For starters you need step flashing from the roof to wall and it needs to be properly tapped into the brick. (Not sure where you live but the fact that the house passed inspection when being constructed is baffling). Second is raccoons are one of the most persistent and aggressive animals to destroy property- whatever reason they want in they’ll get in. Having a wildlife removal specialist evaluate and trap to ensure they won’t return

I just got back from a supply run: OSB, 2x6 for rafter repair, felt, step flashing, roof cement, and shingles. I'll video the repair and hope to get good feedback since I have another part of the roof with the same rot against the brick, and it was also a Raccoon entry point.
