    Id consider leaving the small office by the entrance as a private room. I work in a *** dealership and we get loads of customers that will happily wait for their cars and work on their laptops if you can give them a quiet space and a supply of coffee. I imagine lots of your customers also have businesses to run while they get their cars serviced etc so could be worth it

    I’d move that mezzanine down the other end to make your engine room.
    You can never have enough storage and space above the room with for lift access could be priceless in future

      All well and good keeping a mezz but if it’s tied into the building (apart from floor securing) in any way the rates are adjusted and you pay more because of square footage

    This is a good move Rick , you won’t sleep for a year and also live in the toilet for days but in five years time you will be the Clarkson of Swindon and have your own tv show on sky there is only one way for you and it is up up and away , I wish you all the best and go careful on that bike 👍👍

    Keep the Mezz, take the amount you need off it width to create a corridor from the workshop door to the main area, then just bridge the two sections for access storage. the double staircase just connect as a straight section, this is not difficult. Best of luck Ricky

    Sort the 3 phase supply first if you are going to be pulling large amps the utility network might make you run a new 3 phase supply from the nearest substation, will not be cheap & will be a few months to get it installed also make sure the mains cable is copper neutral not aluminium, as they used the Ali neutral waveform cables (cheap experiment that went wrong, neutrals oxidise and turn to powder over time) and around there in the 80's and they give high earth loop resistance that can cause havac with high load equipment.I think it's eon that run the distribution network now around there.

      3 phase is in every single electrified area, just that the individual user/house/non-industrial structure gets/requires only one phase of the 3. The minisub(step down transformers) don't combine the 3 HT phases in a single LT phase. Just have to apply for 3 phase connection, make sure you have the switchgear and meters as per municipal requirements and et voila.

    i would keep the mezzanine - perhaps move it down to the other end of the workshop and have it over the the engine room- would give you extra storage space for panels etc . Also the stairs could be moved into the corner where you want them to be . Definitely a massive step into the unknown but i'm sure you'll smash it !! Good luck

    Best of luck with the new shop. The mezz get a builder in to pull it down and turn it around (spin it 180 °) and keep it where it is. Then the wide part is in front of your door and the stair is by the external wall. Better to have storage and not need it bla bla bla.
    Can't wait to see the next instalments.

    Keep the far side of Mez and bridge over from left to right above the door entrance. All accessible from new staircase, possibly made up from existing? . That space will be useful? Good luck with everything.

    Really great news Ricky. Congratulations. If I might make one humble suggestion:
    Even if you cant build it straight away, reserve enough space upstairs for a small office ONLY for you. IMO, if youre going to be off the floor, you have to be OFF the floor. Before too long you'll understand why.

    Build on your books, not profit! Good work Ricky, been following you for a longtime and I think this front of house will project you forwards. Having a level of professionalism in that area will have a profound effect in the workshop - i have worked in both environments and having a safe workshop were you can use bad language when you hurt yourself, for example, without the fear of a customer being their is vital! Good luck fella, not that you'll need it! Regarding a receptionist, I like the saying "why have a dog and bark yourself". I think it will end up being the most important employee you take on! They will pay for themselves in no time!!

    Re-engineering the mezz to move the supports posts etc is easy and probably no more expensive than removing the mezz and should be quicker… they can be removed all together if it helps… just get a mezz company or two out to advise. The space will be needed for office, clean room work area, lunch/break area, storage etc
    Anyway, well done, it’s obvious this was on the cards and already overdue.

    For your air lines, get the guy who's installing to put water taps at bottom of U-loops and to use copper. Air outlet at height above the water taps as the loop setup is ideal for water traps, Will save your air tools and save you dosh on replaceable water filters/dessicants

    I would defo keep that Mezz...free storage space and if its strong enough and with a four post ramp in the right position you could store car(s) and even motorbike(s) up there. I've seen it done and it was a great use of space. You could even sublet the space to another small business and make some easy money! Your defo regret ditching it in the future if you get rid if it.

    Congrats on the new premises, use the mez for the roof of your engine room,you will appreciate the extra storage or make another office/podcast room.
    Air and electric put directly onto side of each lift so no lines running across the workshop floor and no trip hazard also looks alot more professional.

    Ricky a expanding business will never have enough space so think about using the mezzanine floor as you will never sell it for how much it will cost to buy again.

    Ricky the stairs you are removing can be repurposed for the other stairs you need. You just need to get someone to reposition the lower flight of stairs so you have a flight a landing then a flight to the floor if that makes sense.

    If anyone can make it work it’s you, the honesty and knowledge you have is something customers go looking for and appreciate. I was never keen on seeing so many customers cars of that calibre sitting outside like they have been, I did feel for you guys trying to work over each other as you were so this will be great for you and no doubt you will find that you can get through jobs quicker which will take some stress off you

    One last thing regarding the mez floor.........cant the met sec's be swapped around? This will put the pillar roughly where the white plastic tub is? It's going to take labour to remove it all anyway so maybe with a bit of "lift and shift" you could rearrange so it works? I'd offer some free labour to help give it a go? I can't help but feel the mez could be a good video/VIP area for friends of yours and YT "stars", separates it from the day-to-day stuff? I'm excited for you, go big or go broke!!

    Well done Ricky - good luck with your plans. I admire your vision. P.S. Go for a rotary screw IN WORKSHOP compressor. Pretty much silent, so no need to put outside. Also super efficient. Would highly recommend HPC/KAISER. You should also ask your equipment supplier to do a worhshop layout design for you. Personally, I'd sell your existing ramps & fit 6 new matching 3 phase units. P.S.S. You should also look at a professional re-design of your logo

    Congrats ricky. I can imagine its going to be a tough year or two trying to stabilise n cover the huge expenses. Only you can vision the layout n plans in ur mind currently.
    However id shift off all the project cars to be able to give your all to this.

    Move the Mez over to your engine room side and build the engine room under it, and you will have more storage.

    It's interesting what you're saying about building a brand. I'd never think about selling a business, but you're right. How do you make a business which can be sold, when it's your own reputation that people come for? I don't know the answer.
    It's a blessing and a curse when you become so good and so popular, that you need to become educated about business, taxes, markets.... Insurances all that shite.

    About Time Ric. Been thinking for such a long time that there is not enough space for everyone to work efficiently and effectively. Well done for upgrading. It maybe daunting, but in the long run, it should be the best way to grow.

    Awesome stuff Ricky. You definately need to expand. The volume of cars you're working on, is clear that REPerformance are on the up. I doubt REPerformance will go belly up. Name another R8, Lambo, McLaren specialist in the uk, who can give the attention to detail that you do?!?
    I think it's a very exciting time for you. You really do need extra staff too.
    2 months is fast too. But cracking stuff.

    I've seen businesses with storage, an office, and a reception area up on the mezzanine floor. You can put an elevator easily in the corner. 3 Phase? Put everything on plugs, so you can easily move them around any time in the future, and future stuff is just a plug-in job.

    Why don’t you move the short side of the mezzanine floor to the right and the long side to the left which would move the uprights. Would save losing that extra space……?

    Reason ATB moved out was the roof leaked and they would have to pay to fix it not the landlord. Might want to get that factored in if not already done

    The new place looks fantastic and I’m sure will look amazing after you’ve sorted it. I’d be more than happy to help paint if you need it. We spoken before on the phone. I use to work on the McLaren engine development team don’t no if you can recall. Probably not as you speak to so many people. But the offer is there if you wanna set up a painting party 🎉.

    Could you move the mezzanine and stairs to the back of the unit for additional storage above the engine store clean area.. Great plans 👌 👍

    Just a thought, could you move the Mez to the other end of the workshop, basically over the oil drain/ engine storage area and engine building room. Extra storage space for not a lot of money.

    Looking forward to see how this progresses. Given the cars outside the old unit, it is definitely the right decision. Well done for having the stones to believe in yourself and the team surrounding you. Sure it will be good thing.

    You'd be mad not to move the mez down the far end where that door was out to the ramp and make the engine room under it. You'd have plenty of room on top to store engines and parts too. The stairs looks fairly modular too and could be re-configured to go where you showed but in a single row instead of a switchback. Congrats, onwards and upwards!

    Could you not flip the mez so the pillar is offset to the right? Looks to be a car width. Depends if you need the storage space above or not

    My initial thought was if you ' mirrored' the mezzanine floor would that work ? 🤔
    Also, I'm not sure about building regs, but in my line of work I've always gone on 16 flights in a single run for a stair when designing them 🙂

    Can’t you turn the mezz through 180 degrees?, moving joint line and the stanchions over ant giving clearance, looks offset
