    As a first time homebuyer, it was impossible for me to find a house that was not in an HOA unless it was 50 years old. Yes I live in Texas.

    Unless you have something like a neighborhood pool, I see no reason for an HOA. Even then, the HOA should just be for managing the common areas.

      The problem is that it's almost impossible to buy a home without an HOA. I've had five homes in my life, and only the first one didn't have an HOA. I couldn't afford the ones without it, or the neighborhoods were so bad I wasn't going to live there.

    Any nice size texas town or major city, its basically impossible to find a nice home 1) doesnt have an HOA, or has one pending completion of the neighborhood 2) isnt old, or require lots of renovations 3)Has neighbors who's home are just as nice to help justify what your paying for yours. It takes seconds to walk over to the neighbors house, introduce yourself and why you here, and ask about the HOA, then go email the HOA and see how they respond to you about information you request of them. You'll quickly find out which HOA's are going to be a problem and which arn't. I stuck away from HOA's that had bad complaints from neighbors, were lazy or gave poor responses to emails, and who's dues were way to high for things I would not personally benefit from enough.

    It's nearly impossible to find a new construction build in a nice area that does NOT belong to an HOA. I live in North Texas and technically within the DFW Metroplex. I find our HOA very fair and even handed. That said I live alone, no kids, upkeep my lawn and home maintenance. I also communicate with the lead person of the HOA and form a relationship to be partners in the community. I don't see petty fines and heavy-handed tactics by our HOA but I do see A LOT of lazy homeowners who refuse to mow their lawns, collect their trash bins within two days and other nuisance behaviors. Our HOA fees are very reasonable and I see more problems with problem neighbors than I do with the HOA.

    I can understand why they did not want her feeding ducks. My neighbor (9 ft between our houses on a zero lit line) puts bird seed and squirrel food out attracting everything in North America. Two turkey buzzards ate, then crossed my roof and flew across the street for a snack. I had Opossums, squirrels, too. They got into my attic. I spent $900 cleaning out feces an replaced urine soaked insulation. The neighbor built up the area by my house. Dirt came in through the weep holes. I just spent $100 on 4 jugs of termite, ant and borer bee spray. The borer bees are very hard to get rid of. Two snakes dropped off the crepe myrtle dripping over my atrium and on my 30-year roof. My grass has been scalped every summer, and some micro-manager beacons me to edge every day even though I mow once every 7 days. I just had some kind of oily liquid doused on my grass and curb this week; vandalism has been ongoing since 1989.
    Due to restrictions, I believe people deliberately do things against the rules just to exert their own power. We had power outages in the middle if the night from 2007 to 2014, speaking of power.
    I have performed constant maintenance cleaning borer bee hormone off my bricks. The lumber is treated, stained and painted but they call it home because of the crepe myrtle in the neighbor's yard's abundance of flower petals. I have termites, snails, and all sorts of bugs. To conclude, nobody will buy my house except for the money farmer whom ever that is (i.e., owner of the next door property) because they want my trash. Not even. This house is a treasure, and they know it.
    Our HOA is pretty tame, though some of the board members can be country. Likable group, there is nothing they can do about it, and we don't get involved in personal disputes. Trees don't talk. Trees don't talk.

    Our HOA fees increased by 200 dollars this year. They blamed it on hurricane Beryl , fencing costs, etc. however they didn’t even replace the entire fence. Not to mention we had to place our own fence ! We live in a neighborhood where the majority of the homes start at. $350,000 and go upwards of $ 750,000! There’s nothing new being done here . I see the police officer sitting in the curve maybe twice a month . My HOA collect over a half million dollars per year. The math ain’t mathing !

    we are in the process of selling a home that is under HOA rule and I'm so happy to be out of here. As their last stab to me, they are charging my title $300 for a status letter that has the wrong amount on it. So they are scamming out of another $100 they were supposed to refund me for.
    whatever value you think you're getting from them is diminished by the people who will specifically not buy a home with an HOA.

  • @jrblues55

    One thing a lot of people forget is that just because you DONT have an HOA doesn't mean you can do anything you want to your property. Just because the HOA isnt stopping you from building a ferris wheel in your back yard doesn't mean the County/City wont. Not having an HOA is great and allows you to park your cars in the grass, leave trash cans anywhere and paint your house pink if you want. But there are still rules/laws that dictate what you can ultimately do with your property.

    • @realestatesteph
      @realestatesteph  5 หลายเดือนก่อน

      True

    • @erzabetf9544
      @erzabetf9544 4 หลายเดือนก่อน +1

      But you’re less likely to have problems with the county or city than with the busybody nincompoops who want to be on your HOA board. Better a pink house next door than self-important Kevins and Karens looking to throw their weight around over inconsequential nonsense. And the vast majority of people are content to park their cars in their driveway or on the street, so parking them in the front yard is pretty rare, even without an HOA.

    As someone who is on the HOA board, in GA, there are definitely pros and cons but Ijopped on to reshape my HOA to benefit the consensus of the community. Plus, the rules actually match the county/state that non-hoa homes still must comply to in my area. I get to help people KEEP their houses and prevent investor abuse in the community. Yup, our HOA is a bit of a unicorn with me on it, not common everywhere. Also, the board retains a lot of power versus giving power to for-profit external mgmt companies that only look to profit at homeowner expenses and try to get homes by using tactics and exploiting lack of education regarding rights of the HO, excess fees, & other crap. I encourage people to get involved in their hoa, even volunteering, and presentthe issues WITH solutions of change, not just complaints. Great Video!!

      HOAs can be corrupt. They can spend funds belonging to the HOA to enrich their friends and family members. Eg. If one house gets hail damage on a roof, do all homes in the neighborhood need new roofs (so they look uniformly the same)? Some HOAs get no bid contracts for work to enrich themselves.

    Saying that the HOA was created to keep black people out is ignorant. HOA's in certain parts of the countries especially during Jim Crow probably had some rules against black people in their community, does not mean this was the reason for the creation for the HOA. People like you see everything through a lens of race, get some help.
