Nice video! I feel, the current Dubai RE market is red hot, I would say bubble territory, just like US equity markets were in late 2020. It will be interesting to see what happens to the prices as thousands of units get delivered every quarter over the next 2-3 years.
If an RE agent can now make videos like this, cautioning the prospective investors of some of the pitfalls/red flags, s/he is going to create a lot of goodwill and credibility, which will in turn help him/her get lots of clients during the next bull cycle. Obviously, I don't expect any RE agent to tell us not to invest now (as the chances of capital appreciation for the next few years is very low), at the end of the day it's their livelihood, but if I, as a prospective investor come across an agent who lays down all the facts and isn't just interested in hard selling for his/her commission, I am going to consider him as my partner for my RE journey in the future.
