    Hi - great video! In a weak moment last weekend, my wife and signed a contract to purchase 1,000 Marriott “Trust Points” for $16.08 per point, less a 5% discount, so $15.28 per point. There were some other cash and point incentives thrown in that actually made the net cost $12.89 per point. Seemed OK until I watched your video - thanks very much. I am now going to research buying 1,000 resale points and take my time doing it.

      I would probably suggest at least a minimum resale purchase of 1,500 points. There are some restrictions written into the documents that *could* limit usage if you own less than 1,500 points. Resale points are certainly a great option for about half the price of buying direct. Thanks for watching.

    Your videos have been super helpful as we’ve been trying to decide between direct versus resale. I did read in an article on Fidelity that resale buyers don’t get the Bonvoy elite status. Not sure if that’s misinformation as that’s the only resource I came across that stated such.

      Glad you are finding the videos helpful. As far as I know, resale points count toward the Owner Benefit Levels and those levels are what convey Bonvoy Elite status. Do you have a link to the Fidelity article you could provide?

    I think the only Con in buying resale points is that resale points cannot be counted towards membership level. If you have 6500 annual points, you’re in the Select category. To get to the next Level (Executive) at 7000 points, you need 500 more points. If you buy 1000 resale points, they won’t bump you to Executive Level. You technically have 6500 points + 1000 resale points, so you have 7500 points total, but still stuck at Select Level and never make it to Executive Level. If you’re fine with Select Level privileges, then no problem. However, there are some additional perks at the next Level (Executive) and beyond (Presidential, VIP, etc). One perk is that Executive lets you book a minimum 1 night stay which is great if you have leftover points in the year. At Select, your minimum booking is 7 nights stay. If you have leftover points that don’t equate to a 7 night stay, you may be out of luck.

      Thanks for watching and commenting! From what I understand, even resale points count toward the elite levels as long as you have paid the $3 per point initiation fee. Any owner of any level can book 1-night stays at 10 months. So even if you are Select or Owner and only have a few points, and not enough for seven nights, you can still make one night reservations. You just have to wait until 10 months from checkin.

      @@DestinationTimeshare Thanks for clarifying. I asked this question while on property (16-Jun-2022) and that was the response given from the Sales Representative that resale points are not counted towards increasing membership level. Maybe rules have changed? I know for 1 night check-in, I can book within 30 days (don’t have to wait 10 months), but availability may be another issue depending on high/low season. The rest of your info is spot on though.

      @@fredesteves6618 The rules really haven't changed. Unfortunately sales staff isn't always the best source of information. That is why I am here :-)
      It is true that Esecutive and above can book 1+ nights at 13 months and Select and below can only do it at 10 months, but I opted not to cover that in the video since that is a benefit of elite levels and not necessarily a resale vs developer restriction. I do have a video planned to talk about the MVC elite levels.

I asked the same question as ​@fredesteves6618 this afternoon and received the same answer (that ​fredesteves6618 received). It doesn't sound correct to me, either, but obviously no direct sales rep wants to hear that we're looking at resale options. We're feeling some urgency to buy the 1k points to move up to the next membership level, but we're not feeling the urgency to pay retail price this time around (LOL).     Always a consideration but not discussed very much in a sales presentation is the cost of the maintenance fee. I never really thought you would need to maintain points, but I guess they require periodic polishing. My last salesman quoted a price of .82 cents per point. I wonder what the annual increase is for points maintenance fees?

      The MVC point maintenance fees are about $0.63 per point plus another $215-$2185 Club Fee. The fees cover the resort operations for which the points are allocated against. They do increase at a pace of about 3-4% per year but go up based on the maintenance fees of the resort weeks that make up the trust for which the points are sold from.

    The only difference we've experienced with our resale points and those we bought from MVC is the contract date. Points purchased form MVC all have January to December use dates. Our resale purchases have November and December start dates but MVC vacation advisor told me that he believes that I can request MVC to change those two dates to January. We'll see.

      That is an important distinction to make. Though I need to clarify your comment some. Points received from electing a week will always have a use year of Jan-Dec. MVC Trust Points purchased from Marriott will have a use year based on when you buy them. So points bought direct from Marriott may have a July-June use year. If someone resells trust points that they bought direct from Marriott, the use years stays the same and may not line up with points that a weeks owner elects from their week. Also, if someone buys multiple trust point contracts, the use years may be different on each one.

    Just found your channel. Hope you see this and have an answer. You mentioned that you can't book hotels with resale points, or did I misunderstand that. Also, do you get the Bonvoy Platinum or Titanium level with resale? Thanks, really enjoying the channel.

      It is confusing, but generally resale points are as good as points direct from Marriott Vacation Club. However, there is a restriction written into the documentation that they *can* restrict resale points from using "Special Benefits". These "Special Benefits" are things like cruises and Explorer Collection. Explorer Collection does include things like select hotel properties. What we have seen however is that Marriott Vacation Club isn't enforcing that restriction. Marriott Vacation Club Points can be converted to Marriott Bonvoy points to be used at other Marriott hotel properties. With resale points, you do also get Marriott Bonvoy Elite Status based on your Marriott Vacation Club ownership level.
      It doesn't make sense to buy for the Bonvoy benefits though. Conversion of Vacation Club Points to Bonvoy points is a very poor value. Hope this helps answer your question and happy to see you are liking the channel. Thanks for watching!

      There shouldn't be any issue with banking the 2022 points, the only concern may be timing as the banking deadline is June 30th and having any deal close and Marriott complete the transfer on their side may push close to that date. They are taking a long time to transfer owners internally at MVC right now. As for sellers, I am not sure that matters as much as making sure you use a reputable closing company to perform the transfer that will also obtain an estoppel from Marriott to verify points remaining, first use and any outstanding fees.     Really enjoy your videos and just subscribed. We currently own Vistana StarOptions and are considering adding Marriot Vacation Club Points through the resale market after sitting through a recent presentation. If we buy say 2500 points on the resale market and our current staroptions are worth 2525 points, are we now considered Select owner with over the 4000 points total as the presentation explained to us? Would we also only still pay the one annual club dues?

      Yes, even resale points will qualify you for the Owner Benefit Levels. So this should take you to Select. Realize that MVC does charge the $3 per point initiation fee. So that will be an extra $7,500 on top of whatever you buy the points for. Then there is also a $300 owner education fee. You will still have to pay the Club Dues in addition to the maintenance fees for the points.

      Redweek.com is the best option. Check out existing listings to get an idea of what the going rates are. Your points will need to be paid in full with no outstanding loan and you won’t get anything close to what you paid.

    I was almost roped into buying direct from Marriott. I just couldn’t get it to pencil out no matter how much they promised it would pan out in 3-4 years. I would really like to hear if any restrictions anyone knows about if i buy resale please.

      There are no known restrictions. From a practical standpoint the points can be used in all the same ways as long as you pay the $3pp Initiation Fee to Marriott along with the $300 Owner Education Fee when buying the points resale. Once you have done that, they work in all the same ways as developer purchased points. The only exception may be for certain things like using points for cruises or other non timeshare travel products, but as far as I know, that hasn't been proven out yet. Thanks for watching!

      Many people look to Redweek.com. If you see something that indicates "Full Service Verified", they will handle everything. You can also buy from one of the others and use a third party closing company like LT Transfers.
