Rented out an upper/lower and a house. I learned a lot real quick. Background checks are gold when making decisions. It’s unbelievable what people try to pull off. One couple both had warrants. They stopped paying and pretty much told me to kick rocks. I made some calls and in 30 minutes they were both in jail. Cleared out their stuff and did deep dives on all future prospects.

Thanks for sharing, my mom had a house that she rented out on a farm. Had one Tennant pay their back rent with us receiving a Quarter pony, to replace my sister’s horse that had died a year earlier. She wasn’t happy with a half pony horse and asked we to take care of it when she left home to go to college. After flunking out of college she returned and refused to take care of what she now considered to be my horse. So I was burdened with the care of a horse for about 20+ years. Those Shetland/quarter horse mixes are very healthy long lived animals. Had another tenant move out without notification and left the house full, we bagged it up and called a garbage collection company to come get it, the bill indicated 10 tons.
From trash comes trash. We lived in military base housing for 4 years with 6 kids in a 3 bedroom house. You always pay for cleaners to clean as the move out inspections are brutal. The cleaner told me it was the cleanest house he ever cleaned. We always got our full deposit back from apartments and landlords except once. One landlord charged us for 1/2 tank of heating oil even though it was 1/2 tank when we arrived. We always try to leave a place at least as good as when we arrived. It's being a decent human being.
I did plumbing service for a plumbing company for around 30 years . One day while driving by one of the rentals I serviced I noticed a lot of stuff in the yard and a moving sale sign . Not thinking much of it as I drove by . Anyhow a week or two later I get a call to go to the same property , the new renters had no hot water . Come to find out the old renters disconnected and capped off the water lines to the water heater and sold the water heater in the yard sale they held before moving out .
I bought a duplex moved in one side. Found out from New neighbors I never met the cops are always here. Met an officer and he confirmed they suck at live long story short kicked them out ended up in court won $1200 but was never paid. Hired my realtor to find renters. Wrote a new contract been good ever since. NEVER ALLOW CATS OR ANIMALS IN A RENTAL AGREEMENT. Stan a guy learned something new about you again.
I worked for a guy who had rental properties in Willow Grove Pennsylvania! The Tenant didn't pay their rent for 3 months! And My boss took the front door off ! It was crazy! We drove by the next day and they put a sheet up ! It' was so funny!

i had an apartment 10 -11 years ago with a crooked landlord. i don't know why i was singled out. she would use my rent payment towards other expenses then charge me late fees for not paying rent. she once stuck me with a random plumbing fee even though i had no plumbing issues. my favorite was when i was working in the oil field, i worked 2nd shift and would come home between 1 - 3am. she would then bang on my door at 7am asking why i was coming home so late. the front gate has security cameras so she could clearly see my truck which leads to another story. they had a break in into their maintenance shed and the maintenance golf cart was stolen, obviously someone with a truck and trailer did this. the next day she was kissing my behind asking if i saw anything. i told her that if she could see my truck coming in then she should be able to see a truck and trailer with a golf cart leaving. another time she had her guy break into my apartment and change the locks on me. i had enough cleaned up and moved out of that hellhole.
I'm a renter myself, I treat this house like it was mine! I do a lot of stuff that no one else would do if they rent. The roof of the front porch need repair, and I'm saving up money to repair it the right way. My landlord would just put a band-aid on it, well all his band-aids have come to an end. Time to do it right for a change. I believe it is the original roof, metal. It has to be at least 100 yrs old. I even put a roof over my door, which is on the side of the house at the top of the stairs, kinda got sick and tired of having the rain hitting my head as I unlock the door to get in. Lol! Nice roof tho!
1st renter was bad... After 2nd renter had to put 30k to fix it up and sold it. Renters will never treat stuff the way you do regardless. No skin in the game.

This incident is firsthand knowledge as property maintenance. I was going through an apartment that was recently vacated (eviction related) and the prior tenants left an extremely large amount of illicit substances. As the courts were already involved, I fully documented prior to entry (policy) and I immediately notified the authorities and immediately afterwards the property owner. The video evidence was submitted to the authorities and property owner. The tenants were arrested and convicted. On top of the illicit substances, there was thousands of dollars worth of damage, which required 1.5 months to completely finish.
I managed some luxury apartments for about 15 years. Each apartment had giant skylights in the living rooms. One night I got a call from a tenant complaining that his, "skylights were all broken." I started to freak out a little and I asked him, "What happened?" He told me, "The skylights weren't working." I asked, "What do you mean not working?" He said, "There was no light coming through them." I responded, "It's 11:00 at night." Potheads.
You ought to see what people in the UK get if they dont pay the tipping fee. They tip it alright,right in their driveway,patio,whatever. The illegal dumpers get their tires and trash back too if they find them out. Its kinda sad,people in expensive cars dumping their trash indiscriminately.Like where's that going to lead? I thought “Retired lady from the Navy, comes from a decent family, sure, I’ll rent to you”.. Rent was “mostly” paid on time every month, always paid in cash.. I didn’t have a worry in the world.. So I “thought”.. Little did I know she had been leaving my house in the hands of her teenage kids all month while she was going to Maryland from here in KY.. PLUS had SEVERAL dogs in the house.. I had that same weird feeling one day and just happened to stop by.. no one was home, so I walked up to the front door and looked through the window and could NOT believe my eyes.. I could see the basement hallway wall was covered 1/2 way up with black mold!! My brand new off white Berber carpet was almost black.. I made entry immediately.. ( Here in KY if you own a rental and stop to inspect it then notice an emergency you are allowed to protect your property. ) I called her immediately and called her everything but a white woman.. Told her she had 15 days to vacate, and I would 100% find out where she was moving to and send every picture of my house to whoever she was gonna rent from.. ( of course it helped I was Chief of Police as well at that time ) She had to pay for one of those huge long dumpsters to set in the driveway and the neighbors actually complained you could smell the nastiness way down the road.. But she filled that dumpster so full they wouldn’t take it cause it was too full.. then she had to pay to have the mold removed.. Plus her deposit, and she felt “so bad” she did this to me she gave me 2 months rent extra plus a lawn mower that was new they never used. It took me forever to get that smell out of here. Had I let her live here 1 more years, I would have had to condemn my house. I got super lucky by trusting my gut feeling. But the happy ending to this story is when I bought it back in 2009 as a foreclosure, I only gave $79,900 for it.. I just did a VA refinance a few months ago and it’s worth $225,000 now. The laundry room was where the hot water heater and the electrical service panel was. Afterwards they got the eviction the ex tenets called code enforcement making them rewire the entire house so the guy decided to go ahead and get a new hvac system and fix up the house to newer standards as far as electrical systems then gave the house to his son that is letting it slowly go too. We had originally rented the house and tried to buy it from the brother of the guy who repaired the house. He actually bought this house from his nephew. His nephew was the one who wouldn't repair the house properly after Hurricane Katrina. Then wouldn't sell it to us with the well land because they didn't want to sell more the a 1/2 acre with the house that was actually sitting on 5 acres of total land.
I have always treated places I have rented as my own but after 15 years I bought a house and have been fixing it up. I have two major projects left one will be a new kitchen the other will be all new flooring and replacing the fireplace in my living room with a high efficiency woodburning fireplace. I live in hurricane country. But after this renovation is completed I am moving back to Blizzard Country.
My grandmother was a very strong believer in the old saying " Spare the Rod, Spoil the Child." we have a society today where we have a generation or two that was raised with no discipline, and being told that everybody is a winner, and there are no losers. Look at the mess we have today, where employers can't find employees who know how to follower order and who are always trying to tell the boss what the do.

My first house I bought at 24 years old. I ended renting it out so I could buy my second house . the people who bought it from me where my second renters who was the the daughter of a friend of mine then when I went so sell it they wanted to buy it so I agreed to sell it to them. I got all the inspections done for the process to sell it. they decided to get there own inspections done so they thought that they should not have to pay the rent. I almost backed out of the sale but got talked into finishing the sale. buy the real-estate company.
Ya sure, bub, i got a wierd one, my grandma lived in the appt, for like 6 years, then a friend for ~5 years, then another friend for ~4 years, everyrhing was ok, few wear n tear repairs and maitnence, then his gf moved in with him, in 8 months, the 3" main drain line was fully, FULLY, blockedfor 3-4 whole feet on a straight line, the amount of soap, fat, grease... that was blocking it was incredible, about a full bucket of white hard slop. Anyway, good luck imaging that😅, sray happy, stay safe yall...
A guy is months behind on rent for a house. I had a talk w him, he says he just started a new job and he will catch up in 30 days. He suddenly gets locked up for 60 days. I talk w his family (relatives of mine), They will clear out his stuff from the house if I can let them in. I let them in and I sit and wait. I mention his truck is in the driveway, they pile his stuff into the bed. The mom gets in the truck to start it, oh no, the truck has a breathalyzer and shes been drinking. The sister has also been drinking, so the truck gets driven away the next day. To pile on a little more, they left a notebook behind in the house. It was a diary, the girlfriend had been writing down violent episodes. I sold the house, no more tenants for me.
I had a friend that had a dump truck I bought a house and they didn't take any of the stuff they left it all for me and said it was good stuff and usable so I went to their house and drove my friends dump truck and backed up in your driveway snapping the concrete driveway with the dump truck that was way heavier than the driveway could handle and pour it all the stuff out and it was a full load the tarp just barely covered it all and I drove off and luckily I covered the license plates on my friend's truck and I dropped it off at his yard and took the cover off the license place and never heard anything about it well then finally they come by and asked me what I did with all that stuff that they left behind I said I delivered it to your front porch but I figured I better drop it in the driveway so you could easily sort through it and bring it into your new house
Got burned every time I tried to be even remotely nice. I don't rent to criminal ( If you're clean for 10 yrs I'll consider it), no bad credit or past rent issues, and I'll be on you like a pitbull the day you're late. I prefer to be nice but anything else and people think you're easy to take advantage of.
I overfilled a 40-yard dumpster with 6 or 7 16-foot old deck 2x8s with nails sticking out and the guy that picked up the full dumpster took the boards off and piled them on my canoe. So I loaded the boards up and dumped them in his driveway so he could not pull in. What a dick.
We have a rental, one tennant left the place a mess. But what pissed me off they removed the electrical plat covers disconnected the wired then proceed ed to put lit cigaretts back in and put the plate cover back on... stuck us with six months rent then proceeded to ask why they were evected?

As a golf course suoerintendant, I have NEVER understood the liners over a perforated pipe. The liners clog just as fast, if not faster, than the pipe alone. But the pipe can be blasted clear…. I don’t know if you agree?
True filter sock on pipe will get clogged if clean crushed stone isn't surrounding the pipein my past experiences. I use SDR 35 pipe in my drainage projects

I've never had quarter pony before. We've bought a quarter cow several times and a half pig but never a quarter pony.

My grandmother was a very strong believer in the old saying " Spare the Rod, Spoil the Child." we have a society today where we have a generation or two that was raised with no discipline, and being told that everybody is a winner, and there are no losers. Look at the mess we have today, where employers can't find employees who know how to follower order and who are always trying to tell the boss what the do.
There are days I wish I had bad renter stories.

My first house I bought at 24 years old. I ended renting it out so I could buy my second house . the people who bought it from me where my second renters who was the the daughter of a friend of mine then when I went so sell it they wanted to buy it so I agreed to sell it to them. I got all the inspections done for the process to sell it. they decided to get there own inspections done so they thought that they should not have to pay the rent. I almost backed out of the sale but got talked into finishing the sale. buy the real-estate company.

Ya sure, bub, i got a wierd one, my grandma lived in the appt, for like 6 years, then a friend for ~5 years, then another friend for ~4 years, everyrhing was ok, few wear n tear repairs and maitnence, then his gf moved in with him, in 8 months, the 3" main drain line was fully, FULLY, blockedfor 3-4 whole feet on a straight line, the amount of soap, fat, grease... that was blocking it was incredible, about a full bucket of white hard slop. Anyway, good luck imaging that😅, sray happy, stay safe yall...
A guy is months behind on rent for a house. I had a talk w him, he says he just started a new job and he will catch up in 30 days. He suddenly gets locked up for 60 days. I talk w his family (relatives of mine), They will clear out his stuff from the house if I can let them in. I let them in and I sit and wait. I mention his truck is in the driveway, they pile his stuff into the bed. The mom gets in the truck to start it, oh no, the truck has a breathalyzer and shes been drinking. The sister has also been drinking, so the truck gets driven away the next day. To pile on a little more, they left a notebook behind in the house. It was a diary, the girlfriend had been writing down violent episodes. I sold the house, no more tenants for me.

I had a friend that had a dump truck I bought a house and they didn't take any of the stuff they left it all for me and said it was good stuff and usable so I went to their house and drove my friends dump truck and backed up in your driveway snapping the concrete driveway with the dump truck that was way heavier than the driveway could handle and pour it all the stuff out and it was a full load the tarp just barely covered it all and I drove off and luckily I covered the license plates on my friend's truck and I dropped it off at his yard and took the cover off the license place and never heard anything about it well then finally they come by and asked me what I did with all that stuff that they left behind I said I delivered it to your front porch but I figured I better drop it in the driveway so you could easily sort through it and bring it into your new house

Got burned every time I tried to be even remotely nice. I don't rent to criminal ( If you're clean for 10 yrs I'll consider it), no bad credit or past rent issues, and I'll be on you like a pitbull the day you're late. I prefer to be nice but anything else and people think you're easy to take advantage of.

I overfilled a 40-yard dumpster with 6 or 7 16-foot old deck 2x8s with nails sticking out and the guy that picked up the full dumpster took the boards off and piled them on my canoe. So I loaded the boards up and dumped them in his driveway so he could not pull in. What a dick.
We have a rental, one tennant left the place a mess. But what pissed me off they removed the electrical plat covers disconnected the wired then proceed ed to put lit cigaretts back in and put the plate cover back on... stuck us with six months rent then proceeded to ask why they were evected?

As a golf course suoerintendant, I have NEVER understood the liners over a perforated pipe. The liners clog just as fast, if not faster, than the pipe alone. But the pipe can be blasted clear…. I don’t know if you agree?
True filter sock on pipe will get clogged if clean crushed stone isn't surrounding the pipein my past experiences. I use SDR 35 pipe in my drainage projects
