My dear friend u have completely ignored a few basic points in comparison between Behria and DHA. DHA is essentially conceived and developed for retired personnels of defense forces.whereas Behria Town is for the general public.
As far as Roi is concerned a 01 kanal plot in Dha phase 2 was 70 to 75 lacs in 2011 now it is 4.5 to 5.0 Crores. About 7 times increase in 11 years. Similarly a 7 marla plot in Bahria phase 8 was 12 lacs in 2011 now about 90 to 1 Crore. Same 7.5 to 8 times increase. This makes it 23 to 25 % Roi approx in both cases. So return on investment in developed areas with population is the same in both societies, and it would be less in undeveloped areas.
Your videos are appreciateable moreover sound's professional, however having what all you said, future seems to be more promising with Dha due to following factors : 2. DHA have better road access from both express highway and GT road with multiple options, while bahria town entry exit are chocked during peak hours, and the roads leading from bahria town to pwd, pakistan town and gulraiz are totally saturated. They are one of the worst bumpy roads to travel in twin cities especially in office and school hours. 2. Bahria security is compromised due to flux of commercial activities and these areas are crowded by non residents. 3. Not having better check of entry/ exit at bahria town, roads are saturated as being used as bi pass to travel to GT road to pwd / gulraiz and vice versa. 4. Living cost is more in bahria town as their amenities / utilities / transfer fees are much higher than Dha. 5. Bahria Town do not offer space for healthy activities like play area/ grounds, jogging tracks especially in phase 1 to 6. 6. Bahria Town management do not keep promises to their residents. 7. Due to too much alterations in master plan and vertical growth, it has become over crowded and is challenging to keep law and order. 8. Incase of bahria town income vs expenditures aren't balanced, they do burden allottees in one way or other. there electric billing system is dubious, they never dis classify and surface financial spending they earn from massive advertisement. In fully developed areas they shoukd keep cetain amount of it for maintenance & betterment of specfic phase/sector.
There is no comparison between these two.societies As Bahria Is private Organization and Dha is Govt owned (as per Documents authenticity dha is peace of mind) where as bahria always blackmailed their residents with extra charges and all!
Return on investment in Dha phase 3,4,6 and Dha valley is only around 12% for balloted plots and rest 85% unballoted files it is less than 10% for last 15 to 18 years.

It's a reasonable point of view. In Pakistan we see that institutions are built around personalities. They crumble without them. That's another plus point of DHA since it's backed by a stable institution.

It's still 2% in DHA if you are filer for advance tax and stamp duty. However, in local area stamp duty is being taxed at 1%
Update: Stamp duty for DHA phases in RWP has just been notified to 1%.

No body is wasting time dealing in DHA. Both products have separate niche market. And investors prefer DHA over Bahria as DHA gives better return.
