    **DO NOT, DO NOT, DO NOT buy Taylor Morrison**. Taylor Morrison is the worst home builder. They pay for their ratings. Check out their BBB. I am contractor and got sent to Taylor Morrison homes. Brand new homes with roof leakes ceiling crumbling down but the home is two years old so it’s out of warranty. The materials looked over 20years old. Not just one house either but double digits, there’s similar problems in separate sub divisions too. There’s HUNDREDS of similar stories the same, plumbing, roof, framing, doors frames. They leave home owners having to pay 10’s of thousands to fix problems on their new homes and insurance doesn’t cover it. Taylor Morrison will leave you with the bill and by the time it fails you’ll be out of your warranty.

      Oh my...wow. Thanks for sharing. There have been terrible stories about almost all builders with homes that were built over the COVID boom. Thankfully that is pretty much behind us but yes, buyer beware about doing home inspections prior to closings!

    Sheryl you should do a more in depth video on the downtowns of the SEV and go into an updated detail on what’s coming to downtown QC

      You should check out my video library as I’ve already done such videos. We have a new one for Chandler coming out next month.
      The southeast valley downtown’s are entertainment districts, not so much places to live. They of course add to the experience when living in the areas so I do mention them frequently throughout videos. I’ll bet there are some great dining/entertainment channels out there.

    to bougie i dont like pools take up to much space in the back yard i like having a nice sized patio and a nice garden and a lawn the pantry is awesome.

    Are there any new builds without going out to the border of metro phoenix?

      There are individual homes being built in the central Phoenix area (old home tear downs and build a completely new home) that start at $1.5M.
      There is a master planned community almost closed out near Desert Ridge in Phoenix at $1M.
      There are new communities in Laveen, Tolleson and Avondale that are kind of near ‘the city’ but it all used to be farms and ranches, so it’ll be a while before you see more then new housing.
      Once upon a time, Chandler was on the outskirts and now it’s one of the most desirable cities.
      We are a city of suburbs. It doesn’t just center around ‘Phoenix’. But just like any other large cities, it starts in the center and grows outward.

      I can think of MANY other builders that are worse. ALL builders need to be watched carefully, inspections need to be done prior to closing. It's HOW the builder responds that in my opinion makes them good or not.

      Lots of pluses here! Also just locked a buyer in last week at 5.25% plus 3% more towards closing costs...AND plus another 17K off the price. CRAZY!
