Main Street St. Charles area is nice... and for me the area I'd contemplate. Of course everyone has their own wants. STL County has a lot of great main street areas. Webster, Maplewood and Kirkwood probably has the most to offer. Though still, the actual city is more for at least us. With the level of parks and restaurant variety, it just can't be beat.

St. Charles county has THE lowest per capita crime rates in the entire STL region. It has been on a decline year over year “west”. So not sure if you just saying that was a gut feeling or something you have heard people say but it’s not true. I also grew up in the city and moved out here several years ago. Crime cannot even be compared between the two. City is dangerous and the biggest determinant on why people love out. Ask anyone who moved out of the city to the counties and they will say “the crime just got so bad”.

WUSM is located in the city of STL and in an area that is gentrifying to an extent. The landlords in the area know their core constituencies at medical center and the pricing and availability of units reflects the Residency cycle. The city of St. Louis passed a short term rental ordinance in 2023.
Used to live very close to WashU. She will be best off in St. Louis City in the Central West End neighborhood or in University City. Great areas super close (potentially walkable) to WashU. It is difficult to get a lease for less than 12 months anywhere, but we were able to negotiate a six month lease in the Central West End for a higher rent.
The St. Louis Zoo is actually anything but free, if you live in St Louis County. I used to live in Ballwin, and in my property tax breakdown, I had $800 a year for the zoo…if I went there or not. What!? And that was on a $300,000 house. Think about how many times you would have to go to a zoo you “have to pay for” to break even. Oh my gosh; what a hustle. Now that I live in St Charles County, the zoo really is free for me (thanks to all of the families in St Louis County paying a bajillion dollars a year for upkeep).

Saint Louis is more progressive with being soft on crime and focuses more on welfare services. When it comes to economy, Saint Charles focuses on infrastructure (paid by taxes). When it comes to Saint Louis, its spending focuses on welfare. Avoid Saint Louis if you’re looking to retire, raise a family, have peace of mind, etc. I’m not saying Saint Charles doesn’t have issues, but much better than STL. I’m from NYC, Saint Louis is worse than NYC. As for the zoo, it’s not free. It’s paid by tax payers aka welfare.

I live in St. Louis City (not county) and I love it! My rule was to stay east of 270 when it came to picking a house. 😅
