    Something stinks here to me, with all these thousnds of people moving out of all these cities why isn't that causing rents to drop with more empty houses and apartments?

      There has always been significantly more resistance from property owners to lowering rent vs. raising it. They will utterly exhaust every avenue available to them before doing that, meaning price drops can take longer than you might imagine.

      Im thinking about moving there or Phoenix from LA I'm sure Las Vegas is still way more affordable then LA gotta get the hell out of LA it's a expensive dirty shit hole no Thanks! Coming from a LA native I don't see me living here the rest of my life

    Some questionable conclusions here. LA ranked #3 but after a significant drop in 2021 it has barely changed. 24k in a city of 3.8 million is nothing.
    I wonder why in several cities home prices have held or even gone up which does not seem to reflect a declining population. One would expect that lower population (=lower demand for housing) would result in a drop in prices.

    I sometimes use my ETFs to buy dividend and growth stocks for diversification instead of reinvesting in the same place. To each their own methods though. The good thing is that you're investing in the first place and that's what's important. Salute for the content!

      Hearing from an experienced investor who has survived the crisis and prospered is always comforting. It could be worrisome when your portfolio goes from green to red, but if you have invested in strong firms, you should just keep
      growing them and stick to your goal.

      I'm a contractor, and my job doesn't permit me the time to properly analyze my holdings/evaluate stocks myself, so I've had a fiduciary actively restructuring my portfolio for the past 7 years now to match the present market condition and that's how I've been able to stay afloat, knowing when to buy and sell..

    Low ranked education system, healthcare system, and a job market primarily geared toward tourism, with one of the highest unemployment rates in the US. These are some of the reasons why people leave this area. Las Vegas actually does a good job with water conservation, and has a pipeline directly below Lake Mead.

    California is barely affordable now a days, because more people are moving into. A lot of people are leaving the state it's mostly due to expensive homes and rent

      @@eann_483 my question is, why is rent getting more expensive? In a free market people leaving means less demand vs a stable supply, i.e. landlords competing over fewer tenants would cut down their rent. Do you have an explanation for that? Thanks.

    Your segment on Philadelphia is not credible. The city is NOT on a downward spiral and it is NOT “unwanted”. While the overall population of the entire city has been slowly declining, the population of Center City Philadelphia is increasing with many residential building projects underway. People are moving into Center City. Look at the census data! Your written source material at 20:21 says Philadelphia is located in Delaware County. This is false. Philadelphia City and Philadelphia County are one and the same. Please check your facts before publishing your videos in the future.

    A HIGH SCHOOL FRIEND USED TO WAITRESS IN NEVADA. LAS VEGAS SPECIFICALLY. SHE DID WELL BOUGHT A HOUSE DROVE A NEW CAR AND THEN SUFFERED THE ECONOMIC DOWNTURN 10 YEARS AGO. NO TOURISM NO MORTGAGE. SHE SOLD HER HOUSE FOR LESS THAN ITS WORTH AND MOVED BACK TO ARKANSAS TO HER PARENTS HOME. WHERE SHE WAS DIAGNOSED WITH CANCER.

      @JamesBishop-nh1ii Search "homeless rate by state per capita" and the first 3 results all have Mississippi at the least. Must have Alabama at #2.
      Less government=less homeless shelters
      Kinda hard to look down on people when there's always a roof on their head

      However, finding housing and other resources is still a challenge in Mississippi. The majority of unhoused people in the state live in the Jackson metro area and the Gulf Coast

      LA sucks and Im from here I don't see why people think this place perfect it's dirty homeless crime expensive competitive job market wages dont pay well actually numbers might sound high but cost of livng dont equal most people here are renters low home ownership rates too most of us have to stay with tons of roommates to survive not worth it tbh yea yea the weather that's the only thing special but can do without
