Back when I purchased my first home to live in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Which equates to 6 weeks less winter for me - I'm happy. 5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full. That is the truth! also understand, if you are 10 acres on over in Kentucky, there are Agricultural Exemption on taxes. the house and 1 acre is taxed at one value, then the remaining land is taxed at way less than market value - a huge plus. Then turn 65 and you get about $500 off on top of that. So that all helps a bunch. Then make it a tree farm and all your chainsaws, side by side, etc are tax deductible on Schedule F.
We were trying to get that break & change when we took a trip to the office 2 yrs ago & no body wanted to work with us on it we got the cold shoulder, & unfriendly attitude ,we weren't welcomed. So we have made the decision to live in 2 separate dwellings & take our chances that trees don't kill us or we slip & fall being we live on a steep hill, so save us the sweet talk will you.

This place is amazing! Love all the windows/ natural light in the house, the kitchen counters are beautiful, the land is gorgeous, this is my dream house! Wish I could buy it. The only thing that bothers me is that bathroom in the bedroom, with no privacy, yikes!!

Love the space of the bedrooms, that bathrooms are updated, the kitchen range is fabulous, the geothermal system and water systems are an extreme plus! Not to mention the land - that’s the best of all! My husband would put a gym in the basement’s room.

Cute little road til you get 1 inch of ice or 4 inches of snow and then it’s a nightmare ! That far off of a county or state road you better have a generator with a large supply of of gas or propane because you will lose power !

For a family of 3 a 28 cubic foot fridge isn’t really that large. I’ve delivered those (former Lowe’s appliance delivery driver) size to couples. Many families would get 36 cubic foot fridges. Lovely property just hope something like that comes available when I’m in a position to buy in a few years.

Hi Brad, how severe / steep is the slope of the property? Is the creek at the back or side of property and is it easily accessible or does one need to be a mountain goat to get to it & back up to the house? Would the land lay be suitable for cattle? Is there a barn?
IMO it isn't mountain goat steep - you can walk it, drive a side-by-side or four-wheeler down there and all. I could use the exercise for sure. 😀 Cattle? there isn't a ton of open land, so you would be buying hay from the neighbor for sure. It does need a barn -- there are Mennonites all over here who are really good at Barn Building and they build at good, fair prices. when you are ready to come see it, we'll show you around and introduce you to the right folks.

Seems like theirs alot to like about that place. I didn't see any corner cutting and I think its reasonably well thought out. Better than some I've seen. I really like that one big deck that's fenced in. If like my wife you was a babysitter for a 2 year old that might be a good place if you want to allow him to spend abit of time outside but still be contained and safe. And it being out by itself makes it even better to me. The garage could be handy for a variety of things. If you have somebody in your home that uses a wheelchair you could park their vehicle in the garage and leave the wheelchair in the garage out of the weather. And if you don't need it for that, the extra space sure won't hurt when you want a place to putter around in out of the weather.

It's been one of the driest summers in history. This is most likely a catch pond as opposed to a springfed pond so without new water coming in, it got low. My ponds are really low too - this winter will take care of it.

This place is amazing! Love all the windows/ natural light in the house, the kitchen counters are beautiful, the land is gorgeous, this is my dream house! Wish I could buy it. The only thing that bothers me is that bathroom in the bedroom, with no privacy, yikes!!

For a family of 3 a 28 cubic foot fridge isn’t really that large. I’ve delivered those (former Lowe’s appliance delivery driver) size to couples. Many families would get 36 cubic foot fridges.

Hi Brad, how severe / steep is the slope of the property? Is the creek at the back or side of property and is it easily accessible or does one need to be a mountain goat to get to it & back up to the house? Would the land lay be suitable for cattle? Is there a barn?
IMO it isn't mountain goat steep - you can walk it, drive a side-by-side or four-wheeler down there and all. I could use the exercise for sure. 😀 Cattle? there isn't a ton of open land, so you would be buying hay from the neighbor for sure. It does need a barn -- there are Mennonites all over here who are really good at Barn Building and they build at good, fair prices. when you are ready to come see it, we'll show you around and introduce you to the right folks.

Seems like theirs alot to like about that place. I didn't see any corner cutting and I think its reasonably well thought out. Better than some I've seen. I really like that one big deck that's fenced in. If like my wife you was a babysitter for a 2 year old that might be a good place if you want to allow him to spend abit of time outside but still be contained and safe. And it being out by itself makes it even better to me. The garage could be handy for a variety of things. If you have somebody in your home that uses a wheelchair you could park their vehicle in the garage and leave the wheelchair in the garage out of the weather. And if you don't need it for that, the extra space sure won't hurt when you want a place to putter around in out of the weather.

It's been one of the driest summers in history. This is most likely a catch pond as opposed to a springfed pond so without new water coming in, it got low. My ponds are really low too - this winter will take care of it.
