    Hi Joey, I think it would be a nice idea to research the difference between BKR in the Netherlands an Credit Score in the US. I think it would refect a difference in culture and ideas about debt.

    For anyone wanting legal context, the verblijfsverginning mentioned is based on Article 20 Treaty on the Functioning of the EU, juncto article 7(2) Directive 2004/38/EC, with a link to article 2 of said directive for the definition of family members. (art. 8(1)(F) says you need to proof the “durable relationship”, art 9 & 10 are the verblijfsvergunning)
    I’m assuming this is how Joey, being a non-Union citizen came here, legally speaking.

    Hi Joey, new subscriber here. I finished watching all your videos (all of them? Yes, all of them), and I just love hearing your perspective on things here in the Netherlands that I take for granted or never really think about. Also, hearing your honest opinion about how things are in the US is very interesting to me, because I feel like Dutch culture is becoming more and more influenced by American (pop-)culture and I think that by understanding American culture, we might get some insights in the changes that the Dutch culture is going through.     Edit: also, finding a good “assurantiënkantoor” and bundling all your insurances and mortgage through them will pay itself back easily and probably save you money

    And don't forget with the BKR; Your mobilephone contract is also registrated at the BKR!
    It's not only in Amsterdam difficult to get a mortgage, Joey.
    It is pretty sad that for the young people, our children, with a student loan, or almost no savings, it is no longer possible for them to get a starter mortgage. Not even after a job for years! Renting a home is already a tragedy! In Amsterdam but in a lot of places. Also where I live.
    So save a lot! Especially when it becomes your first purchase house. And if you already have your own house, and you make a nice profit with selling to buy another house, the profit goes into the new mortgage, so the amount will be deducted from the mortgage amount you wanted to borrow. So then he comes again; take care of savings. And yes Joey, an advisor is expensive, but so important!! You said that right!!
    I wish you and Nick so much luck with all the preparations for your new home. It's gonna be a very nice, beautiful and cozy house. YOUR house!!

      @@Ticklestein dat is ook wat ik bedoel.
      Niet specifiek VVD, ik vind dit forum te heftig om hier mijn politieke voorkeur te uiten. Dus dat terzijde. Maar een huis kopen is voor ons al een heel gedoe geworden (Dit is nu mijn 4e koophuis, dus heb alles wel meegemaakt in hoeverre dingen moesten, konden, mochten qua hypotheek etc.) Voor mijn kinderen wordt het denk ik (bijna) onmogelijk een huis te kopen. En huren is in de omgeving waar zij wonen ook ruk.
      Het enige wat momenteel positief is, is de rente! Dat dan weer wel 😉

      xx I xx Haha, ja, groot gelijk heb je, het is ook een blanket statement. Is zo’n lekker gestrekt beentje wat je ook uit kan gooien als mensen klagen over te weinig politieagenten enzo.
      Ikzelf denk niet meer over hypotheekaanvragen tot ik klaar ben met m’n studie. Dan ga ik wel proberen via de politiek het een en ander te veranderen. Studielening zou NOOIT mee moeten mogen tellen voor hypotheekaanvragen.
      Edit: dit laatste is een mening, geen feit.

      @@Ticklestein ben het volledig met jou eens!!!! In hoeveel landen wordt de studie betaald door de overheid? In zoveel landen!!! En zo hoort het!! Ik lig al jaren krom om mijn kinderen te steunen met hun college geld. Hoop dat ik het red.

    Even if you have an indefinite contract you have to get the declaration of your employer. It'll say to the bank that they're not planning on letting you go any time soon. So more financial stability.

    You can also get a mortgage when you don't have an indefinite contract. The bank will then look at the income you've had the last three years and take the average income to calculate your possile mortgage. It usually will take a little longer to get the mortgage, but it is doable.

    I would like to buy an house in Almere, Hilversum or nearby. Could you please confirm if it's mandatory in NL to renew the foundations of the houses every 45 years?

    Hola Joey!! ☺️ What are the terms of the mortgage? 15 year? 30 year? And what is the interest rate? What can you get for 119,000€? And why would it be a risk to the seller versus the bank? Does it then fall on the seller if the buyer defaults? Sorry for so many questions! It’s a shame the US isn’t as strict!

      I figured but based on the salary he calculated, that’s the amount the mortgage calculator came up with so that’s why I wondered what you can get for 119,000€. You can’t even buy a plot of dirt for that in Seattle.

      Well indeed, the same in Amsterdam, you'l need to travel out of Amsterdam to find anything to live in. Luckily the Netherlands are not very big.

      Its 15 years, with a 3% interest rate. Our budget was not 119K that was just the example, here you wouldnt be able to get anything for that price. You have to look at around 400-600K to get a decent house with more than one bedroom. ♥️

    de meeste huizen in Amsterdam zijn toch al gekocht door rijkere mensen die het daarna verhuren. had jij dit probleem niet.

    Easy, DON'T buy in Amsterdam. First the whole city is build on a swap and slowly is sinking in the abiss. Second all the tourists, a no no! Third taxes, fourth and best you overpay. This has always been the case in Amsterdam. Houses are expensive, you mostly don not own the actual land but only the bricks or part of the building.... Also the heipalen are a huge cost in the future. Just don't start, move to better parts ;)
