  • I know it's hard moving to a new area and not knowing what it's actually going to be like living there. One of the most common questions I'm asked when showing homes is "is this a good area"? When looking for a good neighborhood to buy a house in Winston Salem, NC, there are a few important factors to consider. First and foremost, you want to make sure the area is safe. Check the crime rates of the area by looking at the local police department’s website and compare it to the national average. You can also research the crime trends in the area and look for any recent increases or decreases in crime.

    Sadly, the crime rate in Winston-Salem has jumped dramatically since the pandemic. It had been getting rough in my hometown over the years especially in the 27105, 27107 & 27127 zip codes. I bought land out near Joshua Tree SP and can't wait to move west.

      Yes it has. I did a video a few years ago that was very popular about winston-salem VS greensboro. Then there was a big difference in the two cities crimes rates but like you said. That has changed.

    Great video! One thing I gotta say… burglary, vehicle theft… These things happen anywhere. Thieves drive lol. It is more common in bad areas however, thieves do travel. So it’s best to live away from major highway exit or expressways. But it’s always best practice to lock your doors and have a security system. No matter where you live.
    Of course if you’re on a 20 acre lot and live in the middle of nowhere, you should be more worried of bears stealing your trash instead of thieves, stealing your car, or breaking in your house. But even then security cameras are great.

      You are exactly right. I’m just speculating but I’d say some of the areas mentioned are seeing crime because of living in a busy area. The criminals are driving in and it’s not so much the people living there committing them.

    Lots of really nice places in Winston tbh. You can tell where things are more likely to be rough by just looking at what the place looks like and surroundings. Some of the places he has shown are rougher but if you drive 5-10 mins up the road it is peaceful.

      I feel like every town in NC is that way. Drive a couple miles or even a block and it feels like a totally different city.

      I just had some clients go under contract for a new construction home in the Lewisville area just down the road from Clemons. As a matter of fact, a lot of people refer to the area as the Lewisville/Clemmons area as a whole. This area has grown tremendously over the last 10 years or so and will more than likely explode once they finish the planned beltway around Winston-Salem.

    Literally all of Winston-salem I would avoid! Unless you like gun shootings that go unreported, theft and being shot at for simply driving on the street/certain roads... And assault by complete strangers who have enemies so by you driving in an area they assumed you're one of their enemies... with guns drawn at your car with your children in it while your adjusting your gps. I've encountered everything mentioned when I lived there and some, never again.

    So....my assumption is that everywhere in that area is "safer" than where we currently are - Orlando FL. My question would be what would you consider the most popular and "safe" zip codes to be around a $400k budget

      Hey Madison.
      I actually have a video coming that I'm planning out now for people moving from FL to NC. I have a bunch of buyers trying to leave FL.
      As a licensed professional they won't let me comment on what "safe" areas are. That's why I had to just show data from other sources in the video and not actually voice my opinion. But as far as popularity I can say that a lot of clients like the western side of Winston-Salem aka Clemmons and Lewisville areas although parts of it can be pricer. On the other side to the east many like the Summerfield/ oak ridge area as well as Kernersville. That side of Winston will put you closer to Greensboro if the need arises that you might need something from either city.

    Northeast and southeast WS are where most of the 'hoods' are(some areas are better lived than others). Those areas are where most of the criminal activity is. WS is not the worst city to live in crime wise but it's always a good idea to thoroughly research the city before moving here and getting caught by surprise.

    In short guys avoid areas with homes below 300K. Correction below 250K

      Your welcome to read into it however you want but there are plenty of sub 250k homes in what some might call “good” areas but can’t say the same for the other way around.
      Crime rates tend to have an effect on keeping property values up.

    We had to move here from the desert southwest and my personal suggestion is that unless you have enough money to purchase your own lot of land out in the country outside the city , if you can’t do that and you’re not loaded to live in the very few “fancy” areas (which besides the “Robinhood area” those nice areas are on the outskirts of the city, or Clemmons & Lewisville seem nice if you like very small towns) if you aren’t into the whole culture (maybe you like this side of the country , maybe you have family here ) but if not , do not come here , it’s like my own personal hell that I ask God every day what I did to deserve having to come here . I’m determined to get back to AZ , or TX or even leave the US at this point . I’m telling you people I’ve never seen or felt such a hodge Podge of a mess they call a city , it must be ran by the worlds biggest idiots as you will pay taxes on everything but get hardly anything in return except the biggest potholes I’ve ever seen , I come from an area that we were blessed to live on the outskirts of a city and rarely heard police / ambulance sirens , now we live in a decent area here in Winston (more towards Clemmons) but still in the city and near a freeway and I’m surprised when I don’t hear sirens multiple times a day. If you are forced to come here then I suggest you use this gentleman as an agent because he seems honest and down to earth as he’s showing you things in this video and it’s well done.

      We live in Phoenix and are contemplating moving to NC....I was looking into WS because it seemed nice and has pretty cheap housing compared to places like Asheville, which looked great but very expensive, but this comment made me reconsider....is it that bad?!

      @user-hi2es8yb6t , if you are able to get somewhere outside the main city you may like it here, it's mega culture shock for me but the hard working decent people with manners and low crime in any of these small outskirt areas are fine , for example Clemmons & Lewisville, very close to the city for restaurants and shopping but nicer than winston for sure . If money isn't an issue there are some really nice neighborhoods here like the robinhood area and almost anywhere on or near Meadowlark Rd. I'm sorry I didn't mean to scare you , we deliver food and groceries everyday to every part of this city so we've seen and experienced some really ghetto things and the work ethic in this city (but I'm thinking it may be a whole southern thing in the cities , not the country parts) its the worst most pathetic work ethic we've ever experienced so take that in mind md of you or anyone needs to work in the city and when you go most places unless they are higher class you will experience the absolute worst customer experience (of course you will have good experiences but the worst ones in your life will probably be here in the south) and I'm not a snobby picky person it's bad . My husband is going crazy dealing with the laziness at a very huge company where you think it'd be professional, but people never work, complain all day, and even wear pajamas to work , no joke. Also keep in mind it's a hodge podge of different types of people and neighborhoods so for example in Tucson AZ I know for the most part there are certain parts of town that are "nicer" and it includes houses , stores and schools , here there are plenty of decent neighborhoods but just a few streets down you may have a not so nice area of stores or a ghetto area , if you have children the schools are terrible from what we hear from many different people BUT we homeschool (thats how bad it is here) and there are some of the coolest homeschool programs here! it's interesting and there are some good and beautiful things and people here so if you must come here there are options! Don't be discouraged maybe temporarily rent until you get a sense of what I'm talking about and find what's right for you, it's just not for us but I like the sun, flat land and sunsets (I feel clostraphobic and closed in here with all the trees and windy roads ) there's a much better variety of food and restaurants in Phoenix and Tucson so we also don't like the food or culture here but that's us, you may love it , it very pretty out in the country and you will see some awesome streams , forests , animals and birds you'd never get to see in AZ . I completely understand about metro areas and if you like the mountains and seeing seasonal changes & a slower pace (I don't know what kind of work you all do if you can move anywhere) but we used to have land in the white mountains of AZ and it was beautiful and my family who moved there from metro Tucson loves it its like a mountain retreat a few hours drive from the desert valley but if you need something more country you all may love it here , I do think you can find something but yes the city is bad , a 12 year old girl was shot at a park the same week there was a shoot out with the police about 200 ft away from our house and that same week there was an armed robbery at the store next to where our girls used to go for gymnastics so I was extremely fed up during that week with this place (and we live in a pretty decent area off I-40 and Peace Haven bordering Clemmons and Winston) but I was thinking the way things are in the world AZ may have gotten worse (all cities probably) since we left but I do think if that is your down payment you can find something nice. You did mention east vs west but if it's in the the city it's just such a gamble anywhere, it's really a modge podge of beauty mixed with ugly unless it's outside the city. If you must move across country I wish you the best , I think that traumatized me because all our family is AZ or TX & that is also the culture we love, we know no one here and there are plenty of wonderful welcoming people it's just not the same for us, we lived in a place called Rancho Sahuarita back home on the outskirts of Tucson in a small city called Sahuarita and it was like a mini paradise to me so when we had to leave I was very upset, if you are coming with excitement you may have much better results. If you do come I can tell you about a couple of different homeschool co-ops and there are amazing homeschool groups and resources here and a great co-op we go to in Greensboro. I don't know if you have a faith of any sort (I do but I don't care if anyone else does I wish everyone well) but if it is part of your destiny to be here for a bit or permanently things will fall into place, if you are scared about cross country really check out the white mountains of AZ but if there is something tugging at your heart or gut about NC then maybe it's for a reason! We have had some good and bad experiences here but must accept it is part of a path for some reason (leaning towards our "time in the wilderness") we actually want to end up leaving the country but until we are able to want to go back home or anywhere in the southwest we want to grow food also which you cant do easily in the desert (my grandma grows many things in the white mountains though) but if you want to grow things this is also the place! I dont like how rainy and gloomy it is here but it does make make for beautiful landscape and any crops and flowers. if you can afford a trip here 1st that's ideal, I'll also ask my husband if the lady who is married to one of the engineers at his work still does real estate because she was awesome and found us a decent rental. If she still does I'll give you her contact info. I can't remember if the gentleman that did this video is an agent but if so he seems really good and down to earth so if he is an agent seems like a good one to contact. lovely chatting (well typing 🤣 ) with a fellow Arizonian homeschooler!

      @@crazyazmommy We do feel like were not meant to be here in AZ or raise our family here and signs have been pushing us to NC! I was looking into Asheville but it's just too expensive. I came across WS by chance and I liked what I saw online. Have you heard of any surrounding areas that are more safe? or even other cities in NC that people recommend? Anywhere in AZ has gotten so insanely expensive. We were thinking about Prescott but it's impossible to find what were looking for under 400k. Obviously nowhere is perfect but I want to know what I'm getting into! Phoenix has gotten pretty bad just within the last two years. Plenty of shootings, murders, and drugs just within a few miles of my house. Homeless crowds nodding off on the sidewalk shooting up heroin has become the norm here, sadly. Homeless encampments cover the streets, parks and underpasses and downtown has streets similar to skid row in LA. It's just gotten pretty bad everywhere I'm assuming.
      I'm sorry your situation hasn't been ideal. It's very hard living somewhere where you aren't happy or don't feel safe.
      But thank you! I've found a few down to earth realtors on TH-cam actually and they've all been pretty honest about the areas! I think we're going to aim for something outside of the city more on the west side of WS. I saw a crime report of the areas and I get what you mean by hodge podge! It would show all safe areas but a small circle inside the safe areas would be labeled most dangerous!
      I appreciate your kindness and help though! Were going to try to swing a visit sometime next year and make our final decision!

      I have a friend that moved here from phoenix too. I remember the day he was amazed at a solid frozen gallon of water as the rest of us just looked at him like he was on something lol.
      Asheville is beautiful county but like you’d seen it’s expensive. Same for Charlotte and Raleigh/Durham area. That’s why most folks from other states consider Winston-Salem and surrounding “Triad” area for affordability.
      As far as your reconsidering that’s a personal choice. I’d say the smart thing I suggest out of state people to do is come and visit for as long as they can and drive, drive, drive to find areas you like or hate. Then start your search so you know the areas to avoid.
      Keep in mind that comments are like Amazon reviews. It’s very easy to get negative reviews and hard to get positive ones. Don’t let one negative review sway you completely.

      When it comes to people deciding where they'd like to move to, the crime rate is a big component for a lot of buyer. I'm sure even in the worst of the worst neighborhoods there are great people living there. That's why I never say an area is good or bad and just deliver the facts through police reports. Heck some of the crimes commeted in these areas might not of even been committed by people that live in them but it doesn't mean they aren't prone to high crime. Sometimes just the wrong stores in an area can bring about unsavory characters that can lead to these reports.

      I never thought of that about the kinds of stores being there can breed more crimes in the area. I live on the Northside, close by Wake Forest area. and I've yet to hear a lot of sirens, police chasing after crimesters. A decent shopping center area indeed, I agree does make a big difference. Some Seven- Eleven stores do tend to draw undesirables, I noticed. But yes, Crime is everywhere and that's going to be till the end of time. But living here since the sixties, and I still say God has been great. I really have enjoyed living in WS, I moved here with my parents from Kernersville, which I loved, and still love to this day. And if God wills, might return back there one day. But I don't think it it will be any time soon. I had also thought of living in Fla. But if God doesn't lead me there; Winston Salem is Home! If you move because of crime, you'd be moving all over the map. Move here because of what it has to offer... if the pace you feel is too slow for you, people , then keep on moving. @@TobyRussell

      I don’t know of any particular bad landlords but as far as areas go I suggest driving by if possible or at least looking closely at google street view to feel out an area.

    Winston Salem should be ashamed. A lot of Winston Salem is stuck in the 1950s. Downtown is the only area Winston has updated. Other than that the city is trash. No airport no train station. It's a no for me.

      Hey, thanks for trolling.. I mean watching. After I figured out what you were saying it seems about 980+ people inside the city limits of winston-salem, year-to-date, would disagree. That's how many have closed on homes. That's not even the homes that just had a W/S address but are outside city limits. STG. lol
