucky as iit was never mentioned on legal searches but builds do show on historical maps, going to take legal advice from solicitors and planning agent once we have Physical evedence on paper, we have started finding the old footings and will keep yoou posted but as far as i can tell this would also come under current permitted development rules, if it does prove possible will be selling house and siting a static vn while cottage is built

      That's awesome I wish you all the luck in the world keep on researching even old images of the area it might show up in one of those. Check old Ordnance Survey Maps to it might show on those and maps of the area made over the years. Good Luck

      @@thesmallfarmerlife checked old crdanance survey maps from 1880 upto 1952 online and its there alright the 1902 is very detailed even showing a well at one corner of the house itself, going to be contacting my planning consultant today to see if current PD rights to rebuild on foundations is allowed or if full blown planning is needed either way could get us out the burbs of brum and onto our 3.6 acre woods

    September 2013 in England, or September 2019 in Scotland, if built after that date it needs to have been used for the purposes of agriculture for 10 years..

    Hi Craig we have planning permission for a 5 bed barn conversation class q but the land has no ancillary buildings like stables and garages ect , what do you think our chances of getting planning permission for those other buildings? They won’t be accommodation

    Great videos Craig. We are thinking of buying a piece of land to basically do the same as you have done, but it is in an AONB! Although most of Dorset is classed as AONB. What are your thoughts on what the planners might say to this?

      It all depends on the local planning department where you eventually buy. Some aren't bad but some will rip into you no matter what you do, also if it's an area of outstanding natural beauty it's really hard to just start building things and going for planning after like me as the locals will almost certainly pick up the phone and the council will come out straight away.
      If you are talking specifically about class Q permitted development in AONB they will ask you to put in a full planning application.
      But people have done it in AONB but they find they have a long fight with the planners over doing say what I am doing. So you might find it hard, but you could start a small farm get planning for a barn it would have to be built like others in the area and add to it as you go.
      Then locals will get used to you being there, then you could move on the land and claim a functional need to be there at all times etc

    Goodness , so much control over small farmers , so ridiculous . Those counsels need to give it up and let people really enjoy their places . Insane crap ! All of you need to be able to actually enjoy your little acreage

      Thanks its just the councils are they never change they all play by their own rules. The people pay taxes council taxes and then they try to use the planning department paid with those taxes and also planning application fees and they never let up or will even consider that some people actually want to live a self sustaining lifestyle, unless you are rich then they will listen

    So what happens when you’re get an the s planning permission and then you retire or don’t want to be a farmer anymore? Are you still entitled to the land?

      It all depends really on what type of planning they give with the land or should I say on the land you own. They will almost certainly put planning ties on the land which says that the buildings should be used for whatever you got planning permission for and in the event that you stop doing these things then they should be removed, but you have do think that after several years people are used to seeing those buildings and once built well nothing will really happen if you stopped doing what you're doing. But they may pop back up in future planning applications if ay you got a barn to keep animals in and they put a tie on that barn saying it must be used for animals. But this is why these pieces of legislation come into place to convert those buildings not pull them down as they are now part of the landscape. Easy way to give more homes in countryside without building modern style homes
