Might not be a very exciting video for everyone else, but honestly one of my favorites. Very informative as ALWAYS! If your ever feeling down, just remember how much we all appreciate you!
Wow just found this great channel after my first day at new job. I'm now 18 and I had this one year period of just sitting and wasting time on computer. Once ill have built up some money i sure will start investing of some sort. You make really good and motivational videos. Thank you so much! Respect from Finland!
craigslist flips are very profitable. you can start with cell phones and such. just learn all about waht youre buying to make sure its not stolen, it has real value where theres a lot of buyers (antique dolls and shit wouldnt fit in that category) and pay cash. A lot of people will accept cash up front for much lower what they ask just cuz they wanna get rid of it. I buy and sell ATVS, snowmobiles, and vehicles and make 1-2k per flip. All for buying something and waiting a bit til it sells for profit. passive income at it's best. in 13 months i went from 3000 to 17000 net worth from my job and flipping
Thank you for your advice! and actually my older brother used to do exactly that (selling phones etc.) aand unfortunately he ended up buying a stolen phone..
Thanks your this! I've always been a despiser of credit and as I took notes throughout this entire video the biggest thing I got out of this came from the very last thing you said and to sum it up, "Work your credit, Don't let it work you!" This is why I never skim through your videos! Great Content!
GrahamStephan No problem and it’s definitely an inspirational moment for me to be acknowledged from you while i’m still bing watching and taking notes from your videos and I always say thanks after watching them to show how much I appreciate the content lol a simple like doesn’t do justice! This is just really appreciated information for me, thanks again man your really serving a great purpose on here!
Appreciate the knowledge Graham! I love your videos man, I have obtained a great amount of information. I also enjoy how you present yourself in your videos. You are never trying to impress anyone, but rather help all your viewers who have an interest in real estate. Thank you!
This was very helpful Graham keep up the great content👍🏻 I invest in 30K-50K properties that need light remodeling like floor, paint, landscape etc (which I do myself) I've never used more than 10K to remodel. After the remodeling my properties sky rocket to over 100K and I rent them out and keep investing in new properties. Like you said, Clearance and Sales aisles in Home Depot and Menards is the way to go to do these touch ups😉
I invest in the suburb Chicagoland area and I rent my single family homes for $1200/month and my multi family apts for $850/month. Currently bringing in $4000/month just from my rents and I also work a full time job! Your videos have taught me and my kids valuable real estate and life lessons. Thank you so much!
That's amazing cash flow, dude...wow, I wish I could achieve those numbers in Los Angeles. I'm finding it takes about $250,000 to get about $1500/month...terrible returns, but appreciation has been amazing. Thanks so much for watching, really appreciate it!
Dude... Where did you get that jacket? I need it. Also, excellent content. I'm 20 years old working at a digital marketing agency and going to college full time. I've grown an interest for real estate investing and you have given me a lot of valuable insight. Thanks.
DAMN GREAT INFO! I live in LA and recently caught an interest in Real estate. I'm working on getting my real estate license and hopefully learning the business while employed in the industry.
Amazing video - I loved your practical advice in this Graham. I want to see more stuff like this! I'm in the same position as your guest on this show - looking at areas under $500k around LA (like Lancaster, San Bernardino, Santa Clarita, Simi etc). but I'm open to out of state stuff: particularly in Mesa AZ, Maui, Texas (the big cities), Denver, and SLC.
Hey Graham, my names Andrew. I am active duty US Airforce stationed overseas. I will be back in the states this year and I plan on investing in a house to generate some passive income. I just want to say thanks for making these videos, they help so much for people like me that are trying to understand real estate in general. Keep up the great work man!
Oh look, another GrahamStephan vid... insta liked. Really though, awesome videos and honest content. Your vids were a catalyst, a turning point in my life. I hope to see you on the other side. Cheers
Little production value?! This video was great Graham. Really deep, and informative. Plus the fact that you showed us that you were on a real phone call with your friend talking about your investing strategies. I don't think it can have anymore value than that. Shows that you're real and not a phony just blabbin like some other people out there. *cough* tai lopez *cough* lol
+Donaciano Sandoval Thank you so much! I suppose my hesitation was that I wasn't sure if it would capture people's attention without b-roll, music, cuts, etc - but I'm so glad to hear I was wrong. The phone call turned out so perfectly and I'm glad it all worked out! Unlike some others *cough Lopez cough*
Thanks for watching! I hope this style flowed okay - very little editing since it was so slow, but hoping the content would compensate for the lack of memes/humor/etc!
All valuable information but @15:10 he asked "How do YOU evaluate a potential investment to insure the numbers makes sense?" He goes on to ask if you use a spreadsheets, type of metrics etc... I don't know if you miss interpreted or were avoiding that question but the answer was extremely vague. I was hoping you can elaborate on that question or even make a video on it.
This is such useful information especially the part on locations. Being a guy that lived in LA for most of his life, once you said Venice and Santa Monica, I was like oh shit, he's giving us the inside scoop.
I used to live in Beverly Hills, on the cross streets of Beverly Dr and Sunset. You know Carolyn Way north of Sunset? That's where I used to live. Now i'm awaiting deployment for going into the Army for 6 years on May 1. I'm thinking of it as an experience to open my view of who I am and what I'm capable of, as well as a to create a foundation for what I want to make. Investing money, buying houses, that's the long term goal for now, so thank you for keeping me motivated to when I get there.
+David C I know EXACTLY where that is, small world! I worked for nearly 7 years at the Coldwell Banker on Canon and Wilshire, at that time most of my business was in BH. Did you go to Beverly High?
These are some of the questions i was having im glad i stubled across this. My main question was the "how do you find good locations". I live in Kansas City, mo so i was trying to relate by thinking of new constructions and developing areas
Multi-family is the way to go to start. Young guys should definitely take advantage of that to start. Live rent free and take that cash to do the next deal that will be smaller so get as many units on the first shot.
+Duane Bethea 100% agreed. I'm looking to do the same thing myself this year. I bought a house last year, but want to go the multi family route - rent the house - and rent the other units while living in one. Rent free!
I agree with you on having sufficient downpayment. Over here in Canada, anything less than 20% and you have to pay CHMC insurance as well and most people fold that in to the mortgage as well. trying to save up on my first 25% to take my plunge into the real estate. It sucks that the real estate in Canada is quite on the high side making having a signficant downpayment taking a longer time.
I found it interesting how you're having your properties managed passively right now, and how you found highly-rated contractors on Yelp. Sounds like a great system you have going!
Thanks, Kellan! The beginning was frustrating to find people - I went through several contractors because their prices were too high or they never showed up (seriously), but after some searching I found a good group to work with.
GrahamStephan It was great for me because I'm really interested in the topics that you spoke about. I think it's good to have some videos with the fancy editing and some videos just like this one.
When does the English version of this video come out? :*) OHHHHH, that's a video idea, going through the biggest Real Estate terms or making a financial literacy video. Young people like me would appreciate that haha
Thanks so much for watching Josh! Was it okay without the fancy editing, humor, music, b-roll, etc? Was worried it might be a little too long - I hoped the content would make up for it.
Hey Graham, I love your content and just recently developed a passion for real estate. Sooo many things i learned growing up did NOTHING to help me financially and virtually teach me to work paycheck to paycheck cuz the "man" is against us and you cant make it anywhere in the system. I always wanted to break this and you have helped me so much... After following you for awhile i kinda get a weird vibe from this video. Every time your student presents something, you give off a body language tone that your very unhappy with the thought presented or your better than that. I'm not sure of your prior relationship but it sends a weird message. I like your image video and maybe that RAWness got to you. All in all Your content is life changing, Thank you for providing it. I am currently chasing my licence due to you
Hey Tyler! Thanks so much for the kind words man, really means a lot to hear! Not sure what your referring to, I didn't pick up anytihng...but maybe it's different just compared with the newer videos. I've had a lot of practice filming since this one.
Hi Graham, Thank you so much it is a really nice video. You are very unselfish and did explain lots of details. You are very awesome. Graham can I ask that i did see property on the market on trulia or zillow all the time, but it seems they only have the agents' number there. How can I directly contact the buyer? What do you mean that you can do it on your own that you don't hire a buyer's agent, does that mean you talk to the owner directly? Have a nice weekend!
Thanks for watching! If a property is listed, you'll need to go through the listing agent - they have a contract with the seller that entitles them to market and collect a commission if the property sells, so that will need to be honored. As for your other question, what part of the video is that? I'm not sure without hearing what the context was.
Hi Graham, thanks for reply. Really appreciate it😊! The other part also from this video , you said you don't hire a buyer's agent so you can cut their commissions. But then you said if a house is listed you have to go with listing agent?
Great post. Is it better to buy flip sell until enough capital is accumulated to be able to afford to buy 2 or three rental properties? putting 20% down on three properties could be 300,000$ , so shouldn't you flip and sell a couple houses first to help gain some capital?
Hello Graham, I really appreciate the content you bring to these videos! It's in many ways useful to me personally. I'm currently a 19-year-old real estate agent from GA and struggling to get continuous business or any business at all. What kept you motivated even when things got rough? Continue the great videos and great work! props bro!
Hey Edward, thanks for the question - I can't really remember things getting too rough, but maybe I've just had a positive outlook and that's helped me not even think about any negatives. The only thing that stands out to me is that sometimes I've gone MONTHS without closing a deal and it gets tiring, you feel deflated, like you're wasting your time and that nothing you're working on pans out. But thing you eventually close a deal and all those feelings wash away, but while you're in it - it's not a fun place to be in. Not being busy, not being challenged, and not having things work out is tough - doesn't matter if it's in real estate or any business. But I think if you look at the bigger, long term picture, you'll realize that any short term hiccups are just part of the game and that it'll all even itself out in the end. I hope that answers your question?
GrahamStephan It definitely did, I get where you're coming from when it comes to seeing the big picture, the by product of that work well eventually be worth it. what's your insight on trying to multitask different avenues of business, for example i enjoy stock trading, mostly day trading and swing trading but I enjoy real estate at the same time. Is it a matter of organization or preference?? or is it more of sticking to one thing and becoming a great at it??
For sure. I can't really film any of the good stuff, though - most of my day is spent showing properties and there's a level of confidentiality I can't cross between showing clients or some of the properties. But I can speak about the process though.
You mentioned that you would never buy out of state. But would you ever consider investing in on a property out of state? whether that be a 50/50 deal with someone just getting into the real estate, or expanding your portfolio per say. Loved the video. I definitely took notes.
+Patrick McGuire Thanks so much! I'm not interested in partnering at the time so investing out of state in that regard is out of question. Too many complications and I'd rather it all be on me. Nothing wrong with going out of state but for me, I'd rather just invest around the areas I know the best.
Hey Graham! Awesome video once again! Very informative and I really liked your idea of filming the actual discussion. Btw, where did you film this video at? It looks like you filmed at a fancy cafe or something, lol. I doubt that is this case, but where ever it is, that place looks nice! Best regards, Chris
+Chris No Hey Chris! That was filmed at my office, it's a cool spot that looks half industrial half hip cafe, it's a fun place to work and even better spot to setup the camera!
Thank you always for informative videos. I have seen too much ad-hidden videos that just lose the creditably of its contents . I stumbled upon your youtube channel and I love it. Keep up the good work. Just quick question to ask. Is it better off investing index fund mutual fund. you mentioned in other video that you invest sums of money on index fund. What is your thought and how much is the minimum in terms of bringing profit for people like me who just started working as a recent college graduate. Thanks
+KyoHong Lee I totally agree with you in terms of ad-ridden content, I can't stand it. I automatically click out as soon as I see it's some type of hype for some bullshit e-book or program. As for your question, I prefer index funds vs mutual funds. Less fees because their less actively managed. As for bringing in a profit, I recommend their minimum buy-in...I believe it's $1000 for some of their target date funds?
Graham, you might need a virtual assistant once you're up there. so much networking could be done for you and prospecting done on your behalf. make them a schedule and give them a local Google phone number. check out the Philippians $5/$6 an hour. but.... it's just a suggestion. wishing you the best man
+David Gamez Thanks David! Most of my business is word of mouth at this point, since it's such a niche market it's likely best I'm doing it myself. But at one point I'll likely need an assistant!
+Jose Berrios I uploaded a previous video of how I recommended getting leads! But long story short - I recommended working Craigslist to do leases to meet future clients, hold open houses as often as possible, and make an effort to let everyone you know that you're in real estate!
There was a part where it was said that ideally you want a property that gives a 6% to 8% return. I understood all the video in except that. What is that return based on? How do you calculate it?
have to ask, lol what is the watch!?!? I'm a huge lover of watches and loving some of the ones you have in your videos (loving the videos btw) but i have to ask which watch is that? I'm dying to know!!! keep up the epic work and great content
Hey Graham, So I purchased my first home last year and I am using it as a rental property. I want to get into buying properties but I don’t have any substantial income saved for purchasing, recently I saw a 12,000 dollar house with 4 bedrooms and I got very excited and got a personal loan to purchase it....fast forward a week, they snatched the house from me... and I was thinking of keeping the loan just in case another one came up... since they come around often In my area. Do you think it’s wise to get any kind of loan to purchase rental property. Btw I am deathly afraid of loans..which is why school is a no for me.
This is what we need, Graham you are an inspiration but also act as a bit of healthy competition ;)
Haha thanks, Shawn - competition is good :)
My man back at it again with the extremely helpful videos! Congrats on 20k!
+Diabetic Aesthetics Thanks so much bro! Gotta get back to your email as well!
No worries brotha, take your time! Your schedule must be hectic with all that's going on. Looking forward to your next upload!
Might not be a very exciting video for everyone else, but honestly one of my favorites. Very informative as ALWAYS! If your ever feeling down, just remember how much we all appreciate you!
+Colt Crist That seriously means so much for me to hear, for real - thank you for saying that, I'm really glad you enjoyed it!
The advice you gave in this video is priceless. You should do more videos like this where you answer questions. Great video by the way, thank you.
Thank you! I'll definitely be doing more of this style!
bro you reached 10k just 2 weeks ago now you're almost at 20k! Keep sharing good info
IT'S INSANE! It grew way quicker than I thought was possible.
17:34 I live in Lancaster, if you ever wanna check something out over here but don't wanna make the drive hit me up!
Thank you for the offer, that's really nice of you! Not buying anything out there for now, but I'll certainly keep it in mind!
GrahamStephan No problem
Dude, you're the best. I'm soaking all of this, I'm currently 15k into my down payment saving!
That's awesome, keep it up!
Dang 15k ....
Wow just found this great channel after my first day at new job. I'm now 18 and I had this one year period of just sitting and wasting time on computer. Once ill have built up some money i sure will start investing of some sort. You make really good and motivational videos. Thank you so much! Respect from Finland!
Thank you so much for watching, glad you find them helpful!
craigslist flips are very profitable. you can start with cell phones and such. just learn all about waht youre buying to make sure its not stolen, it has real value where theres a lot of buyers (antique dolls and shit wouldnt fit in that category) and pay cash.
I enjoy watching your vids while i'm having some tea. 💯
Thanks your this! I've always been a despiser of credit and as I took notes throughout this entire video the biggest thing I got out of this came from the very last thing you said and to sum it up, "Work your credit, Don't let it work you!" This is why I never skim through your videos! Great Content!

This is just really appreciated information for me, thanks again man your really serving a great purpose on here!
Hi Stephen, can you do a video on the entire process of a real estate transaction?
Yes! Was planning on it!
Man, such a insanely informative channel. I can't wait to get into investing and real estate! So excited!
Thanks for watching!
Appreciate the knowledge Graham! I love your videos man, I have obtained a great amount of information. I also enjoy how you present yourself in your videos. You are never trying to impress anyone, but rather help all your viewers who have an interest in real estate. Thank you!
You weren't lying- 27 minutes. Can't wait to watch this.
LOL...I actually edited some parts down so it wasn't 30+ minutes!
This was very helpful Graham keep up the great content👍🏻 I invest in 30K-50K properties that need light remodeling like floor, paint, landscape etc (which I do myself) I've never used more than 10K to remodel. Like you said, Clearance and Sales aisles in Home Depot and Menards is the way to go to do these touch ups😉
+Jalados Vip That is AWESOME! That's literally the exact same thing that I did. What areas are you buying and what rents do you normally get?
I invest in the suburb Chicagoland area and I rent my single family homes for $1200/month and my multi family apts for $850/month. Currently bringing in $4000/month just from my rents and I also work a full time job! Your videos have taught me and my kids valuable real estate and life lessons. Thank you so much!
That's amazing cash flow, dude...wow, I wish I could achieve those numbers in Los Angeles. I'm finding it takes about $250,000 to get about $1500/month...terrible returns, but appreciation has been amazing. Thanks so much for watching, really appreciate it!
Very good video Graham. I've been following you from the beginning. Keep the good stuff coming.
Love your content Graham!! You really motivated to get started on my own channel! Please keep it up!
I'm so happy dude, checking it out now!

Dude that's crazy I wasn't expecting that... thank you
Of course, happy to see other people taking action and making shit happen!
Dude... Where did you get that jacket? I need it. Also, excellent content. I'm 20 years old working at a digital marketing agency and going to college full time. I've grown an interest for real estate investing and you have given me a lot of valuable insight. Thanks.
+Cody Martinez Thanks dude! The jacket is from Zara - they've got some great stuff there. Thanks for watching, glad you enjoy it!
DAMN GREAT INFO! I live in LA and recently caught an interest in Real estate. I'm working on getting my real estate license and hopefully learning the business while employed in the industry.

I'm finally ready to buy my first investment property and this was the first video I had to revisit for all the valuable advice. Thanks Graham!
Congratulations on being ready to buy something! Glad it helped!

One of your best videos
Great video authentic
Loved today's video, again, thanks Graham!
You got it, thanks so much for watching!
Very well divided
Thank you, I was a little hesitant about uploading something with very little production value but I think it worked well!
GrahamStephan Agreed
Oh look, another GrahamStephan vid... insta liked. Really though, awesome videos and honest content. Your vids were a catalyst, a turning point in my life. I hope to see you on the other side. Cheers
+Daniel Thank you and I'm so glad you enjoy them and find them useful! See you on the other side 🙌🏼
Little production value?! This video was great Graham. Really deep, and informative. Youre videos motivate me so much
I'm so glad you enjoy them!
I'm really inspired to become a real estate agent, but that's not really a viable job where I'm from. Maybe one day i'll move to LA ;)
Damn I love every single video's subject. Thank you!
Thanks for watching! I hope this style flowed okay - very little editing since it was so slow, but hoping the content would compensate for the lack of memes/humor/etc!
This is very helpful, we invest in SFR and are looking to expand into MTF. You answered a lot of little questions i had in mind, Thanks boss.
+Matt Barnett You got it! Where are you investing in SFR? Were there any other questions I hadn't answered?
We are investing all through Southeast Michigan. You answered all my questions for the time being, Thanks again.
Havent watched yet, but from the comments I expect an amazing video. Will watch tomorrow, late here in Spain (0:42) and answer back to this.

...The rent cap does not apply to single-family homes and condo units, regardless of age.
Thank you so much for sharing your knowledge in this field, your the man!
Thanks for watching, glad you enjoyed it!
Amazingly helpful. Thank you!
Thanks Jason!
Is this a good investment to start with as a first timer in the real-estate market?
Great Video Graham, by the way you misspelled conventional when you were talking about the loans.
Hey thanks for alllllllll yr videos it has been a great help for me.
Thanks so much!
Thanks for sharing Graham! Your friend had some Really good questions.
Thank you so much, I totally agree! It was pretty comprehensive!

Right on time
Only 990 subs away from 1000!
GrahamStephan eventually *sigh*
Heard about the shooting, hope you and all your loved ones are okay!!
Yeah I heard about that - I live about 90 minutes away from it, but what a terrible tragedy.
Great information, thanks
+zoe gray Thanks for watching!
Amazing useful information.
Great advice, man!
+Gaige Pequeno Thanks! Glad you enjoyed it!
THIS WAS AWESOME! THANKS FOR SHARING. I AM LOOKING TO INVEST IN ABOUT 1 YEAR 1/2 IN SAN DIEGO CA. THIS HELPED SO MUCH.

A video on how to invest with OPM or how to step into the real estate market with limited funds would be amazing!
Sounds good, I've got a lot of video ideas but will try to make one of them about this!
good video graham keep it up!
Thanks so much!!
Sweet video👍🏽 keep them coming

Thank you for the feedback!
format seems similar to garyvee's, but love the sound advice! great video!
Funny, this was actually recorded a few days before I saw GaryVee's videos!
Very helpful thank you for making this video , god bless
thank you for those Graham
When does the English version of this video come out? :*) OHHHHH, that's a video idea, going through the biggest Real Estate terms or making a financial literacy video. Young people like me would appreciate that haha
Interesting idea!
GrahamStephan PLEASE DO THIS !!!!!!
Ben Eph Great comment !!
what terms did u not understand?
Rent Controlled, FHA loan, and other stuff. I Googled it all, just thought it'd be a cool video idea for the future.
Wow! Super in depth, and you're not selling an eBook? ;)
CRAZY, RIGHT?!?! ;)
Good video!
Awesome vid
Thank you!
Why don't you suggest less than 20%? I want to do 10% down and invest/live in it ASAP. I hate paying someone else's mortgage.
Almost 20k! Yayyyyy
Making a 20,000 vlog ;)
Hi Graham,
Thank you so much it is a really nice video.
You totally remind me of Mike from Suits
haha I'll have to watch it, never seen that show before!
Graham do you have a twitter by any chance? If not you should make one you are kind of blowing up on youtube my friend.
I don't have a twitter, I've actually never used it - is it better than using instagram?
Continue the great videos and great work! props bro!
Same I'm a real estate agent down here in Florida and struggling as well but gonna bounce up soon
19 yrs young😎
GrahamStephan
It definitely did, I get where you're coming from when it comes to seeing the big picture, the by product of that work well eventually be worth it. what's your insight on trying to multitask different avenues of business, for example i enjoy stock trading, mostly day trading and swing trading but I enjoy real estate at the same time. Is it a matter of organization or preference?? or is it more of sticking to one thing and becoming a great at it??
Graham could you please make a video of you working and you looking at houses or maybe a video on you're daily routine at work?
Nothing wrong with going out of state but for me, I'd rather just invest around the areas I know the best.
do any your business tips apply to any other countries? btw your awesome
+suck I'd say most of it applies to other countries, as well. Maybe with the exception of loans and rent control, but otherwise it all should apply!
Best video ever!!!!
Hey Graham! Awesome video once again! Very informative and I really liked your idea of filming the actual discussion. Btw, where did you film this video at? It looks like you filmed at a fancy cafe or something, lol. I doubt that is this case, but where ever it is, that place looks nice!
Best regards,
Chris
+Chris No Hey Chris! That was filmed at my office, it's a cool spot that looks half industrial half hip cafe, it's a fun place to work and even better spot to setup the camera!
Wow! I just want to say you have a beautiful office! You must get a lot of work done there. It seems like a great place to focus!
what ROI are looking for by investing in Property, in percentage
+delkredoprov Depends on the area, but generally 5-7% is pretty decent in LA.
Thank you !
Hey Graham what are you thoughts on BRRRR investing?
Graham, you might need a virtual assistant once you're up there. so much networking could be done for you and prospecting done on your behalf. make them a schedule and give them a local Google phone number. check out the Philippians $5/$6 an hour. but.... it's just a suggestion. wishing you the best man
+David Gamez Thanks David! Most of my business is word of mouth at this point, since it's such a niche market it's likely best I'm doing it myself. But at one point I'll likely need an assistant!
Amazing , but where would you start if you have no capital to start with ?
You can research "real estate wholesaling," although I've never done it!
Hey Graham, if I don't live near a big city, how can I pick a property? And if I rent something out, how can I take care of it?
Just switched my License to Ct and will be starting real estate soon. What should be a good way of starting to get leads as a new agent in the area?
Thank you! This one is a 1969 Zenith El Primero A386...definitely my favorite one BY FAR.
GrahamStephan ahh thought it was a zenith but couldn’t be sure from this far. Beautiful watch. Great taste!
