in general, it is a high risk area but not near as much as OK or eastern TX. I think a bigger challenge are the rural country roads once you get off the main highways. Quite narrow, no shoulders and lots of bends and small hills provide a ton of blind spots plus tons of deer and other critters crossing the roads means you gotta pay attention at all times.
Correct, they are inferior reservoirs compared to much better naturally occurring lakes Up North. If anyone is from the Great Lakes region, New England, or northern Rocky Mountains states, you'll know exactly what I'm talking about.

After moving here I would never recommend people to move here. All three major cities, including Springfield, are in the top 100 high crime cities in the US. The personal property tax is atrocious. Go to SW Missouri where Springfield is and you'll see hourly wages that are not nearly keeping up with cost of living. Mix that with the personal property tax and you'll see a community with some of the oldest and most broken vehicles on the roadway, it's because people can't afford newer cars because the personal property tax is so high. Missouri is a blue state pretending to be a red state. Missouri ranks one of the worst for healthcare and for healthy living. I have never seen so many 40 year old obese people with walkers in my entire life. They all put on a show that they ware down to earth and neighborly, which isn't true at all some of the biggest scammers I have come across. Just research how the airport was built, how Springfield spends and launders tax payer money so they can hide it. Look up how many police chiefs or fire chiefs in this region have been arrested or ousted for corruption or crime. The number is highly staggering. Compare this city with similar sized "metro" areas and there is a complete lack of amenities because these people don't like change or do something fraudulent to scam potential companies from coming in. The outlying jurisdictions will raise sales tax rather than have more businesses move as there is a complete misunderstanding how business and revenue works. Some of the rudest and most entitled people I have ever met are from here. I have lived all over and this is the weirdest place I have ever been.
You forgot that no one acts like they have a life, therefore they are constantly in your business both personally and professionally. Nothing is sacred or private if you live here. Bible thumpers are the most critical, hypocritical people you'll ever meet. If you're not a close minded conservative, get ready to be judged for everything you do.

It's a good show!!! 😂 I would say it's an underrated one.
Missouri compared to Michigan? I want to move my family to Missouri. Hows the job market? Anyone in Missouri please help 😂
Depends on the job you're looking for! Teaching, medical, construction, retail, I feel like do very well here. There are SO many jobs you can find here. If you're a marine biologist, chances are you can't find a job here 😂 but it's all on what you're looking for!
They generally pay much less as well.
No, stay in Michigan, wages are complete garbage in most of Missouri. That's why the cost of living is lower. So, it's mostly a trap.
How come you never went back to kayaking?
Are you wanting a video on kayaking in the area?
I’m looking for property in the rural area in Missouri
That's awesome! Email us at wiserlivingrealty@gmail.com and we can get you set up to look at places you would be interested in! 🤩
You don’t know how little that narrowed the search down
There is a lot of good quality areas in Missouri the only thing to remember is if move close to the river any river most of that land will be on what's call the river bottoms and will be proved to flooding. Best advise is to do a good amount of research.
I'm moving to pleaseanthill in like 2 weeks. Never (ever been there or even passed through. Know anything about that place? I looked up videos on it and seems like it's trains, tractors, and high school sports lol. Also, what's the restaurant situation... I'm a foodie! Thanks!
We aren't that close to Pleasant Hill, but I see a Sonic, a Mexican restaurant, and a cafe! But really, looks like this is a city close to Kansas City so with a little bit of a drive you could have anything you want! 😂
@wiserlivingrealty yeah, but.... all the stuff I read about KC (and SL) are they're super murdery. Lmao. Thanks for letting me know. I appreciate it! Subscribed and watched about a quarter of your video already. I seriously know NOTHING about mo. Now, I know.... still very little HAHA but I do know I can't have a beer with and elephant apparently.. LAME!
Oh the WORST to have no beer with the elephants. 😂
Sure, there are areas that are super "murdery" as you put it, but in those cases there are safe areas and unsafe areas too!! I would recommend finding a map of KC that shows how safe certain areas by the amount of crimes there. That way you can gage which areas to stay away! And always ask some of the friends you make too, they could have an entirely fresh perspective!
Just don't vote Democrat.. and you'll be fine
umm trains and tractors are lifes elements...
Property tax is a scam.
It can be confusing on how to pay 😂

I’m moving to Columbia from Poplar Bluff.
I have high hopes for Columbia, and nothing good to say about PB, except the VA there is very good to Veterans.
No downtown, no culture, no diversity, limited restaurant options, Walmart, and churches.
Columbia is like a shining light after living in this desolation of a town.
I hope that Columbia is a better place for you then! They should have a bit more culture and diversity 😂
that diversity thing will bite ya some day
@@davehughesfarm7983 Nope, Columbia is much better in most categories compared to the southern Missouri wasteland areas of West Plains and Poplar Bluff that have massive poverty and drug problems.
My fiance is from West Plains and we're thinking about there to start a family. I don't plan on moving to Springfield that's for sure lol
We can try to set you up with a realtor in that area if you'd like! Give us an email or text us. We can take care of you!
West Plains is an absolutely HORRIBLE place to live, tons of drugs and massively high poverty rates.
@@KS5040 I was looking into it and that seems to be the case. It's where she wants to live tho to be near her family. It may be a not do great place to live, but housing is inexpensive. I can get a very decent sized house for 200k
@@Digital_Her0 I would suggest Nixa or Ozark in Christian County south of Springfield. That area is 10X better than West Plains. West Plains is a trap with zero future at all.

How does one buy a reasonable home under $100,000 in Missouri. I'm done with Iowa but we can get rather nice homes in small towns up here for 50-80.... Well. We could before we ended up with a failure for a president. Now a 4xk house is valued at 80k+ and you can get more.
Hey there! Well it depends on where you end up looking, small towns can definitely help! If you want to see what's in our area, check out wiserlivingrealty.com or email us at wiserlivingrealty@gmail.com so we can talk! 😁
We paid 42,000 for our home on 54 acres

I've heard that one before 😂
7% income tax sucks! personal property tax sucks!! the roads/bridges are in bad shape because the idiots in jeff city won't raise the gas tax because of trucking lobbyists!!
FYI, we are 10% below national tax average. The roads are fine and maybe you should get a better job. Also get a house you can actually afford.
@@REXYofthe501st LOL, most of Missouri is a low wage cesspool, that's why there is a big brain drain of educated people that move out of the state for better opportunities elsewhere.
@@KS5040Yeah, just stay in Portland or Seattle. What do you not understand about bout a rural state. Learn to live on less instead of being a dope.
@@brianrash9885 100% wrong. Missouri has far less higher end career opportunities compared to many other states. I've never lived in Portland or Seattle. If you learn to live on less in an already low wage dump state, the odds of ever moving somewhere nicer are even less as costs go up at a faster rate in far more prosperous places. I left the Kansas City region back in 2008 along with most people I know that lived there.
@@KS5040 You are a younger materialistic type of guy. I’m just the opposite, minimalist, no debt, and living well below my means, so a place like Missouri is very appealing to me. Oh yeah, how does that make me a 100% wrong ?

Sorry for your loss!
Do we just ask the relator to tell the title company not to disclose the amount paid for the property. I like this option
I'm glad you like the option too. 🤩 It can come in handy for our clients!
Because we are a non-disclosure state, the title company will always put the deed as $10. So you won't have to do anything to disclose the actual amount paid for the property! It's already set.

Well you're in luck!!! We plan to release one this next month just on tornadoes! 😁
in general, it is a high risk area but not near as much as OK or eastern TX. I think a bigger challenge are the rural country roads once you get off the main highways. Quite narrow, no shoulders and lots of bends and small hills provide a ton of blind spots plus tons of deer and other critters crossing the roads means you gotta pay attention at all times.
Thinking about moving, seems like a cheaper version of Kansas
Reach out anytime 😊 wiserlivingrealty@gmail.com
It's MUCH prettier than KS.
Missouri and Kansas are both inferior states in most categories, cheap for many reasons.
The lakes are man-made lakes.
Yes, many of them are! And they are BIG too!
Correct, they are inferior reservoirs compared to much better naturally occurring lakes Up North. If anyone is from the Great Lakes region, New England, or northern Rocky Mountains states, you'll know exactly what I'm talking about.
It's Missourah around here. Missouree is St. Louis and the carpetbaggers during and after the war, and their children.
A Missouri friend described Missouri people as two kinds. One, are are conservative folks with stubborn beliefs and little tolerance for outside ways, but they are kind people and won't hurt you. The others are hoosiers [red- necks] who are conservative like the others but hateful and self- rightious in their rudeness. And with no pretense of being Christians.
I have not heard that before... but that makes me sad to think they think that of Missourians. I can see how some would fall into those categories, but not all!!! At least the people we know. We are blessed!

@@denniscarver7681 Dry snow in the Upper Midwest is far easier to deal with compared to the garbage sleet/freezing rain crap Missouri "winters."
Damn you got it all backwards
Correct, most all of Missouri is a low wage wasteland that is below average across the board.
We drive older cars because A we like them and B they are more reliable.
Also, how stupid are you?
You forgot that no one acts like they have a life, therefore they are constantly in your business both personally and professionally. Nothing is sacred or private if you live here. Bible thumpers are the most critical, hypocritical people you'll ever meet.
If you're not a close minded conservative, get ready to be judged for everything you do.
Definitely not true about Tampa Bay Area and Sarasota. Even Orlando. This cities have the hardest water out of any state I’ve been in. 😂😂
