    Tell builder I will only pay 10% now and rest 90% on possession after getting OC. Many builders are giving this .. Don’t get into all this pre emi stuff and protect your money and have peace of mind

    Take the maximum loan sanctioned possible even if you have self fund to pay. Instead of sending money directly to the builder pay amount towards principal. By doing this you can report this amount in 80c towards tax

    Pre EMI is only for 18 months period in my case . Is it same for all banks ? But Possession is not done in this 18 months and now actual tenure of loan started . Now builder will not pay Principal part of EMI. Possession is delayed by 6months due to pandemic .
    This is nice video for new homebuyers they will know what it is before booking.

      We don’t have to set pre emi for 18 months. Pre emi is there upto possession date. So even if it delayed it won’t affect. Full emi will start after possession only. As per my knowledge.

    NBFC don't give choice to customers whether they want to opt Pre EMI or Full EMI. NBFCs say it is compulsory that Pre EMI will be charged till possession and only after possession full EMI will start. But banks like HDFC, ICICI etc give choice to customers to opt either of the options. NBFC making it compulsory to choose pre EMI till possession is it allowed by RBI ?

    Sir, but most of the banks give only two options for repayment - either PRE-EMI till possession or FULL-EMI from the beginning itself...So where the EMI comes into picture???

      Shashank ji don't go with what they are offering. Ask for plan which suits you. All banks have EMI (principal+interest) option.

      You can opt for the Overdraft Account as well and can make payment at any time any amount so basically you have to pay only for remaining amount. So no matter you are payimg only interest or principle + interest or returning principle amount in lump sum which is withdrawable in emergency situations.

    Sir, no Emi till possession me builder pay krta h apni Emi but ye amount already flat k price me included hogi. So agar hum no eim till possession nahi le rahe h, to builder flat ki price to kaam nhi kr rha h.. Wo usi rate me dega apne ko. So is case, Flat ki price same hogi so, no Emi till possession and full Emi (P+I) me difference kya reh gya.. Ye explain nhi kiya sir aapne.. Can you please explain once

      According to me 2 difference:
      1. Tenure will finish early in full emi case
      2. Builder is taking advantage of not reducing price for buyers who are not going to no emi till possession option.
      This no emi till possession increases flat price. Because builder would say last month me agreement kiya x price me. But wo hua tha no emi wale scheme se.

    Wrong information. If we take full emi, from day 1 itself you emi will be on the total sanctioned amount. Only thing is the interest component on the emi will be on the disbursed amount. Sir plz confirm this.

    For a 24 floor building, builder is asking for 96% funds on 15th floor slab in Payment schedule. Can they do that? Is it wise to go with that project for buying a flat? Please suggest.

    Some builders have tied up LNT finance for 8.3 Rate after 18 months and no emi for 18m. Kya ye sahi hai?

      Nagargoje Harshvardhan Ji, it depends on individual's affordability.
      If you want to take disbursement of full sanctioned Loan amount then you may go for full-EMI otherwise Tranche EMI.

    Sir main abhi interest hi de raha hu mera loan 720000 lac disbursement hua hai abhi under construction hai mera interest 5300/rs ja raha hai kya main ise amount emi kar sakta hu or use pe interest lagega

      Vikas ji, some bank allow for full EMI. We would suggest please talk to your respective loan provider bank, If they allow definitely you can convert.
