Back when I purchased my first home to live in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
That is the truth! also understand, if you are 10 acres on over in Kentucky, there are Agricultural Exemption on taxes. the house and 1 acre is taxed at one value, then the remaining land is taxed at way less than market value - a huge plus. Then turn 65 and you get about $500 off on top of that. So that all helps a bunch. Then make it a tree farm and all your chainsaws, side by side, etc are tax deductible on Schedule F.

It's been one of the driest summers in history. This is most likely a catch pond as opposed to a springfed pond so without new water coming in, it got low. My ponds are really low too - this winter will take care of it.
Seems like theirs alot to like about that place. I didn't see any corner cutting and I think its reasonably well thought out. Better than some I've seen. I really like that one big deck that's fenced in. If like my wife you was a babysitter for a 2 year old that might be a good place if you want to allow him to spend abit of time outside but still be contained and safe. And it being out by itself makes it even better to me. The garage could be handy for a variety of things. If you have somebody in your home that uses a wheelchair you could park their vehicle in the garage and leave the wheelchair in the garage out of the weather. And if you don't need it for that, the extra space sure won't hurt when you want a place to putter around in out of the weather.

We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Which equates to 6 weeks less winter for me - I'm happy. 5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full. this is most likely a 'catch' pond. not a spring. 2022 was the driest summer we've had in the 35± yrs we been here. My 3 acre pond is down to about 1 acre now. It'll be back this winter. Fish, oh I bet -- anfdthere is a hatchery nearby - they bring fish up to Southern States a couple times a year - just run down to Danville - maybe 10 miles and grab as many as you want.

Hi Brad, how severe / steep is the slope of the property? Is the creek at the back or side of property and is it easily accessible or does one need to be a mountain goat to get to it & back up to the house? Would the land lay be suitable for cattle? Is there a barn?
IMO it isn't mountain goat steep - you can walk it, drive a side-by-side or four-wheeler down there and all. I could use the exercise for sure. 😀 Cattle? there isn't a ton of open land, so you would be buying hay from the neighbor for sure. It does need a barn -- there are Mennonites all over here who are really good at Barn Building and they build at good, fair prices. when you are ready to come see it, we'll show you around and introduce you to the right folks.

yes, we do live in a hub of 66% of the US population and we do have planes fly overhead during business and commuter hours. Yes, we have no garbage pickup - we just throw our trash onto the neighbors' yard - and when he throws his on ours, we just shoot him. they only do it once, right? ;-) When we are showing property in our area - there are no dead horses, but yes, we often drive over a dead cow. Its a tough area, but we are a tough culture here.

I love it Ken. But here In lies my problem. My husband of 28 years is not doing well. He is a veteran. He fell 8 ft down back at the end of June and he had to have emergency brain surgery to the speech center of his brain and 6 months later he is having back to back to back to back seizures and drs are telling me these seizures are causing much worse brain damage, problem is we have 3 boys and 2 of them are school age and our oldest is 19 and out of school. I don’t have his poa so I don’t think I can buy using Va. plus he is bed ridden and cannot walk ,talk, sign , or take care of himself. He wasn’t supposed to make it through the night last Thursday but as of today Jan3rd, he is still with us. But I don’t know what to do or how to leave Norcal to come to KY.

For a family of 3 a 28 cubic foot fridge isn’t really that large. I’ve delivered those (former Lowe’s appliance delivery driver) size to couples. Many families would get 36 cubic foot fridges. Lovely property just hope something like that comes available when I’m in a position to buy in a few years.
Maybe I'm Bias, but I'm not sure that any place on earth is really any better over all than Kentucky. I've lived in a neighboring State to the North and was glad to get back to Kentucky.

Nice but can't mistake a mud hole for a pond.
It's been one of the driest summers in history. This is most likely a catch pond as opposed to a springfed pond so without new water coming in, it got low. My ponds are really low too - this winter will take care of it.

Seems like theirs alot to like about that place. I didn't see any corner cutting and I think its reasonably well thought out. Better than some I've seen. I really like that one big deck that's fenced in. If like my wife you was a babysitter for a 2 year old that might be a good place if you want to allow him to spend abit of time outside but still be contained and safe. And it being out by itself makes it even better to me. The garage could be handy for a variety of things. If you have somebody in your home that uses a wheelchair you could park their vehicle in the garage and leave the wheelchair in the garage out of the weather. And if you don't need it for that, the extra space sure won't hurt when you want a place to putter around in out of the weather.

Couple things - 1st - we are nowhere near tornado alley - you can look that up. We do get some wind, but take a look at all those rickety tobacco barns on the tops of hills - they have been there 100 yrs - and still standing... Secondly, July and August are our hottest months - in the 80s. But everything is air conditioned, so it is 60s in the morning and night - and 80s in the peak of the day.
3rd - we came from NJ 30 yrs ago - here we enjoy two things that I like: it stays lighter, later - 9:30, its still light out - because we are so close to the next time zone - we like that.
4th - we also enjoy about 3 extra weeks of spring - and 3 extra weeks of fall. Which equates to 6 weeks less winter for me - I'm happy.
5th - we also enjoy average of 3.55" of rain per month - which keeps the grass green and the lakes and reservoirs full.

this is most likely a 'catch' pond. not a spring. 2022 was the driest summer we've had in the 35± yrs we been here. My 3 acre pond is down to about 1 acre now. It'll be back this winter. Fish, oh I bet -- anfdthere is a hatchery nearby - they bring fish up to Southern States a couple times a year - just run down to Danville - maybe 10 miles and grab as many as you want.

Hi Brad, how severe / steep is the slope of the property? Is the creek at the back or side of property and is it easily accessible or does one need to be a mountain goat to get to it & back up to the house? Would the land lay be suitable for cattle? Is there a barn?
IMO it isn't mountain goat steep - you can walk it, drive a side-by-side or four-wheeler down there and all. I could use the exercise for sure. 😀 Cattle? there isn't a ton of open land, so you would be buying hay from the neighbor for sure. It does need a barn -- there are Mennonites all over here who are really good at Barn Building and they build at good, fair prices. when you are ready to come see it, we'll show you around and introduce you to the right folks.

yes, we do live in a hub of 66% of the US population and we do have planes fly overhead during business and commuter hours. Yes, we have no garbage pickup - we just throw our trash onto the neighbors' yard - and when he throws his on ours, we just shoot him. they only do it once, right? ;-) When we are showing property in our area - there are no dead horses, but yes, we often drive over a dead cow. Its a tough area, but we are a tough culture here.

I love it Ken. But here In lies my problem. My husband of 28 years is not doing well. He is a veteran. He fell 8 ft down back at the end of June and he had to have emergency brain surgery to the speech center of his brain and 6 months later he is having back to back to back to back seizures and drs are telling me these seizures are causing much worse brain damage, problem is we have 3 boys and 2 of them are school age and our oldest is 19 and out of school. I don’t have his poa so I don’t think I can buy using Va. plus he is bed ridden and cannot walk ,talk, sign , or take care of himself. He wasn’t supposed to make it through the night last Thursday but as of today Jan3rd, he is still with us. But I don’t know what to do or how to leave Norcal to come to KY.

For a family of 3 a 28 cubic foot fridge isn’t really that large. I’ve delivered those (former Lowe’s appliance delivery driver) size to couples. Many families would get 36 cubic foot fridges.
