    Truly great. I am going to be proactive with the local municipalities and see who is friendly. There is a huge community on my area who wants this and wants their own land and feels so stuck. They will be forever grateful if we can pull this off with your information. 🖤🖤🖤

    In our area a THOW is permitted if you set it up off the tires like a mobile home. I believe the egress is needed as well.

    What is an R value ?

      R-value is basically a materials capacity to resist heat flow. The higher the R-value the higher the resistance to energy escaping.

    Utah has ridiculous requirements to ensure earthquake readiness for THOW and THOF. THOW see earthquakes every mile they drive. Utah requires securing homes to like 4' deep stakes and ensuring foundations are below the frost line of 4-ft to ensure securing below the frost line. These rules make tiny living prohibitively expensive in Utah.

      Such a good question!!!! To my knowledge appendix q does not cover elevator beds. You would need to default to your counties version of the irc.

    when we say under 400sq ft. my mind says a foot print of under 20x20. what about the height of the tiny home how does that figure in? are there restrictions on how high the tiny house is, other then just physics? Also, can i make a basement and a main floor and a tall loft?

      Rules of the Road restricts us with a max height of 13.5’ from ground to roof horizon.

    Is a spiral staircase allowed as your only stairs to the loft?

      Not to our knowledge. Tiny home stairs have height and width requirements. You can check with NOAH to see if any sort of spiral staircase would work.

      @@FarOutTinyHomes If I want to have a 2 story tiny house with 200 sq. ft. on the first floor and 200 sq ft. on the second would I be able to build stairs with 12" risers like those described in appendix Q? The wording makes it sound like building stairs to those specifications are only allowed if It's accessing a loft but I'm not sure.

      @@---sb4rp then you will need to study Appendix Q for sure. Work with your local building department to make sure there are no city ordinances in place with specific changes to Appendix Q.

      You should always have some sort of pitch. You definitely don’t want water ever sitting on your roof.

    Anyone know about Movable Tiny Home (Tiny Home On Wheels) in the city of West Hollywood? I cannot find anything on it. Do they just adopt Los Angeles standards?

    Is there any tiny houses community that is not a "camp" or a "park"?? I would like just to buy a lot and hook water and electricity legally and build a tiny house. I don't like those communities that resemble an RV camp because I love privacy, to own land and being able to have a garden and maybe some trees. I think that every person should have the right to have a small house if that is what suits them. Not all of us want o need a three bedroom house or are willing to pay very high fees to a HOA. I want to own my land. Please if you know any place like the one I'm describing just let m know. Thank you!!
