This channel saved us a lot of money and time. I noticed him walking into the condos and asking about vacancies and PRICES. After so many agents didn't return calls we did just that and have a huge beachfront seaview condo with 3 balconies for less than the covid-era villa we were in. So much better and cheaper too!

Did you contact Alan Bolton, the real estate company that showed these properties? I don't think you can just show up at a condo building and look at units, right?
@@retthok Alan was great but owns the firm. Yes, we just walked right in to many condos except the Rivieras- whose agents did not accommodate. Good thing because we were ready to rent if we got into the 2nd Riv but got a MUCH better deal.

I never thought I'd say this but I think they are over-priced, you can get a load of equally-sized 1 bedroom for 10K recently, but hey mate this is not anything against you, I really appreciate your videos and I wait for them with anticipation. What never ceases to amaze me with though these studios is that the TV and the couch are not compatible for use with respect to positioning. Watching TV in bed is horrible. Maybe I'm different?

Two years ago, at the height of the pandemic, I wanted to get out of Bangkok. You visited this same condo building at that time and I was so impressed, I taxied down the next day, found the perfect unit and am still here, typing this response. JBC is a great place to live. Usually very quiet and very well maintained with a great staff. It may not be a fancy show-place, but with all the ground floor shops and conveniences as well as entry from both Beach & 2nd road, it's easy living.
And so close to Jomtien Night Market :)

Hello. I will be a solo 1st time traveler to Pattaya. Do you have any recommendations on a long term place to stay close preferably within walking distance to the nightlife? I see so many different locations and its very overwhelming searching for a place online based on the reviews. I’m looking for something safe and nice. I worry about safe transportation to and from the nightlife which is why I’m searching for something nearby. Any help you can give will be highly appreciated!

I stay at jbc, the condo blocks are a bit dated but very good value for a almost beach front condo. The security is very good and plenty of shops/ bars on site. I'll be back again in autumn.

Thanks Daz! Airfares from Eastern USA locations to BKK have nearly doubled in the past two months! A one-way economy ticket now costs more than a round trip economy did back in early March.
Actually, I do not get it. How come, as the price of petrol is back to its former self, do we get a doubling of prices for plane tickets? It beats me.
....if willing to drive to Houston, or tale a bus, have noticed flights on short notice like a week out pop up for under $1000. But ya got to be kind of ready to go....
they don't want the citizens spending their money overseas.
Seems Thailand has it all over the Philippines Im heading to Jontiem beach for a month next off peak season. This hotel looks fine by me.

thank you for the great video ... the only comment that i have is could you PLEASE ... Show the bathroom floors so that we can see if there is separation material between the shower area and the rest of the bathroom floor . That is a big deal for a lot of guys who HATE with a passion renting a room or condo or hotel where the entire floor of the bathroom gets wet EVERYTIME one talks a bath or shower . That is one of the top two feature of a property that i consider before i give them even one baht or one peso of my money . quiet is the number one thing . price is a distant 4 or 5 consideration ... comfort and quiet are both worth a little more .

My Condo is in S1 same side of the building, same size and everything its good. Facilities seem on the ball, security goes about it's business. For me it's the best condo, great value for money great for access to Beach Road and Second Road, Family mart not too far and as mentioned many shops including a recently reopened expat shop.. I'm paying 8000฿ on a 12 month lease, I have been here three month. Electric/water was just over 1kbaht this month.. and I notice in your vid my bikes still there, lol

@@mylifemark2747 You might find it on Google maps as the Rimhad, there's the A building on 2nd road, and the S building on beach road, although you can come in via 2nd road. If coming beach road there's a massive sign that says Jomtien Beach Condominium just outside.
For contact, I'm not sure but there is a sales office opposite the family mart. There are a few onsite rental agents, mine is called Nitty Soutions, a nice lady.
Good to see you at the well established n popular JB Condos with nice refurbished studios which think are 32 sq mtrs & nice sea views…until they decide to build on that vacant land adjacent?? The VTalays & JB condos are much better value for money & spacious than the newer much smaller modern condos there. The owner will do well to get 11/12k p month in low season tho??🤔😉😎

Hi. I live in Thailand now nearly 15 years and unfortunately, those condos are overpriced for low season. You showed 2 condos with Sylvia in that same building for much less money around 7,000 baht, and Ms Wang apt was offered at a good price.

It reminds me of the Nirun condo blocks but more modern.
lots of room for the price the only thing i didnt like was the long walk to the pool and the size of the shower. but that is something that could be dealt with great price thou

-Cheap is good to show, I think many people equate cheap with rat and roach infested homeless shelters. Good for them to see it just means a little more plain, some times a little older looking, but often perfectly clean and comfortable.
-Have you considered lately not worrying so much about reflections of yourself? Anyone watching for a while has a good idea what you look like already, including any nutters that may be about. At this point I would guess for every nutter that might want to bother you there are 1,000 that would stand with you and tell him to piss off. Not saying start doing selfies or anything, just don't let the reflections bother you so much. All up to you of course.
I like some of your affordable condos ,I am looking to stay there soon ,I want a bit of privacy though dont want a big reception so every time you take company the whole reception see you every time
You will only get the best rate if you stay up to one year, sometimes it’s possible to pay upfront to get a cheaper rate! This block has very small balconies, there are other buildings with bigger balconies, just have to look at the newer View Talay’s! I just turned down a 12,000baht a month brand new renovated one bedroom double balcony unit at View Talay 1 because of the small balcony and it was on the 1st floor!
I'd move in there just to use that pool, seriously though very good value.
I would love to stay there, looks awesome to me. £280 is a real bargain,

Great Condo video as always!...Daz, I know it's Low Season now, how about that Soi 6 walk about giving us the updated prices on Bar fines and LT/ST's....their are a few New Bars on Soi 6 that opened up...

S1 and S2 are the larger units - nearer the beach.
A1, A2, A3 are the smaller units in the blocks the other side of Jomtien 2nd road.
The two sets of buildings each have their own pools, but the pool at the A buildings is nicer.
The A buildings, having slightly smaller rooms and further from the beach, tend to be cheaper. (Although a lot more of the flats there are 2 units combined - meaning one bedroom, and a kitchen/living room with two toilets.
Pretty sure they're more than 20 years old as we bought our flat there as a place to stay when we come down to Pattaya at the weekend after having a problem getting a hotel room at a reasonable price during a music festival. Only time we've actually stayed there for more than a weekend was during the floods in 2011, when our house in Bangkok was surrounded by water (but luckily didn't get flooded), as the kids could go to the Regents school in Pattaya during the floods as they were enrolled at the Regents in Bangkok.
What are the schools like that your kids go to? Respectable and trustworthy and challenging meaning they teach subjects and challenge the students. These schools are for english speakers, as well? Thank you for your time.
@@man4YAWEH454 Regents school is a UK curriculum, English language International school.
When we moved back to the UK in 2013, the kids went straight into school in the UK, with the only real issues being that they were, in some subjects a bit ahead, and some of the languages that they had been learning (Thai obviously, but also Mandarin for example), weren't available.
Teaching-wise, I had no issues at all with the Regents school. But as I was paying for it myself, and I had 3 kids attending, it wasn't cheap.
The campus in Pattaya is significantly larger than the campus in Bangkok, presumably because more land was available.

@@man4YAWEH454 Thai is mandatory in Thailand, even in International schools. Although they don't teach it to the same level as Thai schools do...
But my wife is Thai, so the kids are bilingual in Thai and English anyway.
The one who was learning Mandarin was learning it in Primary, so she has probably forgotten most of it now.
One thing - international school makes sense if you want your children to go to University outside of Thailand, or you intend to return to your home country at some point to continue their education. But University abroad can be very expensive for non-residents as they'll be charged International fees usually, even in a country they have a passport for. One of the reasons we moved back to the UK was so that the kids would qualify as UK residents.
If you're intending your children to go to University in Thailand, then you actually should avoid the full international schools as the level of Thai instruction won't be sufficient for taking University level courses taught in Thai.
If you intend your child to go to University in Thailand, I would actually suggest the bilingual schools are probably a better choice if you want to ensure they learn decent English, while still getting enough Thai language instruction to be capable of doing a degree taught in Thailand.

They also have 3 blocks the other side of 2nd road, even cheaper I stayed 3 months there. Check out the pool has to be the biggest in Pattaya. Nice if you have Thai gf staying with you. Otherwise I went to Pattaya for nightlife not far in Baht bus back. Some bars in Jomtien but not as good as Pattaya.

After contacting the rental agency listed in the links below the video it seems that all their properties have a minimum 6 month lease. Could you potentially find and show some that allow monthly rental or two month rental?. Also if you know of any that allow pet cats, that would be extremely helpful. Thank you.
This gentleman has similar views to me, Daz. I think the way to get around the increased air fares is to look at staying 1-2 months in a given location, for those of us who are still reluctant to emigrate for good. I feel quite lucky to have secured an £840 LHR-BKK fare for January next year, but time will tell. If it goes over a grand, I think many travellers will be put off.

I'd like to move to Jomtien by September- I was there in April (and in Hua Hin twice, Pattaya twice). I'd pay up to $450 f/ a spot on Jomtien Beach w/ fitness (and pool)
Daz, Did you mention that there was a guy called Tobias to speak to at this development who might have access to a single month rental? With the Russians getting 90 days, I'm hoping that us Brits might be offered 60 days soon, and that might be my plan for 2025. Just a month this time, in Jan, but keen to get an idea of prices for the following year.
