  • Chandler just purchased his grandmas house and in this video he tries to figure out how to turn it into a duplex.
    Chandler David Smith has been investing in real estate for the last eight years. He currently owns 122 units of real estate but with this purchase it will put him at 123 and hopefully soon 124. In this video he walks through the property and tries to figure out the best way to turn it into a duplex. This video was in no way planned but more just shows his thought process figuring out this problem. This duplex will hopefully make the purchase worthwhile even though it’s more of a gamble because Chandler just wanted to purchase his grandmothers home. There are two potential entrances to turn this into a duplex. In this video, chandler walks through the process to turn it into the perfect duplex and cash flowing property.

    Garrett is HILARIOUS!!! He had me dying because I don't think he is as confident as Chandler is with this renovation. Carpet in the Kitchen? "oh yeah looks good!" LOL

    Make it a triplex if the city will let you. Dig both sets of stairs, have the upstairs unit, the basement one bedroom unit and then a studio apartment unit 🤷🏽‍♂️👍🏼

      I would have said the same. Make that storage room a studio or 1 bed apartment (if big enough).

    Such a good idea! Anytime you can convert a SF home (single-family) into a up/down duplex the cash flow will skyrocket! Love the vids, love the content, love the learning. Okay....I think that's enough love. haha

    Would be fun to see a video of you working with an engineer to move walls around in the basement and understand how that whole process would work.

    This is why Im here. This real shit. People act like they are always the pro, you show yourself walking around and struggling to make the right calls. Even with the amount of doors and experience you two have you can still tell it's not an easy thing to do. When people realize this is how it goes and just jump in they won't have regrets 👌

    maybe dig out the back, L shape stairs up so you avoid breaking up that concrete slab. I think if you're trying to get the upper floor to 1700-1800 ish, try making Garrets kitchen into a kids/ game area room. Aim/ market for a family. You may eventually want to give one of your kids this house.

    I really liked when you stated that you where going to keep certain things the way they are. I think a really big mistake a lot of beginners in real estate investing do is they want to replace everything when they can save a lot of money keeping things that don’t need to be replaced. Great video!

    can you move the wall in the bedroom from the stairs a little bit?
    to keep the second bedroom downstairs..
    that way when you enter from the stairs, the right will still be a bedroom, the left will be the living/kitchen area.

    Have you done many reno's? Downstairs needs kitchen appliances, cabinets, counters, bathroom, plumbing, etc. You're saying that costs zero? Kitchen + bathroom = $10k at least, plus $5k flooring + $1k painting... plus demo, dumpsters, etc.This whole thing looks like a mess.
