All people who are saying instead of buying apartment should have bought land with same amount it would have appreciated alot are forgetting one things, first of all antha corpus undali ga chethilo and loan will not be given to purchase open plot whereas it will be given for purchasing apartment/flat.

5. Maintenance cost is very high in apartments vs independent house.

Depreciation is the value of an asset that decreases. The flat value may not affect depreciation owing to the real estate's prevailing market value. however, it will not command appreciable value compared to the plot because of the value attached in the market

When you rent is less than your EMI the it is loss. Ex: 50000 EMI, instead you rent for 25000 and invest other 25000. You will be having more than a crore to withdraw and use. If you put it on house, you never realize it and you sell, you lose the shelter. It is tricky. It’s always better to own a single home than an apartment house

We bought an independent house for 10 lakhs-200 sq yards in 2006. Per sq yard cost was just Rs 1600/- now the same per sq yard cost is Rs 46000/-. So just land value is more than 90 lakhs. We have constructed first floor in 2018. So, overall building value is atleast 1.10-1.15 crore. House is big and comfortable and we are able to generate 10000 rental income also.
Now if we had invested 10 lakhs in 2006 and bought a flat, no way the flat will have our current independent house value. There are lot of restrictions for granting loans for old second hand properties. So, who is going to buy those old apartments? Unless they go for demolition and construct new ones, there's no future for old apartments. Take the oldest apartments in any town, do you see them in bad condition or newly constructed brand new apartments in their old place?

They do'nt register the land below the apartment proportionately. The boundaries in north, south east and west they do not specify.if the builder survives after so many yrs and if he is good person he may demolish old one and construct new one and he may allott new one for reasonable price. If you would have gone for Apartment in the same area in the same year, it would have cost you around 5 lakhs, which will be around 55-65 lakhs by now.

@@shivaprasad5677 back then there were hardly any 3 bhks. So in same area, if we had purchased 2 bhk for 5 lakhs, no way it's value will be 55-65 lakhs now. We are still getting new 2 bhks for 55-65 lakhs. Who is going to spend that amount on 17 year old apartments. At max, that 5 lakhs apartment might reach value of 35 lakhs. Will not even be 40 lakhs.
Now let's consider another important question. Is it livable, if we continue to live in the same apartment. 17 year old apartments are all in poor maintenance, including gated communities of those times. Where as independent house maintenance is completely within my control. Even after 30 years, if I just change flooring and paint, house is in brand new condition. But that won't be the case for apartments.

Sir, your views can't be taken as 100%. Those days building cost and land cost was not so high. But today an apartment is build on the outskirts and selling them saying away from City, peaceful life, full of greenery, lake view. After some years all these will vanish. The maintenance charges is a big scam. Swimming pool, club house all are just kanti thudupu. It's better to buy a plot and build your dream house.

Time of value of money is important. Agree with you janapriya apartments in late 90's was 3 lakhs but now it may be 50 lakhs. But the value of 50 lakhs today is less than 3 lakhs 30 years ago.

When life time of apartment expires it requires reconstruction by then LRS will not be in a position to built it again . Then what about sharing of site and its practicability. There will be possibility of legislation about such old apartments soon it is my opinion.
Its not about appreciation or depreciation, its about % of profit. Plot can grow exponentially but same level of ROI we can not realize on Flats.

In 1975 my dad took the plot for 6 thousand but now it's 2cr, but the flat is 1cr In this locality. We dnt have a restriction in own plot , we may construc multiple floor but in flat lots of restrictions and also common area issues

Are the groceries, school fees, hospital fee , transportation cost same as 10 yrs ago ? Then why to think price of flat is increased. Salaries will also be increased, age will also be increased. The price of an asset will be increased when spending power of individual is increased.
Don't try to motivate people to atrct to wards plots. Pool of pools also say that individual house is 1000 times better than your plots.
What about maintaince charges?

Ekkada depression means meru direct amont ki chepparu. But how about interest adding for 20 years. With current interest rare the flat cost is becom 216 percentage.
Examples 1core loan for 20years with 9% home loan interest rate, total amont we are paying 2cores 16lakhs.

365 Sq.Yds (with OLD 2 Portions) - Year 1991 - Rs.1,60,000 (My father purchased)
Now
2 Bedroorm (in Apartment) - Year 2024 - Rs.20,00,000 approx (My uncle purchased)
365 Sq.Yds (renewed ground and 1 st floor) - Year 2024 - Rs.1,45,00,000 (My current price)
