Just a suggestion from a 68 year old experienced home owner: I bought my first house years and years ago. It wasn’t my forever home because there’s no way I could afford what I exactly wanted. I knew I wanted to buy and not rent because when you rent you’re buying someone else their home and not your own. Each time I bought and sold and my financial situation improved I was able to buy more of what I wanted. As you age your goals change. I always loved it when I lived in the country but as my husband and my health turned we could not continue living there. So, we bought our home we’re in now living near our healthcare and a small yard we can manage. So, it’s good to have goals, Lauren, but don’t make them unattainable. If you do that you will constantly be unhappy where you are and that’s not good. Find a home that suits you for now and live in it until you have enough equity built up to get more of what you want.--Susan

Hi Hun, I’m a huge fan of yours and have been wanting to mention something to you. I’ve heard you mention many times that you are paying for a storage room (and recently heard you say you now have 2 storage rooms). I know I sound like a mom here (I’m 60 lol), but I would really like to see you do whatever is necessary to get rid of them! I know you have A LOT on your plate but feel you should make this a priority. Any profit you might make flipping the things in storage is being eaten away by the cost of the storage, and you may well put a bunch of work into them and then end up losing money instead of making ANY profit if you don't get rid of those storage rooms. Please, please tell Nieman (and yourself) there is now a moratorium on buying potential flips until you resolve this issue. You have such a good head on your shoulders and I know you can figure something out, hopefully soon, as this surely must be adding additional stress to your already stressful life. I am soooo relieved to hear that the two of you decided to quit the car rental business! But I did wince when I heard you were upside down and had to contribute cash in order to make the sales. Most of us (if not all) also learned expensive lessons the hard way when we were young, but I can tell you the biggest way to lose money on a car is to sell it to a dealership, because they have to buy it from you at a low enough price so that they can make a profit selling it. I have had excellent luck selling cars by looking up the value on kbb.com (Kelley Blue Book) or nada.com (National Automobile Dealers Association), which will give you a range of what you can expect to sell it to a private buyer. What I did is print out the info from their website and taped it to the inside window of the car with the selling price of what was exactly middle of the suggested range, then found someone who let me park my car in their parking lot for a week in a high-traffic area. Maybe from time to time, you can do a video on some of the finances of trying different things. Even though your inventory depreciated, you may have made enough profit on Touro to offset some of those costs. Same goes for the property you own--it might actually be a good purchase if you sell but the carrying costs and time may make it not such a great business venture as a short term rental. In any event, all of this can be monetized through videos. Good luck with your life stuff--don't settle Lauren, if this isn't what you really want!

I've been living in my "starter" home for 30 yrs. It was paid for in 9. I have been able to live a lifestyle that has so many more freedoms than if I had paid for a "dream" home. What price can you put on freedom? I still love this house, but now it's because of the freedom I can afford, rather than just ditching the rent.

Just some advice from someone who’s been around just a bit, wait on the forever home. This economy is awful. Interest rates are too high and will only continue to rise for the foreseeable future. Don’t spend money on interest. We were considering a move, but not now, in this economy. We have a rate at 2.8%. it’s now it’s over six percent. Nope! Staying put for now.

I've been living in my "starter" home for 30 yrs. It was paid for in 9. I have been able to live a lifestyle that has so many more freedoms than if I had paid for a "dream" home. What price can you put on freedom? I still love this house, but now it's because of the freedom I can afford, rather than just ditching the rent.

The Vietnam war consumed everyone’s lives in our neighborhood. My husband lived five houses from me. I have known him since I was 10 years old. We will be married 55 years this year. So many of those early years were so financially stressful. It’s good that you are both planning on making wise decisions and planning for a stress free and debt free future.

Just some advice from someone who’s been around just a bit, wait on the forever home. This economy is awful. Interest rates are too high and will only continue to rise for the foreseeable future. Don’t spend money on interest. We were considering a move, but not now, in this economy. We have a rate at 2.8%. it’s now it’s over six percent. Nope! Staying put for now.
