    Great tips. We've used Kwik set smart key since we started renting. Our short term rental has five exit doors all keyed the same, and we issue a code to the front. Our long term we use white appliances and semi gloss white paint with knobbed handle stops.

    From a renter's perspective, the more specific you make your place, the more likely you are to attract either bad tenants (damage) or nice people who try to DIY to fix it (damage). Paint the walls in a flat or eggshell finish. No good tenant wants a semi-gloss or satin finish living room. Junky ones who plan to make a mess do. Next, grey is not a neutral. Never paint walls grey, and do not install grey LVP flooring, grey carpet, or grey tile in bathrooms or kitchens. Renters hate it and will either skip your place or start DIY’ing. When the place still looks like a cloudy day, neglect will follow. Avoid polarizing decor like waterfall faucets, barn doors, or brown wood ceiling fans. Put up white 2-inch faux wood blinds. They're durable and most tenants will guess that destroying them could risk the security deposit. Put a medicine chest and wall storage cabinet in the bathroom, not just a mirror. Skip pedestal sinks in favor of a vanity with storage. Remember, you may need to post pictures of a unit while the tenant is still in it. The more un-stored junk in those photos, the harder it'll be to attract good tenants. If you have laminate countertops, know they will be chipped and burned inside a year, especially if they are in a grey apartment (for reasons discussed). Suck it up and get granite. Handles heat well, can be cheaper than quartz, and attracts a better tenant. When it comes to renting, you get who you pay for.

    I live not far from Dalton, GA. I get hardwood for an unbelievable price. 1.99 for real hardwood is unbelievable. It does take time to lay the flooring. My hardwood flooring in my personal house is over a 100 years old. I can make cabinets myself. I don’t put drawers in the cabinets. This is the way the cabinets in my personal house were built.

    A lot of my customers that have rentals use a deadbolt and a knob that doesn't lock. This way they have to have the key to lock the door and do not lock themselves out. Plus it is cheaper this way

      Good idea! I could see that working well. Combine that idea with a Smartkey stand-alone deadbolt and it would be a cheaper solution than the combo packs and you would still have the ability to easily rekey.

      If you have a lot of units, this approach is a major PITA-saver. Once your 'door count' starts climbing, the calls from locked-out tenants is awful. They want the property manager to drop everything NOW and come rescue them.
      Your idea is fantastic!

    Here’s a few more tips I’ve learned along the way - glue pvc baseboards to the bottom edge of the bathtub and nail pvc quarter round to the floor right up against the baseboard. I have had to replace many subfloors underneath the bathtubs because the renters don’t know how to keep water in the tub.
    Give them cutting boards. I used to tell them to use a cutting board but most renters wouldn’t bother to get one.
    Put tension rods in every window. That way they won’t damage the window frames trying to install curtain rods.
    Put over the door hooks on the bathroom doors so they won’t try to install towel bars.
    I agree with the LVP but I have found that the lower grade doesn’t last very long. Use the higher grade (20-22 mil) for better results

    ..add note to key apartment use one dead bolt lock and one lever with no key. In that way they is not accident lock out from tenant themselves.

    I do a pale yellow on all my rentals I keep the paint cards in my glove box. And never let your renters paint. They all think they are painters and they are not.

      I do pale yellow in my basement apartments. The reasons it is a warm color, and with a high gloss finish, reflects light. It is in my lease that they cannot paint. My property management company doesn’t like that I custom color. I do the painting. One of my properties has been used as a rental for many years before I acquired the property. I go in and do the painting myself sometimes. I want to scrape all the layers of paint off my trim and windows. This property is broken up into several units. So I am completely rehabbing it one at a time. I will live in it for a few weeks while I do the remodel. This way I get more rent and better tenants. I am more hands on than the property management is used to, but in the end we both make more money. I live 800 miles away from two properties. I need to make sure maintenance is promptly completed. I ask for two year leases instead of a year lease which is different from what they normally deal with. I insist on monthly extermination even for the single family home. The way I look at it I own my properties and I do not want slums. When choosing a property management company, I went in as if I was a renter and looked at properties. I wanted to see what standards they kept.

    Most paints are now cleanable. If you use semi gloss on walls it will show every imperfection.

    Great video I am adding comments as it goes. I put the vpl in the bottom of cabinets below the sink, and in the bathroom vanity. No ice makers or garbage disposal. The entry door should be fiberglass. They are a little more upfront, but they have great curb appeal and they don't dent.

I have not tried using fiberglass entry doors. Thanks for the suggestion. I will price those next time I need to replace one.

    I wish I had a good landlord that appreciates all that money he got in 16 years..... I asked to have the porch fixed he says he's selling the house he says he's terminating me.. I can see right through the slumlords on here especially smiley I say good landlords make happy tenants like the majority of the time and don't say all HUD tenants are bad because if I was bad why would it be here 16 years I'm only bad if I asked to have the porch fixed there will not be a porch and I have a duty to report that's what they told me the last time they screwed me after 7 years this is horrific what I'm going through 62 years old and at the end of this month I'm going to be homeless section 8 won't even talk to me they're on his side so I can be homeless living in a storage locker or a tent by next month because then they can say I didn't pay my rent there is no more Section 8 giving out nobody cares about homeless people and bad landlords should not be collecting money maybe you're a good landlord I would hope so.... my landlord doesn't care about people's kids there's lead paint all over

    What are your thoughts on flooring in kitchens? Do you use the vinyl flooring or go with a tile? If you use the vinyl floor would you use the same in the kitchen and adjoining rooms?

      Thanks for watching! In kitchens and baths, I definitely want to use vinyl flooring because it is durable and waterproof. As for using the same throughout that depends on the house. In some of my higher-priced houses, I use different patterns in the kitchen and bath to break things up. In one house I used this homedepot.sjv.io/MXyjRJ in the living room, bedrooms, and hallway. Then used this homedepot.sjv.io/vnxbWd in the kitchen and bath. In my own home, I used this homedepot.sjv.io/P04kBz in the kitchen and it has held up well.

    Great video. What do you say about all-glass shower partition/doors? My son wants to rent their house when they move and I'm worried about these two bathrooms with all-glass doors/partitions going up 6-8 ft. One of them swings out and hits the toilet and the other doesn't even close all the way. Looks like a safety issue to me but ?

      Yes, I agree it could be a safety issue. I have personally removed glass shower doors and put up simple shower curtains in several of my rentals. I find many times the tenants would not clean the glass properly. Shower curtains are much cheaper and easier to replace.

    1. What did you use for your transitions using this vinyl plank flooring? We can’t anything at Home Depot for brushed oak taupe transitions.
    2. Are you installing any type of barrier between this vinyl plank flooring and the floor? Or are you just placing it down as is?

      As for your second question, typically you don't need any barrier or underlayment for vinyl plank flooring. You might opt to use some if you needed to level up an uneven surface like a rough concrete floor. Most of the time we are installing over existing linoleum, original hardwoods, or wooden subfloors.

    The thing about the Smart Key is that you can't use a Master Key with them.

    On your b class neighborhoods do you do stainless steel with atleast ice maker?

      Yes, we will upgrade to stainless and ice makers when the neighborhood calls for it. We have a few properties at that level, but most of our homes are located in working-class to lower-income neighborhoods. The return on investment is much better in these neighborhoods.     Where do you typically get more keys?

      Kwikset actually sells new keys in a rekey kit. www.homedepot.com/p/Kwikset-SmartKey-Security-Re-Key-Kit-REKYG-KIT-CP-SMT-KW/202279362
      But I do not recommend spending the money on the kit, because any standard #66 style key can be used as a "new" key. Whenever you decide to rekey your lock, all you need is a “new” key and the smart key tool. In fact, when I first starting buying these locksets, an employee at Home Depot gave me a handful of "error keys" (keys they had made for people that didn't work correctly). Even those keys worked fine with this system.
      Nowadays, here's how I get more keys. I typically buy two combo packs (deadbolt & doorknob set) every time we purchase a new house. We need one for each exterior door, usually, there is one in front and one in back. Each combo pack comes with a set of two keys. If you get them keyed differently, (there are key codes on the boxes) you will have two different sets of keys. I use one of those two sets, as the keys for both the front and back doors. (by rekeying the second lock to the first lock's key) Then I save the other set as a rekey set. After doing this several times you will have plenty of different key sets to rotate through.

    Love the video. Lots of good advice. When I looked at the Speed Wall Antique white it got a lot of bad reviews for being Watery. Have you found that paint to be like that?

      I’m glad you enjoyed the video and thanks for commenting. To answer your question about the Speedwall paint, no, I would not go as far as to call it watery. It is thinner than some of the more expensive premium brands and may not completely cover in one coat, especially if you are painting over a darker color. If you are painting over a dark color you may need to use a primer or Kilz before painting with the Speedwall. We’ve found when we’re repairing or replacing drywall, the new drywall takes the paint well. Most of the time, during the vacancy between tenants, we are touching up or repainting over the same Speedwall paint color, and in those situations, the paint works great and it’s about half the cost of the premium brands.
