    The Philippines needs a housing market crash to experience over speculation and over valued properties. Maybe they can learn what happen to America in 2008 and China's real estate market downturn.

      They are just handful of real estate developers in the Philippines, the crash would be miniscule. Most of its developments are in big urban cities, about 90% of it are in NCR and its next provinces. Much of its speculated housing are from the same areas. The real estate developers in the Philippines, especially the top ones doesn't hold a large amount of loans to finance projects.

However aside from lot flips of Chinese entities funneled through Philippine Corporations allegedly, the absorption for these subdivisions to actually build out with new homes will take decades. I see the prices so inflated most OFWs will rather stay in America, which for the most part, is far cheaper, especially if considering retirement. Just my thoughts. Ingat po.

      Good comment. What one must take into account is that the properties are launched and built with buyers' deposits and monthly amortization payments, on top of the developers' own capital. Speculation is not a dirty word. It's part of the residential building industry. There's some speculation as to the demand numbers, but no building project is launched without the requisite number of signed buyer commitments and deposits on each residential building project. In other words, each unit is pre-sold.
      Secondly, no housing market crash will occur when there is a housing shortage, or no housing glut exists.

      @@Western-3rdSt. Maybe a market correction in the housing market mostly in the urban areas and big cities, which there might be a halt condo and housing developments, which will be subjected to bank repossession of real estate developers and commercial properties. Which I believe it might happen, cause the condo and housing which seems speculated by real estate developers and investment firms. Buyers will pretty soon realize that urban developments like mostly condos and houses are overpriced and out of touch from the real market valuations.
