Sirji, LTCG Tax से भी ज्यादा तकलीफ होने वाली है CG reinvestment पे !! पहले indexed cost के बाद बचा हुआ profit ही reinvest करना पडता था cg tax बचाने को !! अब बगैर indexation वाला पूरा प्रोफीट reinvest करना पडेगा !! मे अगर पैसे की जरूरत के कारण पुराना प्रॉपर्टी बेचके, indexed प्रोफीट इन्वेस्ट करके, बाकी रकम का अन्य उपयोग करना चाहता हुं, तो अब वैसा नहीं कर पाउंगा 😢
I have a Query when the Government is asking don't take cash while selling property which is ok .. if the builder who sells flat he is supposed to take everything in cheque and not cash then why do builder ask for cash... Black money and receipts are not given by builder to save his own tax ...? Why does Government makes those strigent rules ? Is it because there is some profit coming from Builders to Modi and Nirmala Sitaraman

just like shares value as on 31/01/2018 has been grandfathered, the property indexed value as on 1/4/2024 or 23/07/2024 should be grandfathered. other alternative can be making indexation applicable only for property below sale value of rs.2 crores .

Sale on property par indexation nahi milega 23-7-24 ke baad ki sale main? 54EC benefit le sakta hai sale value-only purchase value=capital gain value full investment upto 50lakh.
Ab index value calculate nhi hogi sirf actual registry value + expenses ke base pe tax calculate hoga

Additional surcharge more than 50lakh income also to be included in tax calculations?
LTCG Tax on Mutual fund and Stock directly discourage middle class peoples for investment. It effects new investors also. Middle class peoples are invested their hard earned money, which are already filtered by income tax system after collecting slab wise I.T.

Good video, Recently I sold my property purchased in 1988. The cost of acquisition is around 12 lacs. I made agreement for sale on 13/7/24 (before budget) (kachha agreement) for Ra. 49.50 lacs and final sale deed was executed on 26/7/24 for Rs. 49.5 lacs. Please guide how to calculate LTCG as I made agreement to sale on 13/7/24 (before budget announcement) and final agreement was done on 26/7/24 (after budget announced) Whether I will get indexation benefit and can reduce the expenses incurred for selling property such as travelling, Brokercharge, stamp duty expenses etc. And what rate I have to calculate LTCG tax ie at 12.5 or 20 percentage

They should atleast give some time before implementing so that who ever have ancestral property before 2000 can atleast sale and take indexation benefits. But now he has to pay the maximum tax. How can they demolish indexation benefits of 23 years in just one day?
I agree that now onward indexation not applied but indexed cost of 22 July must be considered for sale....they can't do it retrospectively
Any property purchased before 2001 will get the benefit of cost inflation index. You need not worry.

Sir you did not answer my query, I did the agreement of sale on 20th July and received 20% payment only and the buyer paid 100% TDS on 22nd July. Registry date was booked in advance for 26 July, can I take indexation benefit. Please answer sir..
