      Government employees doing sloppy work receiving a paycheck. I did a house to the studs, pulled permits through the state at a cost of $1500. Each inspection was a minute or two and a sticker slapped on the window

      @@virginiamoss7045 The builder in my community failed to remedy defects and so we homeowners banded together and got an attorney to begin a class action lawsuit. Attorney didn’t ask for money up front as he knew he would win. Builder settled out of court.

      The PERMITS absolutely must be more that a source of revenue. There are definitely state laws that grant authority to counties to issue building permits... occupancy permits. I would definitely be reigning terror down on every state and county, my homeowners insurance provider and going after the bond of the builder. There's culpability for such a mess.

      And this is extremely common because politicians always back business owners before citizens, especially in small towns and counties. The local builder or store owner or chemical plant operator will have FAR more sway than the citizens living there. The police, mayor, council people will all defer to the business owners and back them with the power of law enforcement if the citizens act up.

      It didn't pass! See 2:36. Issue is that the home owner is trying to get the county to take some legal action against the Builder, which they will not do. She can sue the builder, but the builder will just close the business to avoid any payments. This is normal practices for more low cost builders. To get a quality builder it, the costs for a new home are much higher.

    The builder has insurance. So do all the subcontractors. Plus, she discovered the defects before the 1 year warrantee expired, so the builder has a commercial obligation enforceable by courts. But beyond that, certain construction defects, if left unremedied, are criminal in nature, so if the county cites the builder on those, he needs to remedy them right away. The house is occupied. Crazy.

      There is no way repairs to that house cost $300,000. They just need to rebuild those pillars (which is easy, just jack each side of the beams, take out the old and build a new one), take care of the ants, put down a proper vapor barrier that covers the entire crawlspace, etc. Maybe there is like $10-20,000 worth of work.

      I live in a home that was built in the 80s. If I ever find the builder I would slap him on the face for the stupid stuff he did here. We have fixed most of it. (No insulation in a ceiling over 20 ft high was a big one.) One major item to fix is the 2 bathrooms upstairs. With all the plumbing we've fixed here I pretty much know what complications there are. We had plumbing that has since been banned. There is a class action lawsuit against it in Nevada.

      What you got to understand that there are building codes but what the state code is and the county or city code are can be two different ones. The state can be on 2024 code, but your county is on 2015 code and same with your city as well. Or they made a special adjust to the code for that area.

    I was an inspector for a small city, our policy which was directly from our engineers was we are not the friends of builders. We were to enforce all codes with no regard to the builders. The homes built in the city limits were 25% higher the same house built out of the city limits. The contractors knew coming in that they were held to the codes and were expected to adhere to the codes no exceptions. Word does get around how easy or hard an area is on enforcement of codes.

      Whether in NC or elsewhere. The courts have ruled that county inspectors have NO responsibility...they just provide lip service and control over your personal property.

    Eliminate building permits. County inspectors are not there to check for codes. The Permit is to make sure you pay maximum property taxes on construction or renovations.

      You mis understood the video: The County stated the home "FAILED" inspection see 2:36. The home owner used a private home inspector (likely from the real estate company selling the home: Big mistake). She wants to County to sue the builder likely because she cannot afford to, & the county does not want to pay for the legal costs either & basically told the homeowner that she will need to sue him.
      She will never get anything out of the builder, as he will just close that company & open a new company to avoid any payments or liability. They all do this.

    Welcome to the era of the disposable house. Charlotte, NC has over a 100,000 people a year moving to the area and builders are throwing up Junk just as fast as they can. Most new construction in the $400,000 range just looks like a box with two windows and a garage slapped on the front.

      They are not cinder blocks. They are concrete blocks with mortar between them. Cement is one ingredient in concrete along with sand and gravel.

      The middle pier (on left side) looks crooked. And yes it looks like mortar is thin between the concrete block. I'd definitely be looking closely at the foundation walls themselves, as they too are concrete block from footing to sill. It's crucial they are set properly.

      ​​@@johnleebassand just to be clear: actual cinder blocks are no longer used in residential construction...haven't since the 1950s. They are concrete, but have a mix of more sand and coal ash in them, whereas modern concrete blocks are Portland cement and finer gravel aggregate mix. These hold up better to stress and weathering than true cinder blocks did, which also tend to be a bit darker grey in color. You're not going to find true cinder blocks in homes built after about oh, 1960...and probably a bit earlier really. But the term has long stuck in everyday vocab. Most would call them synonymous

      I had someone pretend to be an attorney one day and told me not to contact him again but wouldn't give me his name and phone number. I was working in collections at the time. FYI attorneys bill by the hour. So yes they are going to talk to you. I did have someone once who had an attorney on retainer. Boy did he lose money on that. LOL

      I live by this. Older homed are better built using tried and true materials (asbestos aside). Some of the new materials are not standing the same test of time.

    There area some good home inspector channels on TH-cam that show how horrible some new construction can be in the USA. It's probably good to get them involved as the place is being built so that stuff inside the drywall can be examined.

      Basically unless you can be on site looking at everything and know what the standards are I would be very careful building a new home. In fact I would hire my own inspector to be on site every day. Might be worth a extra $75,000 to hire the person for 6 months if you are having a million dollar home built. But from some these home you would probably do better buying a manufacter home off Amazon. Bit the service you get depend on the state and your local city. You know those people who get in because only about 15% of American show up for local election even though they have the most direct power of making laws that will effect you the most. But I live in MN and I was in FL over the winter about 10 years ago and my furnace broke and caused 12 pipes to freeze and break.What a mess. Notning like having the basement ceiling in the toilet, and the bathtub, and the guest bed and you get what I am talking about. Every room that had a pipe had to be stripped to the studs and the city code enforcement basically came in like 9 time over a 3 month repair checking everytime they finished something. In fact the company my insurance hired was sort of complaining like we cannot move on with the repair because we are waiting for code comes in like it was a pain for them. They had someone come in and check all the pipes and all the electric and even measure the thickness of the random insulation that had to be totally replaced before they sealed the walls. In fact the inspector called me each time he needed to come and asked if I wanted to be there when he was there since I was staying someplace else. I never had anyone offer me that and then spend the time explaining what he was looking for. So much depends on getting the rignt people. This is the type of man you want around your home. Too bad he was married😂😂😂😂😂😂😂😂😂😂😂😂😂😂😂. All the good men are taken😊😅😊😅😊😅😊😅😂😂

    The counties in NC some in with the builders! At the end of the year some builders have parties and invite the county home inspectors. I know I made a complaint about my builders in private with the county. Within one hour the builder was calling me. Everyone nowadays is in on the take who are protecting you.

The problems with the foundation and piers in crawl space alone would have been plainly visible to any half-wit inspector that got down there and saw it. Either he didn't go down or, more likely, what you suggest. Common problem in the industry, collusion of builders with code inspectors and home inspectors that serve the real estate clients. Always get your own inspector when deciding on buying...not what the realtor or builder suggest.

    People need to do their own inspections and take a lot of pictures as your home is being build. You are spending a huge amount of your income and you should be knowledgeable of what you are buying. I took pictures of my home being built and I can see where all the plumbing and electrical was installed before insulation and drywall was done. There are many videos on proper construction including plumbing and electrical. I have a built a couple places myself and if I ever sell I will give all the documents on what was used and pictures to the buyer.

    We had a similar problem in our county years ago. There was an inspector who buddied up with a bunch of contractors and let them slide on all kinds of questionable stuff. The state had to step in to sort it out.

    If you pause on the frame showing the inspection report, you'll see that the structural defects are actually pretty minor. The support piers need some small corrections, bugs are finding their way inside, and the crawlspace vapor barrier is incomplete. The latter two are easy DIY jobs.
    While the "fit and finish" of most new construction homes is poor, it's insane to suggest that this house needs anything near $300k in repairs. I've seen far worse.

    This is fairly common for builders in the Southeast in high growth areas. Volume is the name of the game. I bought a new home in Atlanta and faced the same issue. But I had the home inspected before I bought it. I politely told the builder to fix the structural/code issues before we closed. He had a crew out there 24/7 because his money depended on it.

    Home inspectors nowadays must be former Dollar Store employees....Home inspectors do not do their jobs and they are a drain on the state payroll if they let homes like that pass. I used to be a builder in NC and at that time they had some serious home inspections and if you didn't comply you didn't get the CO to move in. Without the CO the builder would not get the balance of his money for completion of the job plain and simple....Now home inspection is a joke....I recommend that people hire a qualified home inspector to inspect your new home as it is being constructed instead of at the end of construction. That might get costly but the alternative is more costly...Once these crooks finish and leave and then you find the defects then you are screwed. Inspect, inspect,inspect thats the answer.

      @ Wisconsin and in my city. They check every sub contractor and including their workers to make sure they have a journey man license from the state to perform the work. Who ever u put down in ur application must be the one who is doing the work. If not u as a general contractor will be fine.

    She mentions that she obtained a home inspector on her own, was that before or after her COE? Since she bought the house for $330,000 but then says she has $300,000 in damages. How is that possible? The land is worth at least $100,000 leaving $230,000 if the house is a total loss. Lets get real people.......

    As a retired contractor I've found that most building permits and approvals aren't worth the paper they are printed on. The building permits are revenue building instruments and the approvals that are given to the builders don't mean a thing. I had a set of plans which were approved but during the final inspection I was told to change this and fix that, to which I replied but it's on the plans the way it is, and the plans were approved. The inspector just shrugged and said you don't get the final approval until you make the changes. The customer was billed for the changes that I had to make which did not make him happy, "Go to the building department and ask them why they approved the plans that were obviously wrong, I could have redrawn the plans with the correct changes and not waste my time and your money."

    When we bought our home, it is a 2017, the inspector missed ALL of the major issues. Found tons of tiny things that I never even bothered fixing because they are not important, but had to spend over 20k fixing major issues he missed. The screwed up thing is he has zero repercussion from it, and there is no way to make them liable for those costs. If youre buying a home, new or used, just know that every person who touched it or inspected it is incompetent or lazy and get 2 or 3 seperate inspections done on it.

    I'm from New England ,worked CARPENTRY in NC for a couple years , BASIC FOUNDATION items in NC are under built , Piers , cement , depth of sub foundations and pier support cement , floor ,attic and skirting lacking proper insulation , IF IT ISNT SEEN ITS SUBSTANDARD IN MY OPINION '

    I remember all those houses in South Florida had previously passed county inspection before they were blown apart by Hurricane Andrew. When insurance inspectors were examining the debris they noticed in many cases a total lack of nail holes in the roof sheathing, only thing holding the roof down was the tar paper. Other exterior wall sections would have ONE nail at the top tacking it to the next section. All those new houses,... passed inspections. When I had an addition put on my house the city inspector would drive up to the permit, roll down his window and sign it without ever getting out of the car. Those are your so called building inspectors,

    If you’re moving to NC from another state understand building standards and code enforce are pretty lax here. It’s the downside of a “business friendly” laissez faire kind of state. You must do your own due diligence because a lot of contractors don’t really know what they’re doing, they banked enough money working in some other field to get their GC license and they sub out all of the work (cheaply as possible) without having any first-hand construction experience, and no inspector or official can be relied on to keep them in check.

    This happened to me in Washington, D.C. I built in 2011-12 and closed in 2013. The entire build and inspection was a scam. My home was leaking water from the day I moved in. It rotted. It is the national industry norm.
