- This video covers the basics of what is involved in a sublease arrangement. Whether you are assigned a new job in another city and want to take advantage of the ability to have someone else 'cover' your expenses and use your place while you are gone or if you are required to sign a 12 month lease when you know you will only be in the area for school for 9 months- or some other reason- this might help you get the most out of the situation and protect yourself.
My daughter is away at school, in February she signed a letter of intent to renew her lease, while meanwhile, her roommate did not. I guess she was confident she’d find a replacement roommate but none have surfaced. The lease ends 7/20 she planned to vacate and come home for the summer and sent a message to her landlord to indicate that she cannot afford the apartment alone. He responded that her ONLY option is to sublet. If she can’t find a roomie, how is she expected to find a leasee? I’m frazzled for her.

Can you sublease with section 8
Any advice on how to protect t against shady or incompetent sublease? As the one renting how do i protect against this person moving to another state with my deposit, which he is still legally supposed to have? It appears they are trying to pull me into the 2 year lease holders deposit consequence while i hqve rented 2 months as a sublease. Is the nature of every landlord predatory?
HI Anthony- get all the terms re what will happen with your deposit stated in writing in the sublease and approved by landlord for best protection.
I signed a rental agreement for a room in a house. I am not on the lease, he is. After living here (6 months in CA), I am now aware of the horrible condition of the house which has A LOT of code violations that I just reported to the city inspector. One of the major issues is that I just discovered that the tub drains not into a pipe but literally under the house. All of the water literally is collecting under the house, under my room. Mildew and mold is coming up under the paint. My personal items are damaged with mildew and black mold as well. My room is cold and damp and smells of mold. There are all kinds of other issues that make this place uninhabitable, but that is the main one.
Given this situation and how I am not on the lease but renting a room from the guy on the lease, who is liable? I am particularly interested to see if I can get some of my money back due to the uninhabitable conditions. Literally as I write this I am smelling the mold and it makes me want to gag. I have also had all kinds of skin issues and now I know why.
Am I basically screwed because I am not on the lease or can I go after the person that I am renting a room from? I would like to recover some or all of the rent because of this. I am not kidding I feel sick and nauseous all the time. It smells so bad. Four people live here and use the shower on a daily basis and it has been draining UNDER MY ROOM this entire time!!!!!
Seek out a landlord/tenant attorney in your area though for immediate relief sounds like you might want to move.
@@FinelyRevealed Yes, I am moving. Reported them to the Heath Dept and the Inspector as well. I hope I can find a lawyer that will take the case without me having to pay up front.
my landlord doesn't allow sublease but can I add them as roommates and then remove my self so they will be responsible for the lease at that point onward?
Hi @Fawzi That would be an assignment and assumption to the new people and a release for you. Check the lease to see if there is the ability to make an assignment. If it is not built in- go ahead and ask!

Hi @Prakash If there isn't one there should be - good idea! some use Craig's list or local sites. Let us know if you find a good one.
