  • A "Closing Manager" of Puranik City Reserva Phase 1 sent an email to a prospective flat-buyer that his flat in T4 or T5 tower would be ready for possession latest by December 2022. However, it turns out that Puranik Builders have declared before Maharashtra RERA that it will be ready only in March 2028.

    Hello sir, Let me share my personal experience.. I booked a flat at puranik last September 2020 in grand Central (Building Gloria) Thane however even after 6 months my registration was not done ... So we cancelled the flat in March and we got full refund in May 2021.. I hope this comment help prospective flat buyers to make an informed decision...

      Don't go for Puraniks any project. They forfeit booking amount in any case. Hidden terms and conditions they get our sign.

    for alerting the General public at large regarding the hidden dates of these cheat builders.
    But isn't it RERA's moral responsibility to monitor these builder's.and safe guard the general public & their investment.
    What do we call it ? RERA's intelligent failure or they are somewhere playing hide & seek game indirectly.

    Initially when I went to the site they told Agreement Rera Date is Dec 2021. After Pandemic hit, they took 6 months relaxation. And it seems now they are telling Dec 2022

    Hello Sir, Thanks for bringing this. I want to share my personal experience here. I booked a 1bhk flat in this project. But there is no possession date. Still after 3 years they are failed to deliver this property and no further communication about exact date. I am a middle class person and has been cheated by this builder, they are not even listening to our problems. I did a very big mistake of booking flat in this project. Their cancellation terms are always against customers. What is your suggestion.

    Yesterday I got a mail from Puraniks that they are giving possession in dec 22 for grand Central Stella but still building is not ready, God only knows how they will make all in just 11 months

    Sir seriously you are eye opener for many new investors. I have been looking at your videos and found it amazing.
    I have also been cheated in a project named "Xrbia Vangani".
    As I'm a middle class guyz so bought this property in 2015 which I was told by sales guy to be delivered by Dec 2018.
    On executing agreement in June 2018, I found the possession date mentioned is of Mar 2022 and on RERA it is of Mar 2024. I'm stucked so badly in this as I have already made 90% of payments also. Pls suggest if there is any way out from this.

    Just now I visited to Grand Central, Glorio work is stopped, for Stella also stopped because of no contractors and labour, I am really very much worried for when they will complete this project, for tressora small work is going on, for elito same, and they're saying we will give possession in next 6 months

    Its not only about puranik, raunak, vihang, ace all are doing same practice.all are saying will be delivered by 2026 but rera is 2030. Its up to buyer if they trust.

    I worked in puranik builders, thane in 1993 as civil engineer. It was one of the worst experience of job, i ever had. It was a very mismanaged company that time, arrogant managers, useless contractors. Lots of problems were there. I remember their manager Mr mukund muthe, (who was brother in-law of owner of puranik builders), was very corrupt and bad.

    Simple answer Mr Rao is telling from beginning DO NOT BUY ANYTHING FROM BUILDER'S AT ANY COST. Buy from individual seller not from builder they will lie to u at all level and charge u more money.

    Having one curiosity about project which is going on in Bhindi bazar from many years like 6 to 7 years.
    Some existing tenants are saying that SBUT will not be providing their flats back on ownership basic again which was taken for redevelopments
    That's really a huge project...what to hears from you about this project and is this news really hanging around is true.
    I m really curious about this redevelopment as it's frist huge Urban renewal project cluster developments project and some friend who has homes in this were curious.

    Akshata is saying, they are mentioning possession date as Dec'2022 as per RERA in registered agreement. But now that possession date is postponed to Dec'2023.
    So how do we catch the builder for compensation for this delayed possession?

    She said that rera date cannot be changed once it is fixed or decided. Is it true??

      Not true. It can be changed, and builders are repeatedly changing it. Nowadays they are postponing the RERA completion date because of Covid, but it is clear that changing the date is possible.

    With best of my knowledge.. argument is happening on wrong point, Date on rera site doesn't matter what matters is date written in agreement. The girl was rightly telling you to check agreement date of old customers.
    Can you please confirm this understanding after talking to your lawyer friends.. Otherwise wrong message will go to people. Instead of checking possession date on agreement people may just check date on rera and overlook date in agreement.

    As far as simple logic goes, agreement to sale is an legally enforceable doc. So if its clearly mentioned 2022, then what is the problem ? I guess cases going to RERA also considers ATS.

    Same case about tokyo bay phase 2A ... by puranik .... launch date year 2016 but till date no possession and RERA says it is 2023 ... wht is matter 😕

    There’s no future in investing in real estate. India is getting poorer each year which is reality. Renting is always better. The flat which I rejected in 2016 of 55 lac price is still available in 55 lac. Still not interested.

    In puranik rumah Bali there is no club house no gym no swimming pool ..prices r too high builder promises for 2024 but already 80% people get possession here...all the builder lobby fraud ..we should see the flat and everything before purchasing

      As per their commitment in sales agreement clubhouse, swimming pool will be part of phase 3 development and remaining main entrance gate will be part of phase 4

    This is not a Puranik specific. Builders are seriously trying all kind of circus to overcome and bypass RERA regulations. There are builders who get people to make payments to unknown and shady entities and then do some somersaults with gst etc. This exposes clients to risks because builders have large posh offices with lot of sales people. They are also exposed to delays in delivery because payments are done to some other entity.
    The reality is that people are careless, go pay money to builders and their agents without thinking about all the risks. They are ok to risk their current and future money without thinking.
    Buyers need to get smarter and fast.

    Just only Puranik keep their rate low most of the people trying to book their. I hv a flat in rumah Bali they have committed external amenities none is fulfill. Even water is getting by tanker. We paid 2yrs maintainence they have manged only for 1yr.when people started residing they started telling we do not have enough fund to run the society. Their own staff spit gutkha on walls. Rumah Bali unhone start kiya tha 28 storey 7 tower. In 10 acre land parcel. Now they planning rest two tower with 38 storey +additional 2acre land par El they bought and added 2 38 storey tower in same amenity and iske bad bhi jo bach land parcel hai uame aging I heard they r going to plan additional 2 tower. Jo project strat kita tha 7 storey in 10 acre woh actually in 6 to 7 acre Mein hai aur now they totally changed project plan.

      Same is happening to us now at possession time in Aldea Espanola in pune phase 6 . nothing is available in name of amenities and wants to charge maintenance from start,sirf tower khada kar dia baki kuch bh support nh hai and 7 days ka time dek payment mang raha hai

    These builders have employed new tactic to fake the RERA and escape.. give exorbitant level of completion year to RERA n show something else to customers and whn project is delayed, the late year is already mentioned with RERA.
