I hire people from my side hustles. In this business you can’t put all your eggs in one basket. I have like 5 income streams to account for losses and expenses. I hired VA’s and call centers to do the outreach and I handle those calls that want to sell their properties or deals and need buyers.
It’s because they leave out steps. I had to actually get deals to find out the process on my own. They just be on TH-cam giving overviews instead of step by step plays. Definitely learn by doing with wholesaling.
Also the ones that say it’s easy, they have came up with a strategy. Which I have done as well. When you follow a detailed strategy instead of just winging it, it’s a better flow and deals can be closed much easier. Just like running a restaurant. If you don’t have extremely detailed recipes for everyone to follow, the restaurant won’t be open very long. (My dad owned restaurants so I can relate wholesaling to that) You can’t just throw the food together and think you will build loyal customers. Same with wholesaling. You need a strategy and stick with it until you see results. Also modify it as necessary. Hope this helps someone.

Yea this isnt easy lol but it’s worth it. The first deal is usually the hardest but you got this! I put the company I use for skip tracing in the description and sometimes I get bad numbers but it’s never perfect just keep calling
Your identity caught up with you. Every business is tough and “not easy.” You hit the wall because your identity didn’t allow you to move to the next level. Work on yourself and you’ll clear through that barrier. Kudos for doing something for your future.

That was the most REAL thing ive heard on this topic. Thanks Bro. I too am a wholesaler. Been doing it since before it was kool. It is hard. The money is Good. Times change. We must continue to adapt. One time tested strategy is Rentals. However each deal presents itself with many opportunities. Our job is to know the right strategy to apply. The more tools you have in your toolbox, the more opportunities you will capitalize.

Sounds like more of a stepping stone move than making a life career. You definitely can move in a good direction if you do things right with your earnings
I have 3 cold callers they are bringing me 70-100 leads per week out of that one to two contracts per week my average assignment fee is 20k and I do 3-5 deals per month not including my section 8 rental portfolio

I don’t think I said you can’t do 200k I said a million if you are in a smaller market. I have friends that have hit 200k+. But congrats those are good numbers what are you doing for marketing
@@pabloottenwalderjr different things. My first deal was from a high equity list. But most of my deals were from Craigslist or fb marketplace. Those have been my most profitable deals also
In your contract i would have an inspection contingency, walk your buyers within that time frame and if you cant find a buyer cancel the contract but honestly never tie something up that you are unsure will sell. Your name is everything in this business.
I would say that wholesale is more an opening to more real estate opportunity, and as you said unless you live in Florida per say and can do it full time. Mostly however I think its how bad you want it.
I think you can do it full time in almost any state but i was just saying its tougher to make a million dollars in states that are smaller but its not impossible

I closed a deal the first day I made a first call after studying it for 6 months. Have to be consistent for sure. Nothing in life is easy. No one can name me one easy high paying job. Being broke is easy bc it involves doing nothing at all. That’s motivation for me to keep going. I hope everyone keeps going hard. My parents owned restaurants. They never slept. They worked hard for their money. And they had expenses. Running restaurants are far from cheap. They had to pay employees and all. If they gave up, I would have been an homeless child 😢 My aunt makes 600k a year doing janitorial services, being contracted to clean huge hospital and warehouses. She works HARD. To anyone that really wants to make it out of poverty , Just keep going and stay focused!!!! Nothing is easy in life, I come from a family of successful business owners. It takes a special kind of person to do it. Have to hold yourself accountable and keep going no matter what the day brings. ❤ Thanks for posting this. I will start fixing and flipping too. Get a mentor that has a track record that will show you where to go and how to close plus give you contracts to do so. Never do it alone you'll be stuck in the rat race. Even billionaires and millionaire have mentors. The internet will get you confused. Y Learn from start to finish how how to do wholeselling. How to negotiate with sellers how to finds Deal l etc.

Ive been doing this for about 3 years and I wish videos like this were around when I was first starting out. Now I’m super successful doing about 20-30 k a month, don’t give up
I’m a gator and I got the BEST wholesale contract in the game and to make sure you are protected. Just hmu, i’ll give it to you for free. Only catch is, we should build a professional relationship.
Personally you have to learn how to automate it. You want leads coming to you, you need people doing calls for you, and need people finding buyers. Doing it alone will be where the struggle comes in.

I’d have to disagree. I made 200k in wholesaling in the past year and a half. Overhead was far less than 10k.

Personally you have to learn how to automate it. You want leads coming to you, you need people doing calls for you, and need people finding buyers. Doing it alone will be where the struggle comes in.
