My english is not perfect and i don’t know other nation’s real estate system well. I want you to consider this. Deposit will be returned to you in any rental system, after contract period(usually 2 years) If you pay a lot of deposit(For example 100 million won), you don’t have to pay monthly or you pay just a little monthly(For example 100,000 won). This system is called “전세(Jeon Se)” in korean. Many korean people prefer this system, cause interest rate is low. You can save your money comparing to normal monthly payment system. Normal payment system is called “월세(War Se)” in korean. You pay deposit and monthly fee at the same time. Of course there is market price based on the location or room size. But deposit and monthly fee are totally depends on owner. For example, room1: deposit 30 million won, monthly fee 600,000 won / room2: deposit 0 won, monthly fee 800,000 won … every case is possible. These two systems are most common real estate rental system in korea. There are a lot of real estate agent offices in Seoul. If you visit the office, first tell them your budget and room size or other conditions you want, then they will show you rooms and help you to make safe contract. You can check apartment,room’s conditions with papers and also you will vist there with agents. Add one thing, When you want to make “전세(Jeon Se)” contract, deposit is big amount of money. So you should check if your deposit is really safe, which means you have to check jf you can receive your deposit completely after contract period. Because many buldings were built with bankloans, so in the worst case if owner bankrupts, it is possible that you cannot receive your deposit completely. It is not common, actually very rare case but you should prevent this situation . You should check owner’s bank loan, senior deposit. If sum of these amount of money and your deposit don’t exceeds expected auction price of the building it is considered safe contract.

I know I hear the more you pay for a deposit usually the less you pay in rent however you get the deposit back? How does that work? Would love a breakdown because Korean housing always intrigued me and I would love to know how it actually works because the US is completely different. Thanks!! I watch a lot of k drama so I get glimpse into like renting and deposits and but not enough to thoroughly understand it and would love to know.
For forever. You pay a big deposit with no rent. When you move out, you get your deposit back. So you basically take a loan, they will probably finance your 80% of the deposit and you only pay interest every month and once you move back you can return all the money and pay off the loan.

So they don’t have that amount of money. Even if they got that huge amount loan their monthly interest will be huge. So they had to choose deposit option

euro money is always more expensive then korea money so europe has the most expensive rent houses we pay here for a small house with everything rent like 1000 1200 euro a month for just a small house big houses even more expensiver i think renting in europe is more expensive because we pay in euro.
