      ​@@5444067 I passed my exam first try. Have a potential listing, havnt really jumped in totally yet, Still working a day job. I recommend that once you take your basic courses, follow it up with Prep Agents program, worth the money if you ask me. It gets you ready for the exam, which is something the prerequisite courses do not do.

      @@BeegoBeego Hey, there! To get your real estate license and become a real estate agent, you have to complete the educational requirement. CA Realty Training (my school) gives students that pre-requisite educational material. The courses you have to complete and pass are:
      - Real Estate Principles
      - Real Estate Practice
      - One Elective of your choice

    I am bit of a beginner, and still learning tons about this business. I live in the state of Ohio and wonder if I need a real estate license to be able to purchase a property and put it out for someone to rent? Thanks for answering in advance!

      I'm not too familiar with the process in Ohio, but from what I've read on the Ohio Department of Commerce website, you do NOT need to a real estate license for renting your own property. BUT, if you want to manage the property of others you will need to become a property manager which will require a license. Hope this helps or steers you in the right direction.

    This video is about MARKETING yourself (it's a sales pitch for your self-esteem/self-confidence). Not a bad thing. But based on the title of the video, I was expecting information regarding the process of OBTAINING a real estate licensee.

    Love the energy. Great video! I live in NV & CA .. but I’m curious how does licensing work if you’re in 2 different states ? Because I’m very much open to selling in both locations .

      Hi, there! When it comes to NV and CA, you will have to go through each state's required process to get a real estate license. Some states allow reciprocity with other states but California is on a "no reciprocity" list. Hope this helps and please let me know if you have any questions!

      That's smart and a great way to earn passive income! You can even use your commission checks as future down payments on your rental homes if you choose to represent other people. There's a lot of synergy between investing and becoming a real estate agent. Are you thinking about getting a license in California?

      @@USRealtyTraining I've been actively looking at potential investment homes for a while. I have a good day job, so I'm not looking at real estate full time. As I understand, even if I want the license only for my own buying and selling, I would still need to work for and form money over to a broker. As far as why I haven't bought anything yet, I'm concerned values will go down as lumber prices lower and new construction increases. I'm trying to decide of its a good time to sell my own home to downsize (my current house would not be a good rental).

    I’m currently taking my last class and I’m going to apply for a state exam here in Southern California, and my question is How to search for a broker , there are so many of them? Do you have to go in person to each of them and ask questions or to do internet research?

We recommend that you contact a few brokerages and schedule an appointment to speak with them on topics such as commission split, training support, professional growth, and office culture. After meeting with a few offices, you will be able to weigh the pros and cons and make a decision ton which office is best for you.     I had a question about relocating to a different state, if i already have a license do i have to take another course for a different state?

      This is a really good question. The answer is it depends on the state. You want to look up "real estate license reciprocity" for whichever state you're moving to, because each state is entirely different. Some states have reciprocity for other states, which means if you get a license in one you can get a license in the other. But here's the thing, some states have different levels of reciprocity. So, some states will require you to take their state's real estate exam before you can get a license (skipping the real estate school part.) But, some states (like California) have no reciprocity with any other state. That means, you'll have to go through the whole process (complete a pre-licensing program) even if you are already licensed. Hope this steers you in the right direction. Where are you relocating to?

      Great question! Let me clarify what I meant by working "solo." All real estate agents must hang their license at a brokerage. This way, they can represent clients. They work "solo" inside the brokerage. What I mean by this is they find clients, help through the transaction process, close the deal, collect a commission. They do that by themselves. But, sometimes a real estate agent might get so much work, they don't have time to help everyone, so they hire other real estate agents to work for them. That's how "teams" inside brokerages are formed. You don't need a broker's license to work "solo" in a brokerage. You can! But, you don't need to.
      If you wanted to work independently from a brokerage altogether, then you will need a broker's license. In which case, you will title a real estate broker.

    Hi there, just watched your video, I want to thank you for giving me a good idea of what to do, before I activate my license. I passed the test on August 8,2023 , on September I got my license in the mail, I requested to be put on Inactive mode, since I live in Illinois, and the license is for the state of Hawaii. I understand I can keep it in this mode as long as necessary, as long as I renew it every 2 years. What I didn't knew, is what you mentioned that I had choices regarding what branch of eral estate to get into. I'm retired, suppose to be anyway, but I took up real estate to keep me doing something. I was wondering if I could ask you a question ? Since most of the time, salesmen get bill by their realtor bosses for the use of their desk and space, is it possible to start out working from home 🤣😂, for real. Thank you for your time and info.

      Hi, Yoana. This is a great question. You will need to have a Social Security Number (SSN) or an Individual Tax Identification Number (ITIN) to become a real estate agent and practice real estate in California. Once you have one of those, you should be all set! Hope this helps you on your journey to starting your career.

      You should get in contact with some brokerages to see if they will reimburse you for your schooling. There are a few around here that will reimburse RE school students after they make their first sale on a home. Also, you can write schooling off on your business taxes since it's an expense to your business. I know it doesn't alleviate the immediate expense but long term it helps out.

      There are tons of brokerages in every town and city. This could be as easy as doing a Google search like "real estate brokerages near me." Something else you can do is drive around your area and look for houses you like that are being sold then look at the sign in the front yard. The sign will have details which agent/broker is selling it and their respective brokerage.       Thanks for the kind words! Real estate agents can form "teams" where they can make deals with other agents to assist them in the buying and selling process. So, for example, my team could consist of myself, an assistant, and a few other associates who all aid me in my work. The reason why someone will do this is because it helps them scale their production.

      Great question. I recommend you tell people in your network (sphere of influence) that you're working on getting your license. You can even schedule interviews with brokerages ahead of time (with the disclaimer that you're seeking a brokerage to sign with after you get your license.) As long as you are open and honest with your status, nobody will dock you "points." Hope this helps and please let me know if you have any other questions!

    Hi there, do you know if most states require you to be a resident in order to obtain that states license? I’m looking to get a license as my boss is looking to buy multiple properties in multiple states, any ideas of how one might move forward with that?

      That's really good question. You'll want to learn about the reciprocity and portability of the state's you want to have transactions in. In short, each state has their own rules on what you can do with an out of state license.     Why would I creat a website and then promote myself before I even have a real estate license, why not create the website, get ur license and then build ur brand now that you actually have ur license and can actually do real estate. If I promote myself before I even have the license and someone wants to work with me am I supposed to ignore them or say “I’ll have my license in a week I’ll help you then” they’ll find someone else who actually has there license. Doesn’t make sense.

      Hi, Peyton! Thanks for watching and asking this question. When you're building your digital presence and promoting yourself, you're essentially building your well before you're thirsty. You are creating an audience and a pool of leads so you have a jumping off point for when you get your real estate license. Always stay transparent with your progress and do not promote yourself as a licensed agent when you don't have a license. That way there's no confusion.
      If people reach out to you interested in working with you, then kindly tell them how long it is until you will be licensed and that you would happily work with them then. Then, adjust your messaging in your promotion to accurately represent your license status to ensure that doesn't happen again. When you do get licensed, reach out to that person again to see if they have found an agent. If they have, ask them if they are happy with their current agent to see if they are still interested in working with you.
      In summation, focus on your messaging and know that anyone who reaches out to you about your future services or current services can become a lead (if not then, later.) Hope this helps! Thanks for watching and I hope to hear from you again!

      Hi, Nito! Thanks for asking. This is a good question and you should contact the DRE about this. You must perform a background check to determine your level of trust with the state. This means becoming a real estate agent can be a grey area for people with a criminal history. The best thing to do is contact the DRE to see if you're eligible. The best thing to do is be honest and clear with what happened. Honesty is always the best policy. Hope this helps and please let us know if you have any additional questions.

      Good question! This is called "real estate license reciprocity." The answer is it depends on the state. Some states will give you reciprocity if you're licensed in a specific state. Others (like California) have no reciprocity. Some will have partial reciprocity and will require you to take the real estate exam in their state before you can get your license, but that means you can skip the pre-licensing educational requirements. Your best bet is to do a Google search of the state you want to move to and look at their reciprocity. What I would do is search "[state] real estate license reciprocity." That should take you to the state's department of real estate with their guidelines for getting a license. You may want to wait, move, and then get your license.     Thank you 🙏 i needed to hear this . I will start out writing it all down and plan ahead. My question is that im a stay at home mom and for few years been wondering what i really truly want to do after… that i will enjoy as well… and real estate been in my mind. Ill b a stay at home mom for another 2 years till my baby starts her kindergarten school… but im not sure which route i want to go to … is doing online course better or go to a class front of teacher?!? I ask because i was thinking if id did online class it be better so i could slowly take the online course whenever time allows while im home taking care of my kids before even my baby starts her kindergarten but not sure the rules is the online course have a limit of how long u can do ?!? Plz help thanks alot

      Hi, there! This is a great question. If you need a flexible schedule to take your courses, I would say the online program will be the best pick for you. In the online program, you can complete your quizzes, tests, and the reading material at your own pace. If you still want the classroom experience, we do have videos available. The videos are of every class that I (Robert Rico) taught in our core 3-course program (Practice, Principles, Finance). You can add those to the online program and watch as you go.
      The Department of Real Estate (DRE) does set a time restraint on how long you can complete the course. So, you will have to complete the courses within 6-months of starting them. I would recommend that you start the classes closer to when you are ready to start your career. I hope this helps you out and if you have any other questions, please let me know.

      Good question. You might really enjoy San Diego or Los Angeles the most. They're the closest metropolitan areas to Mexico and also fantastic places to do real estate. There are also tons of smaller cities in towns between these metropolitan areas that also have high land value with a smaller-town atmosphere. Hope this helps!

    Now if I start on a team in the beginning, learn the ropes, get my feet wet, then like a sponge take in as much knowledge, advice, etc then go solo? Or once you join a team are you under contract usually or some how stuck to work with the team? I'm not sure if this question even makes sense.
    Edit: I'm sure this is something I can dig into myself, but I figured I'd ask. Can you become your own broker?

      Starting out on a team as a new agent is a great way to gain more experience. You aren't stuck on the team for any given amount of time either. So, you can start and leave if you find that's not what you expected or you're ready to go solo.
      Also, you can absolutely become your own broker. You do have to fulfill another education requirement, get 2-years of experience as a salesperson (real estate agent), and pass the broker's state exam. But, once you do, you're free to not work for another brokerage and you're truly the top dog.

      @@jayfuckinbird9251 hey if you got questions, ask away! I'm based out of CA. If you're getting an Illinois real estate license then you will only be eligible to become a real estate agent in Illinois.
      But, some states do have reciprocity laws which will either let you practice real estate in their state (full reciprocity with Illinois) or the very least let you skip the educational requirement and just take the state exam (partial reciprocity with Illinois).
      And if you're wondering, California has no reciprocity laws so you if you want to get a license here, you'll have to find a real estate school (like my school, CA Realty Training www.carealtytraining.com/ ) Had to throw in that shameless plug. Hope this makes sense!

      @@USRealtyTraining okay I think I have a better understanding I'm gonna look into it for sure. I did HVAC-R & cooking equipment by trade for half my life but in December I broke just about every bone in my body aside from my limbs & have a second surgery comin up too. Idk if I'll be able to get back in the field like the monster I once was I feel frail now lol. I figured real estate would be a good change in pace for me & how I learned HVAC-R I always had to answer phones, set up & schedule calls, do the work (no matter what it was even if i didn't kno, I'd then have to figure it out & learn) & always dealt with customers so I'm no stranger to talking with customers & I have a minor gift to gab lol.       Great question. If you know for sure you will be moving in the next 6 months, I would recommend you enroll in an accredited school in the state you want to move to. The reason why is because all of these things that you're figuring out is essentially your business plan. You're an entrepreneur when you get your license so you need to make sure that you have a plan going into this career.     Where do the houses come from that you sell? They obviously aren’t yours so who gives you the house to propose to the possible buyer?

      Good question! When a home owner wants to sell their house, they will hire a real estate agents to represent them in the transaction process. That agent becomes a "listing agent" because they will list the home for sale. The home comes from the owner and the agent is hired out by them to help sell the property.     People should have this kind of energy. I have had the most unprofessional and negative real estate investors who should hang their licenses up. I want to be around people who put me in a good mood. Not be childish and waste grown people's time. No family, friends, or exes of any kind welcome. I met prejudice all throughout buying property. I would be the Owner that is how negative and judgmental most of the real estate and banks have been without cause. But it is perfectly fine to pay money to not own which I feel like that action is a systematic prejudice action and not an accident. Between 2020 and 2021 close to twenty thousand was paid in hotels. Way more than the mortgage that I was to pay. The same mortgage now is now rent. I also believe lying about our employment to not gain ownership is not an accident either. We need more positive people who are actually happy to see people born in this country own property.👍

    Would it be good to get your Real Estate License as a Investor but don’t want to be a Agent?

      Great question. The reason why investors typically get a license are for these reasons:
      1. The can get access to the local MLS. By doing so, they can find properties around their area themselves. They don't have to hire another agent.
      2. They represent themselves when buying a home. They can take on the responsibilities of being the agent and represent themselves in the transaction. (They also get the commission back too!)
      3. They work as a real estate agent and use their commissions as down deposits on a house they want to invest in.
      These 3 perks would require you to hang your license at a brokerage. In other words, become a real estate agent. But, only the 3rd perk would require you to actually practice real estate for other people. So, if you think having early access to the MLS and representing yourself in the transaction is worth it, then get a license! I'm under the mindset that you can keep your real estate license in your back pocket for when you need it. That way, if you meet someone who wants to sell or buy a house, then you can represent them and earn ~2% of the home's value. Take that to a market with high property value and that's a nice little lump sum of cash by just meeting people. I'd say go for it and use it when you have the opportunity. You don't have to do the whole lead grind but use it whenever you meet someone who could use your help. The very least, you can forward that lead to another agent and get a small cut of their commission. That's called being a referral agent.
