In regards to the park area at the end there, I think City Planner Plays actually just explained about them in his video from yesterday, or perhaps the one before that, that the park areas you plop yourself don't work. But, if you plop an actual park down and then use one of the areas contained within that (expanding it out and removing the other unwanted details) it should work.
Hey Few, great video! CityPlannerplays showed a little trick in his latest Magnolia County episode regarding park areas (at roughly 39:30 of episode 32 )-the ones that you can place don't work, but if you place down a park and drag out the 'prebuilt' park areas, they will function even if you delete everything else!

Love that marina! The rubbled undergrowth just makes it pop. The _Park Area_ you drew in is effectively a surface that they can walk on and so if cims do use it to path across you may find they disappear below ground (or go all ET) as it only works in planes (as in horizontal, flat-plane at 45º, etc. and not Boeing 737 type of plane). Oh, and very clever use of the bench-pontoon (Recolor in palette mode would let you recolour that different bit quite easily I think).
The surface work in the marina was absolutely amazing, especially once the trees came in, it felt really nice and dark and natural under there, and the rubbish in the undergrowth was the chef's kiss. Really felt like a real boat yard once there was the boards in the undergrowth. Just need those boats! lol

You could do a massive park/green space area between the two settlements to clearly demarcated the two areas are distinct and separate

Love the Philly ish build. I urge you to check out Manayunk. Its a beautiful -right out of the city- area. If you expand to take elements from the whole area, definitely gotta incorporate some jersey shore vibes somewhere on your shoreline. Also since your map has some mountains (i dont remember if you can access them) you could make some small villages like Jim Thorpe as well.
You can speed up the water simulation in dev mode, if you're trying to get it to stabilise quickly

@fewcandy i live in Philly, and watching you build the dock looking for inspo for the breakwater.. look at Penn Treaty Park. It isn't a dock, but the water edge is rocky like the boulders you used in your dock area..
