  • There's actually a good place to live in CA? Yes.
    California. Now I know I give this state a hard time, but there are actually some great places to live in this state. You just have to know where to look. Of course, Los Angeles and San Francisco aren’t very desirable for many people - they’re crowded and expensive and dangerous and dirty.
    In California, as in other states, it’s the smallish towns that are actually pretty great. Being such a large state, there's a big discrepancy in quality between the best and the worst places to live. Today, we’re going to talk about what makes these places great.
    To do so, we measured quite a few metrics. And as it turns out, the places which ranked the highest all share the same sort of general measuring sticks. They’re safe, have great schools, and folks who live there have great jobs.
    So break out your avocado toast, and wax your surfboard, as we talk about California’s best cities.
    We begin in Danville, a cute little town of about 40,000 people located only about 20 minutes east of Oakland. Danville makes the cut by because its one of the safest places on this list, with the 5th lowest rate of violent crime and 8th rate of total crime in California.
    Moving southwestish, our next stop brings us to Cupertino, a town just east of San Jose. Ever wonder why Cupertino is the default option for weather on the iPhone? That's because, in addition to being the 9th best place to live in California, Cupertino is also the home of Apple's Headquarters. Being the hub of a tech behemoth like Apple, it's no surprise that Cupertino's population of 60,614 is hyper-educated, with more than 40% of residents having a master's, Ph.D, or professional degree.
    Belmont is a little place south of San Francisco which has strong numbers across the board in education, amenities, safety, and solid markets for both jobs and housing. The median age in Belmont is below 40, highlighting the youthfulness that makes California such an exciting place to live.
    We’re going to remain in the Bay Area as we come to the town of Saratoga, population 31,000, which is located on the western side of the Santa Clara Valley. Of all the San Jose suburbs, Saratoga is the closest to Big Basin Redwoods State Park, California's oldest state park and home to the largest stand of redwoods south of San Francisco. That oughta satisfy even the most voracious nature-lover.
    We're finally leaving the Bay Area for a bit, as we head down to Orange County. This is Aliso Viejo, the 6th best place to live in California. Aliso Viejo is a vibrant, youthful city where the median age is only 36. It's also the most densely populated city you'll see on this list, so if you crave constant activity, Aliso Viejo is probably your jam.
    Back to the Bay Area we go to the cute little town of Tiburon, located at the tip of the Tiburon Peninsula reaching into the San Francisco Bay. There’s quite a few reasons why Tiburon ranks as the 5th best place to live in California. The poverty level here is less than 3%, which is the 3rd lowest in the state, and the 2.8% unemployment rate is the 11th lowest. Which helps explain why 99.4% of Tiburon's residents have health insurance, the highest rate of coverage in California.

      Kamron Ramelmeier Oh wow says a person who is likely wealthy. Come to the Central Valley AKA the forgotten California. It’s full of Gangs, out of control pricing of living due to people poring here from the Bay. Our water bills are through the roof. San Francisco, Oakland, Los Angeles, all the Imperial County Area sucks and is shitty. It’s only good if your Rich or a Tourist.

      UltraGamer 49 yeah my family is rich because we worked our asses off. My mother grew up in a third world country and wasn’t that privileged but she worked hard in school, made what little money she had last when she came to this country plus she now works for a company that makes medicine and has been promoted. If you want to afford to live here you need to work for higher education, get a good job, or you can leave. The shitty area where you live is full of trump supporters with republican congressman running it. Parts of the Central Valley as well as far north California (beyond Sacramento) are conservative.

    I'm a native Californian about to retire and looking for a great place to live without leaving my favorite state. This is more like a guide to the least affordable places to live in California. I'd love to see the best AFFORDABLE places to live in Cal.

      You can find cheaper places to live in Palmdale, Lancaster, mohave, Bakersfield or Apple valley.

      @@legendaryTMNICO This is very true. I sold a house near the Salton Sea (very affordable) a few years ago. The deserts are beautiful during some times of the year, but they can get pretty hot at other times. Because of this and cultural reasons, I would love to get closer to the coast. I will eventually have to find a compromise. Thank you Dennis.

      seacoastlife look into Oxnard/port Hueneme. Right on the beach and they are pre-housing market explosion. I was going to take a job there but I ended up not going

      It appears he made this list based off of medium income, crime/poverty rates, and education level. If this is the criteria it’s not his bias it’s just facts.

    As someone who lives in one of these “towns” 9 out of 10 are actually suburbs of San Francisco. The nice thing about most of towns around SF is they have maintained great little town centers full of good restaurants and small shops. The other thing is all of these places have a very highly educated work force mostly working for an established tech company or startups. That is why they are here. All these places and many more like them in the Bay Area have great schools, low crime and yes they are all expensive compared to rest of the nation. Also great for outdoor activities.

      Bay area government is extremely corrupt. Highly educated doesn't mean smart or intelligent.
      I lived in the Bay area 15 years of my life and have never met so many people living in one area that couldn't give two shits about their community

      You should look into Sacramento or one of its many suburbs. Probably the only metro area in CA that hasn’t gone straight down the toilet

      If you live in any town north of Sacramento and have at least a government job - You have a nice house, land, toys, and a great standard of living in comparison to every town on this list.

      I live in South Lake Tahoe, its hard to live this town. Simple living with abundance of natural beauty. You don’t have to spend much money to be happy here.

    I lived most of my life in Cupertino. Finally escaped 2 years ago. Crime has gone way up in the last ten years, and housing prices are crazy. The homeless have a camp set up right on a major road near the freeway and they're completely enabled by city government. Traffic is a nightmare. I loved Cupertino when I was young, it was a wonderful place. Now, it's total pit, unless you're extremely wealthy.

      Harry & Megan chose Santa Barbara (Montecito) over any other place in the world for good reason! Of course made surrounding area prices to get worse than already was! Wish they chose another town! I'm in Ventura, just South of SB. SB & Ventura counties have perfect weather. And perfect size... but prices are shoving average person out!

    This is really a guide to the top 10 most expensive places to live. I live in Ventura (just an hour north of LA along the Coast) and we are considered one of the top 3 cities to live in when all things are considered. Low crime, low heat, moderate housing costs, beach City activities and only an hour from the 2nd largest city in the Country. It has a small city feel that disconnects you just far enough from LA to make you not even realize you’re that close to LaLa Land! Rated as one of the most temperate & desirable climate to live, sweating is just not something you do here! You’ll barely break a sweat even exercising outside here! Overall, a wonderful place to call home!

      I think that's kind of the point of the video. If you want to live near stereotypical, iconic Cali you gotta pay up. Otherwise move further away and buy a real house for cheaper without the McMansion price gouging and bougie lifestyle.

      I live 10 minutes away from a beach where I live. Mountains are further away. And I have a bigger house and decent size yard. I have neighbors who are former Californians who don't miss the expense. One of them when first moving here, came to my house and thought I was rich.

      FACTS, I make no where near what you make but California will always be home and the State that I love the most. You don't need to make 6 figures to be happy here. Happiness is a mindset but there's tons of ignorant folk on here who don't even know what happiness is. Bay Area baby!!!!

    Atherton actually has crazy traffic. As soon as you hit commute times the traffic is actually frozen on almost both sides of the freeway

    My brother sold his old home in Sunnyvale a few years ago. It was almost two miles away right down the street from the new Apple campus. It went for nearly $1.5 million. To me it looked like a starter home. Although he had remodeled it a couple of years before selling it. Nice quiet neighborhood.

    Nick Johnson, I lived in Cupertino from 1970 to 1973. Back then it was filled with plum orchards and was semi-rural. We lived in a small 1950's house. In 2010 I went back to visit the neighborhood where I lived in Cupertino and the home prices were over a million dollars for little 1950s houses on tiny lots! The neighborhood was filled with immigrants from India and Pakistan because of all the high tech companies located there. You might want to do a video exploring the small towns in the Sierras east of Sacramento and small towns north of Sacramento. There are cute, charming "wild west/gold rush" type towns such as Placerville, Pollock Pines, Redding, Yreka, Lakeport, St. Helena, Sutter Creek, Murphys, Mendocino, Jackson, Grass Valley, Dunsmuir, Eureka, Ferndale, Volcano, Weed, Fortuna, etc. Lots of quaint little towns in Northern California that are much more desirable to live in than the Bay Area. These little towns have a lot of character and charisma.

      @@NickJohnson I was born and raised in Southern California and moved to Northern California in 1970. Then moved back down to Southern California in 1973 and then moved back up to Northern California in 2010. I've lived all over California and visited many places in California, even small rural towns. For a nice Southern California, Orange County suburb, you can't beat places like Irvine, Mission Viejo, Lake Forest, Rancho Santa Margarita, Ladera Ranch, Coto De Caza, Tustin, Cowan Heights, etc. I lived in the North Tustin/Cowan Heights area from 1973 to 2010. I loved it and wish I could afford to move back there. I currently live in the Pollock Pines area of Northern California. It's very pretty here, but not a lot to do. However, I don't miss the traffic in Southern California, haha! Anyway, Nick, you did miss a lot of wonderful places to live in California, but California is so big and if you aren't a native Californian, you might not know about these places. California needs more than one or two videos to cover it. There should be a San Diego County video, a Riverside County video, a San Bernardino County video, an Orange County video, a Central California video, videos for all the counties north and east of Sacramento like El Dorado County, Placer County, Nevada County, Sierra County, Yuba County, Sutter County, Yolo County, Lake County, Mendocino County, Humbolt County, Shasta County, Siskiyou County, Del Norte County, and so many more that I won't list here because this reply is getting way too long, haha! But you get the idea. Big states like California, need more videos to cover it.

      Check out my town of winters too! Its close to sac and the bay area people commute to both. Only a population of 7,000 at least for now. Lots of great downtown resturaunts some wineries and then hikes and lake berryessa nearby. I love it here in this town. Plus we have all our amenities 15 minutes away in the town of vacaville. Plus we have very very little crime being a small town.

      If one has deep enough pockets in order to be able to afford a nice home in any of these cities listed here, as these are very pricy areas. I would advise them to look elsewhere. A much better quality of life without the overcrowding, less pollution, with far less traffic, more bang for the buck in a home, likely less crime and better schools, and far lower property taxes can be found in other areas of California. These are all mostly suburbs in the Bay Area, which have all been on a downward spiral in recent years, and the current high property values are likely to decline in the future. IMHO.

    Spent 13 years in Northern California in my 20s and 30s. It's true, the small towns are much (much!) nicer than the cities. There are some nice places North of SF as well, around Mendocino, Bodega. Also Napa.

    I live in the Walnut Creek, about 30 minutes from San Francisco. Its great here and very clean. The Bay Area is an amazing place and there's a lot of good cities around.

    In terms of pure metrics, these are great places. They are also completely out of reach of even the above average person. All of these places are uber-rich enclaves. Unless you're making at least 80K/year or 160K/year as a couple, you got no chance of even dining out in these places. I'd love to see a "Top 10 California cities that mere mortals would even have a chance of affording."

    You should have titled this the best places for RICH/ULTRA-WEALTHY to live. No average Californian can afford these places. Your other list of small towns had Speckles, right outside of Salinas, close to the Monterey Peninsula which you showed as Cannery Row in the intro, is more affordable, about 20-25 mins from where I live.

    You forgot to mention Avalon, CA which on Catalina Island and part of Los Angeles County. It is so beautiful with a lot of activities to do plus less crime. It's also an amazing tourist destination. The the population is 3,619 and it safe from what I heard lol!

    33 Bay Area originally from the Antelope Valley (about an hour and half northeast of Los Angeles). Our household is currently at around $200k. Husband is a programmer and I am in tech. He’s an immigrant and I don’t have a deg, but have the working experience of 13 years. We rent and rent = $3700 for a 2 bedroom 2 bath. We’re happy here.

    I moved out of Mission Viejo back in 2006 to Tulsa Oklahoma for work. Best decision I ever made. I bought a brand new home for 150k and now it's completely paid for. People here are way more friendly then in Cali too.

    On a budget you can live wherever you want. Search for guest cottages or mother in law units to rent. I lived in Cupertino for 9 years, rented a guest cottage, saved my money & bought & retired in San Diego 6 years ago before the prices went up. I also worked in Monterey/Pacific Grove for a decade and did the same, rented small units. You can live rich while being on a below average income. It can be done. You can enjoy all the scenic and ocean views, they are free for all of us to enjoy. Think out of the box!

    Not 1 in North county San Diego? Ha, this list is very subjective, try Encinitas CA. I could name a handful of great places that have a better, somewhat less traffic lifestyle, bike able, walk able downtown's, low crime and amazing beaches, surf and trails. If you have ever lived in the southern ca coastal climate and lifestyle, you would have a hard time ever wanting to leave.

    I lived in Cupertino, now live in San Jose. Side note about Cuprtino, they are overwhelmingly asian, there are stores with signs in Chinese and the schools offer Mandarin classes. All the southern bay area towns you listed are the most expensive suburbs of silicon valley. The climate on the southwest corner of the bay are is amazing, unless you want "seasons". Seldom over 90 or under 35. There are parks ringing the area, restaurants, you can see opera, watch nfl or nhl, the schools are good to great, pretty much outstanding place to live. Because of that, real estate is sky high. Any habitable house in Los Altos/Monte Sereno/Cupertino/Saratoga/Los Gatos will be $2M. I bought in San Jose in 1991 for $215k, now worth $1.3M. Low inventory of houses for sale since forever.
    Gasoline and groceries are more expensive, and if you make $1m/year, high state income tax. I paid a couple hundred last year. But property taxes are 1% (TX is 2%) and don't go up much because of prop 13. My kids went to very good schools. I have been around the world and all over the US, and this is one of the sweetest places to live, if you can afford it. Most average people can't.
    Not sure why red state people say CA is hellish, I feel safe, no poop or needles on the street. There are homeless in places in San Jose, not clear to me it is blue state thing, I think it is just the best place in US to live outside. But if you own a house here, it is one of the greatest places in the world to live..

    As a former California’s, we gave up trying to live there. We moved in January 2020. We made ruffly $100,000 per year and couldn’t qualify to buy a home. Plus we were sick of planning where to go and when based on traffic. Our sons and their families live there and they struggle everyday to afford it.

    CA is such a big state that everyone thinks about bay area, LA,SD but never about the cities or small towns in the countryside. Like central coast,Shasta county,central valley, Sierra Nevada's. Which most people from some of those regions are conservative republicans.

    Check out Larkspur, Corte Madera, Mill Valley, Strawberry, Sausalito, Green Braeburn Kentfield, San Anselmo, Fairfax, Ross, Petaluma, Santa Rosa, Napa, Auburn and Colfax up in the mountains. These are all very cute towns or cities and some of them are very expensive. Marin County in general is a million and up for houses. I grew up in Corte Madera , it was lovely, with Mount Tamalpais to look at every day, with Stinson beach in the other side!!!

      I'm a native Californian and have lived in Marin county for about 40 years. It is a beautiful place to live and just over a bridge from SF or the east bay. The weather is beautiful (but Santa Barbara is better), the air is clean (when there are no forest fires nearby), the redwood lined hiking trails overlooking the ocean are spectacular, and the farmer's market is world class. I love it here. I am retiring next month. I hate to leave, but I have to face the fact that it is simply too expensive to live here. I have no desire to move to Texas, Idaho, Oregon, or Oklahoma. I'm sure I'm not alone. I was never able to afford to buy a home here. The more I saved over time the higher the cost to get into buying grew.
      I know I am not alone in this. It is such a source of frustration. It is heart wrenching to see so many people in the same situation. There used to be many artists, writers, musicians, and creative people here. Now it is mostly older folks (guilty) who work as accountants, lawyers, Doctors, Dentists, engineers, and high tech workers. I just wish there was some way to afford living here as a normal retired person, or find a place to move to with a comparable standard of living at an affordable price.

      @@seacoastlife I agree with everything you’ve said. I was born in San Francisco and my parents built our home on top of the hill that is across from the Corte Madera park, in 1971. My mom still resides in that house today. I went to school in Larkspur, St. Patrick’s and then Redwood High School and one semester at North Tahoe High, in my junior year. I also resides in San Rafael and Fairfax and when I couldn’t afford it anymore I moved north to Petaluma and Santa Rosa. When my husband and I lost our house during the recession,we decided to move away once our sons were all adults. We’re now in San Diego and believe it or not, it’s cheaper here and we also lucked out on a cheap rental, 7 years and they’ve never raised our rent!! So, we’ll stay here till we get our citizenship in Guatemala and then we’ll retire there! We’re hoping to buy some property in Nevada, near or in the Reno area, that say we have a place e to stay when we come home. But you’re absolutely right, it doesn’t seem fair to grow up in a place and not be able to afford to live there. I really loved Marin in the 70’s and 80’s, we lived close to Bill Graham, he used to put on the best concerts. The Grateful Dead and Santana used to play on his property snd we’d get a free concert!!
      Good luck on your journey, I hope you find a nice place to live when it comes to that.

      @@gardengoddess5606 I grew up surfing on the LA beaches and love San Diego too. My favorite California places are Marin county, San Diego, and Santa Barbara. All of them so expensive now. It is great to see you in a good situation. Guatemala might be a challenge for an American. Kidnapping is a big problem, the government is totally corrupt, and gangs are a real problem. Be sure to look into it before you move there. Costa Rica is more expensive and it does have some crime but it is a lot safer. Just a suggestion.
      I worked with Bill Gram Presents for about a year at Dead, etc. concerts when I just got out of college. I'm totally familiar with all of the areas you mentioned. Good to share thoughts with you. All the best to you and best of luck in your future.

      @@seacoastlife thank you for your concern regarding Guatemala. We’ve been there a couple times already. We, my husband and I listened to a podcast called., “The Expat Files” and we signed up for one of his tours and it was awesome. He brought us around Guatemala, we toured the hospitals and some manufactures there, that were owned by an Expat, but later gave it to all the employees there, (all native Guatemalans). He owed a few business’s. We listened to other Expats that moved there and what they were doing for work and the good and the bad of the country. It was very educational and showed us what we needed to do if we moved there. At this point, we have temporary residency and we will be getting our citizenship there. Expats from the US & Canada are welcomed with open arms in Guatemala, because we have money, we hire them, pay them well and treat them fair. That was important to me, I didn’t want to move to a country where they don’t like us. And it really isn’t so scary anymore. You just have to be aware of certain zones in the city, you stay away from those and you should be
      It fine. They actually have military walking throughout the city for your protection. But, we are still always aware of our surroundings, and what we wear and carry on ourselves, to be on the safe side. It’s a beautiful country, and we will live like kings and queens on only $1,000 a month, that includes everything. We can purchase an acre of land and build a 2,000 sq ft home for $50k. We just want to retire comfortably and still have money to travel and have fun.
      We love San Diego too! I especially love the weather, which is another reason we picked Guatemala, spring type weather year round.
      That’s so cool you worked with Bill Graham, I heard he was kind of an a**hole, is this true? The Dead was my first concert, I loved their music, so much I was voted “Biggest Deadhead”I my senior year! Lol ...

    Tiburon is one if the most expensive places to live. Robin Williams lived in Tiburon. I used to go to some killer parties in Tiburon in high school and early 20’s!! And hang out at the restaurant, The Dock!

      LOVE San Diego! Except that it is of course bordertown to Tijuana. Just not comfortable to me as far as safety. I understand and am so sad that some, many will do whatever it takes to survive! I mean, sending your children alone across the border says alot! I've driven/ traveled all over Mexico. But Tijuana is scary to me. And of course the cartels...want no where near it. Ruthlessness and desperation...terrifying.

      And what reason is that? I've lived there and finding a decent paying job is hard. SD also has an ugly meth infested underbelly. Muggings are up along with an ever growing population of addicts and homeless beach bums. Plus, the weather is nice only by the beach. Go a couple miles inland and it's a Hotbox all summer long, and the electricity for air-conditioning is expensive there.

    You can get a 2 bedrooms condo for $500K price range in Aliso Viejo. If you are looking for a single family home, I think the price is at least 800K. Not sure if that's considered 'somewhat affordable'.

    Those are nice cities if you can afford them. I left California in Mar. 2018. I don’t miss the overpriced real estate. Idaho is home now.

    Quick Answer from a Californian. Anywhere in Southern California. :)
    Unless you want to live in Northern where it rains too much, has cold and rocky beaches, stuck up rich people, and overpriced living. Be my guest.
    *Listen to me I have lived in both Northern and Southern. I suggest Anaheim, it is right next to Disneyland, 20 minutes away from Huntington beach, and is a suburban area.

      NorCal > SoCal. sorry. There's the perfect amount of sunshine and does not rain that much, much better scenery, more national parks, the beaches get warm too and are CLEAN, there are real cities, laid back people, and is more technologically advanced. SoCal is just a suburban desert and people are stuck up down there and acts the same.

      @@micyagjvir8289 Yep I was in the bay area for college and a few years after. I loved it but its gotten so expensive. I live in San Diego now, and its okay buy Southern California people are so different. I may try to move back up to the Bay if I can find a good job.

      Rains too much? You must not have been there recently? My problem with N. CA is that is too damn dry and hot. I lived in Chino Hills (better weather than Sac) worked in Orange cty, lived in Sacramento cty and Hawaii. If I had to choose , I would love to live on the OC coast or Irvine. Hawaii is nice but not for raising kids. You suggested Anaheim but Anaheim and Santa Ana are old and kind of trashed full of homeless. OC anything south of 55. Now if you love dry heat and chilly winters, don’t care about entertainment, then the foothills north of Sacramento are awesome

    Danville is very expensive and Blackhawk is where the sports stars and business owners reside. All those Bay Area homes 9/10 on list have been overly priced since I moved here in 1980. I live over the hill and it costs 1/4 to 1/10 less. ✝️🇺🇸🇵🇭💰

    I noticed you used footage from Pacific Grove and Monterey. I live in Pacific Grove and work on Cannery Row in Monterey. They weren’t even on the list. They’re both very nice places to live. I wouldn’t leave here for the Bay Area personally.

      I’m from the Monterey Bay as well (Santa Cruz) and completely agree… pacific grove is nicer than anything on this list… this guy is a lover of suburbs… not really my thing,

    I live in San "Rockin" Ramon, the gateway to Danville, it's very expensive, as is SR, but these two cities are always rated as the top cities to raise a family, lucky to live here and don't plan to move...Same school district where the graduation rate is high 90's, as well as students that go on to attend college is high as well! Excellent weather and no traffic, or very little.........

    Ojai and solvang and wrightwood are cool places to live as in safe wise irvine as well but from what i hear its expensive to live there esp if u buying

    I live in the bay area, have for 50+ years. The Cities you mention are rich cities. Houses in the multiple millions. I guess it costs to be safe, also im in guernevlle and its far from crowded.
