To all you guys suggesting "plopping a house on the land" are incredibly naive. Not as easy as 1-2-3. There is permits, zoning, perc tests, septic, electric, well, surveying, etc. THEN, you can plan for home construction (that list is endless as well) or hauling in a mobile home. In some cases manufacturered homes are not permitted in counties or townships. In most cases if your property is zoned residential, you won't be able to rezone it to commercial or recreational. Unfortunately the fate is most likely to be to tear down, level the property and prep for sale. Then restart on a rural piece. If zoned AG you may get away with rezoning to fit your needs. I support the channel. Not hate. Just reality.

Cities HATE when you build stuff like pole barns and ramps and stuff of a decent size without permits. Even if its in your backyard. They will definitely shut you down too if you dont get permission first. Shit i had the city tell me i had to tear down my miniramp just because i hadnt re-sheeted it in a while. Literally made me tear it down or i was getting fined. Shits ridiculous. But stuff like that can lower other peoples property value and other things so its kind of a serious thing. Not a lawyer although my stepfather and both of my uncles are. I have my own construction business and have to pull permits on stuff all the time. It’s going to vary widely from city to city, I know Golden, CO where I work a lot has an “after the fact” provision to help in situations where something was built in good faith with out a permit. As long as it complies with the IBC you usually just have to pay the fees you would have had to originally. But that is for things that are built legitimately, not like the “garage” they built. The concrete flat work they did out there is probably fine and maybe even the ramps. That “garage” they built will definitely be coming down though, no getting around that. Almost all places require permitting for a structure such as that

Welp since you own a piece of the land i would literally rebuild that pole barn and this time get the permit for that build and don't use pallets for the walls lol,the design look good but that won't pass with a permit bc thos get signed off by a official inspector once he see your build.Then if you have too get the permits for the poured concrete just make sure too the inspection formation out lay is hight and make sure you didn't pour over any electricity lines or gas lines or plumbing ect: and then you should be ready for a inspection on that if needs too be done.and bam.Once the official inspector come there and passes all your builds and signs off on them.Build a post bord out front too when people show up for now on.They can see that you have all the credentials for this site.Take your permits and pin them up in the bord,so no one can say shit anymore besides (have a good day) lol.It will be ok big boy,keep grinding bro,and keep your head up boss.

Permitting a shed can take months.... THIS is unrealistic development that does not really conform within any residential criteria. Environmental impact report, multiple surveys, drainage engineering, structural engineering, elevation certificates, are but the tip of the ice berg. And adding a residence to the property wouldn't make it any easier.
Time to crowdfund a badass lawyer! Do not go up against these people without proper representation! If they really wanted to, they can easily crush a regular guy financially using the city budget and lawyers and the courts. Its not their money so they don't give a fuck about tying you up in the legal process.

All it takes is money to be honest. Being a surveyor I’ve seen people get away with a lot of stuff. But if it’s not fully enclosed it is considered a car port. Or just covered concrete. One of the problems is that he is technically using the property for his business on TH-cam and basically only for that so with it being residential that’s a problem and getting it switched to commercial property will be hard especially with a neighbor that is already complaining. Getting everything permitted after it’s built isn’t to hard either. The city just wants its money for the permits. His biggest issue is using a residential lot for commercial use in the eyes of the city so he’s going to have to figure that out! By either putting a small house on it or something.

Get a building permit and construct a small residence on the property, boom you now have zoning compliance and can have a skatepark and trails in your "yard"
Cities HATE when you build stuff like pole barns and ramps and stuff of a decent size without permits. Even if its in your backyard. They will definitely shut you down too if you dont get permission first. Shit i had the city tell me i had to tear down my miniramp just because i hadnt re-sheeted it in a while. Literally made me tear it down or i was getting fined. Shits ridiculous. But stuff like that can lower other peoples property value and other things so its kind of a serious thing. DEFINITELY does suck though. Hope everything works out man

Not a lawyer although my stepfather and both of my uncles are. I have my own construction business and have to pull permits on stuff all the time. It’s going to vary widely from city to city, I know Golden, CO where I work a lot has an “after the fact” provision to help in situations where something was built in good faith with out a permit. As long as it complies with the IBC you usually just have to pay the fees you would have had to originally. But that is for things that are built legitimately, not like the “garage” they built. The concrete flat work they did out there is probably fine and maybe even the ramps. That “garage” they built will definitely be coming down though, no getting around that. Almost all places require permitting for a structure such as that
If the city comes back and says it all needs to come down, LAWYER UP.

Lawyering up is bad advice because he doesn’t have the legal ground to stand on. That’s why he’s listing it for sale. Lawyering up will be even more expensive and will get nowhere. He violated code especially with that garage. Probably would have been fine with just the dirt jumps and the ramps but the minute he built that garage he was fucked. Now that he’s on their radar lawyering up will just be a waste of money. It’s sad looking at the Zillow listing and thinking of all the hard work he did out there. Concrete work is really hard work and just seeing it on the Zillow listing is just sad.

Welp since you own a piece of the land i would literally rebuild that pole barn and this time get the permit for that build and don't use pallets for the walls lol,the design look good but that won't pass with a permit bc thos get signed off by a official inspector once he see your build.Then if you have too get the permits for the poured concrete just make sure too the inspection formation out lay is hight and make sure you didn't pour over any electricity lines or gas lines or plumbing ect: and then you should be ready for a inspection on that if needs too be done.and bam.Once the official inspector come there and passes all your builds and signs off on them.Build a post bord out front too when people show up for now on.They can see that you have all the credentials for this site.Take your permits and pin them up in the bord,so no one can say shit anymore besides (have a good day) lol.It will be ok big boy,keep grinding bro,and keep your head up boss.

Permitting a shed can take months.... THIS is unrealistic development that does not really conform within any residential criteria. Environmental impact report, multiple surveys, drainage engineering, structural engineering, elevation certificates, are but the tip of the ice berg. And adding a residence to the property wouldn't make it any easier.

All it takes is money to be honest. Being a surveyor I’ve seen people get away with a lot of stuff. But if it’s not fully enclosed it is considered a car port. Or just covered concrete. One of the problems is that he is technically using the property for his business on TH-cam and basically only for that so with it being residential that’s a problem and getting it switched to commercial property will be hard especially with a neighbor that is already complaining. Getting everything permitted after it’s built isn’t to hard either. The city just wants its money for the permits. His biggest issue is using a residential lot for commercial use in the eyes of the city so he’s going to have to figure that out! By either putting a small house on it or something.

mine has called the county, cops, health department, animal control, on me and takin me to civil court numerous times and has been told im doing nothing wrong every time but keeps trying
