    Australia sold off their country , Indonesia is wise to protect itself , I would never buy or lease in any country where I don't have citizenship , Also laws for foreigners change in many countries constantly , eg Thailand ,rent for a year ,get your bearings ,

    I've been giving this advice for years
    Murray has said it I old videos .
    Rent a house or unit as a base for 6 months b4 U commit to where yr going to live n what Ur going to do
    It's essential to befriend a Balinese family where U want to live
    Lease from them staff yr home from there family members keep all yr business within that family
    Help them out now n then example if there kid needs help to pay for school supplies or if there mum same family is yr housekeeping buys yr grocery at local market etc let her buy some grocery for herself
    Etc etc
    If U look after them they will look after u

    Just going to ad two things
    Check the existing land cirtifcate what the land is zoned for if it's green land farming they will not give U building licence
    2 check the new land cirtifcate especially if it's a block with another block next to it
    That the land plots are not mixed up on the land U have with the block next to it
    Land department clerical error it happen to us on some land we had someone bought the block next to us 15 years later the block numbers where mixed up our block was listed as his n his block was listed as ours
    It's taken now 6 months n is still not fixed yet

    I thought foreigners can't buy a property in Indonesia ?

      You are correct foreigners can’t own land as we know it. Pt PMA company can have 30+20+30 year lease. The constitution of Indonesia doesn’t allow foreign ownership.

    Please have these agents explain how a foreigner can legally lease land then build on it when the Basic Agrarian Principles law clearly stipulates that only Indonesian citizens and companies can be granted a 'Right to Build' (Hak Guna Bangunan or HGB) title certificate which is required in order to obtain a Building Approval Certificate (PGB) in situations where the building owner is not the land owner i.e. the land is leased/rented (it's the same word in Indonesian - Sewa) and the foreigner does not in any way own it because a lease is not a form of land title in Indonesia.

      You think using agents is a good idea ?
      Why not do exactly what you would in Australia.
      Buying property or leasing a property, use a solicitor ( a notaris).
      Agents still have to use a notaris , so going direct, you cut out the middle man, save yourself money and have accountability.
