Beautiful property. Someone is going to be very blessed with this cabin. I don’t believe a home on your own homestead can be overbuilt. Putting the extra effort just reassures you that in the long run there’s less damage and value loss. It’s obvious the current builder was hoping to live there for many, many years and probably thought they would pass this property down to their children. The reason it was “overbuilt”… Sad they didn’t get to see their vision come to life.…

Hail from the Oil Patch in Central WY!
Gotta tell ya brother, if the financial numbers line up for ya, DO IT!
This property provides a LOT more 'self sufficient' opportunity in real world terms (gardening especially, but the moose and larger blacktail population really shine for both availability and ease of 'capture').
The privacy alone would be worth the move, but I'd warrant because of the lesser population, fishing yields really ought to be superior.
The 'cabin' as it is built, is worthy of 'mansion' status considering those beams and how well put together it is.
Quite frankly, if I had the jingle, I'd go for it, but unhappily for me, my pockets are as empty as usual; though it looks like I might exceed $4k this year, with an outside chance at $4500 gross.......
Anywho, I really do hope you're able to make it work for you.......that place is something that will work for you, rather than against you.
Cheers from the Oil Patch in Central WY

Brian, I think that place has the potential to be a very cool place.
With the walls open like that, I would get that new rockwool insulation and stuff it in there because it is super insulating, and it won't burn.

And it would make for plenty of all important content.

Lot bigger cabin as you noted, lots of room for guests, including the little cabin.
You can also get a permit to harvest 10,000 board feet of lumber per year off the national forest, so maybe you can find a pocket of cedar nearby for siding. As for milling cedar siding I just made a jig, about as reliable as the siding attachment and a heck of a lot cheaper.

@@AnAlaskaHomestead something to think about if you decide to pull the trigger on the other property. With your following/subscribers, there is the possibility of inviting everyone up to do something like an Amish Barn Raising for buildings you still need to add to the property (barn, coop, shed, garden shed, lumber mill cover), and to upgrade/update current structures. You’d probably get ten to thirty adults to help. You could prepare some area of the property to be used as a campground for the ordeal, possibly even acquire some tents like GP Mediums and a couple buddy heaters to keep the groups warm at night (assuming there are more than could all fit in bunk beds in the original little cabin). As a hook, maybe allow anyone who helps another couple days using your little cabin or “campground” for each day they are there to help build so long as they do so in the next five years…. That and a T-shirt…. You might be able to get a bunch of people to come help, especially since there are people who pay to do stuff like that for learning certain things like log, cordwood, and timberframe construction (if you are wanting to do one of those traditional construction methods you might be able to get with one of the groups that teaches those and actually get them involved in coming to teach and provide their knowledge… of course then it would be their followers paying them to build instead of your followers building to support you for those projects.)
as a first or last project for the people helping to do, could be to really fix up the original cabin and then you could rent it out as an Air BnB in the summers & deer season to help cover the extra costs of the larger property. At $200/night, having it rented 60 nights a year is an additional $12k a year towards the mortgage.
Just a few thoughts…. Even though you probably already thought of all of this….

that is a much larger project and there is lots to do, if you do move, it would make for a few years of great videos.....because there is still so much to do, i would offer half-of-asking price, and then see what happens..................quite often, when a seller is motivated to move-along, and there is little interest, they will sell cheap...i would consider that shallow bay though, that could be a significant hindrance to timely transport, but also, you use that, and every other detraction and potential expenditure, (like finishing the structures etc) as purchasing leverage. in real-estate, YOU are the master, do not be hesitant to expect, demand, and require allowances, and if they do not concede, then just wait...........after some time on the market, all of a sudden, the realtor will call you up and ask in you are still interested.......good luck Alaska
