Hi Kaori. What is your opinion on scheduling multiple home inspections during the build process?
For example, one inspection after the framing is complete, and another inspection before closing?
I would recommend it. I especially recommend a full home inspection prior to closing. I've found a lot of builders cutting corners on insulation, roof tiles, and more... feel free to email me at Kaori.nagaochiti@sothebysrealty.com if you have any more questions! Are you in the market for new builds?
Since new construction homes can take such a long time to complete (almost a year), why is it important to decide on a lender so early in the process? Could you use your pre-approval to sign the contract while shopping for the best lender to compare, then decide which one to choose about a month or two before the closing date? I don't like the idea of not comparing what other lenders are offering while waiting for the construction to be completed! During which phase of the process does the builder require a complete mortgage commitment/application?
Great question Suzy. The only decision you need to make upfront is whether you will be working with the builder's preferred lender or not in order to leverage their builder & lender credits 💰 Builder and lender incentives are contingent on working with builder's preferred lender. I have a lot of buyers do a rate lock, but within 30 days of closing, have a conversation with the builder's lender to see if we can match the current market rate. Hope this helps. Very informative and very well explained! Quick question: Is the day your home is scheduled to record, the same day you sign the title documents?
GREAT question! As a buyer, you can sign the closing documents before closing day. If you choose to sign the same day for closing, my pro tip is to sign first thing in the morning so that title has enough time to collect all documents, confirm funding, and release to record. Once recorded and you get a copy of the deed, it's official and you can collect keys 🔑✨😍
@KaoriLuxuryRealEstate Thank you so much for responding! So, does recording usually happen pretty fast? Like within days? I'm just trying to inform myself as much as I can. The contract does say that we can't pick up the keys until recording with the county has happened. I just wanted to see if this typically happens pretty fast or if on average it takes a few days.
@@twin510 Recording usually takes a few hours. If you sign, fund, and release to record in the morning, you should get keys by early afternoon. If you release to record in the early afternoon, usually cut off is at 2pm, you should record and close by the end of the day!

One question in regards to the pre-approval process with lenders, have you had clients use a mortgage broker to help with the shopping process, to better compare the pros and cons of using the builder's preferred lender(s)?
Thanks for watching! To answer your question, absolutely! It's important for my buyers to do their due diligence to get rates from other lenders including mortgage brokers and banks. You can then use that to leverage your rate with the builder's lender!
