    They're kits. No foundation, plumbing, electrical, HVAC, insulation, drywall, paint, roofing materials included. You're buying a shell of a building with doors and windows in some cases, then also have to run the plans by an engineer/architect to be able to pass your local building inspector. Understand, you're not buying a home.

      you can buy those kit materials yourself for $10,000. Likely much better quality too. These kits are a rip off. Don't forget you also need to buy the land to put it on.

      ​@pattiannepascual Also also, most county and city ordinances would not allow this to qualify as the minimum Sq. footage for dwelling purposes. It may qualify as an "inlaw suite or tiny home" according to municipal ordinance documents, but that depends on the county/city restrictions.

      And permits aren't easy to get, or even possible, for many of those kits. Permits now are crazy expensive even on known quality homes.

    The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people at least in California, where I currently reside are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

      It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

    I built my own home myself as a 65 year old woman, so I know if you have building skills you can do it. The home was only 848 sq. Ft. 2/1 but it is perfect size in retirement for singles or couples. I did the plans had architect and engineer approve. I did hire guys for trusses and roof. Had plumbers and electrical roughed in. You will have several inspections. I would call for inspections and pay to make sure I was doing things correctly. It was awesome fun.

      @@Tom_in_CA it was really awesome. I would go around on Sundays and look at other builder’s work, and that was so interesting. There was not a lot of info on concrete pier foundation, I built off the ground and learned a lot. It turned out completely level, not sure how that worked out and square. Wish I could post a picture. I may put it on youtube. The framing was my favorite. I have 5 pocket doors to save wall space. I open cell insulation in attic and closed cell underneath. A lot of transom type windows to save wall space. It turned out really nice. It took me 1.5 yrs. While living in my camper van.

    I'm a Retired Carpenter, and though these adds " Look Nice " I wouldn't trust the saying; " What you see is what you Get " !
    There were Carpenters that I worked with that said that they built Garages ( probably 2 car ) for $ 7,000. Dollars ( U.S.D. ) !
    That was Expensive for the Home Owner even back then ! ( Around the 1980's )
    Looking at these Prefabbed Kits, I believe at a Glance, someone could build those for a quarter of the cost Themselves !
    In Any Case Complete your " Due Diligence " ! Shop [ material prices, Permit Fees, Insurance, Utilities and So-Forth !
    If you " Don't know How " Get a Book " and or a Friend in the Building Trades as an Advisor.
    " Don't Be a Fool " ! " Don't Walk into it Blind " ! " You Don't Want " Negative Surprises " !

    The Nordic J68 is NOT a livable home in any of the US where permits are required, this is nothing but a large, shed made out of milled and stacked SPF 2x4's which are termite, mold, mildew, rot, magnets anywhere South of the Mason-Dixon line, and would rate as nothing better than a livestock shelter North of it. The Rose Cottage was a flimsy CFS build of 21 ga. steel, again, not a viable solution for anyone wanting their home to pass IRC as it did not meet the shear and wind load requirements of most states. Garage kits do not include floors, insulation, plumbing, electric or interior finishes of any kind, and for that matter you might as well build from scratch. Garden / Pool structures are NOT livable buildings as is, they are barely clasified as a Class 1, or Class 2 structures at best requiring substantial additional work and capital investment prior to receiving a COO. These are GARBAGE in terms of value as they afford no savings or simplicity in time, labor and materials invested compared to simply building on site. There is a much better alternative.

    You've said several times, that it's possible a stick built home would cost less. With these kits you're only buying materials precut with a blueprint. This might make sense for a skilled DIY person but for anyone else I can assure you that labor and infrastructure will take you well over $100K, well over! If you have to hire a GC anyway to put it together, just get him to bid on doing 100% at a competitive price.

      Permits will likely add at least $10,000 to the cost if they are allowed at all. They don't make it easy.

    These are only sheds. Not homes. If you decide to buy one, hire a LICENSED General Contractor before you take delivery.
    You have to meet code, and you need help. It's a daunting process to get your permits and through city inspection if you are not a builder!
    Some homes are complete and the manufacturer has done all the preliminary engineering for approval of that building.

    The city of sacramento has free ADU plans. A studio up to a 2 bedroom. More cities should do the same.

    CA now has a state law that if your ADU is one of the approved plans, permits must be granted; the city can't turn it down. None of these homes qualify but there are plenty of ADUs that would.

    about 2 years ago the city of San Diego eased restrictions on building ADU's to help ease the housing crunch. They dont come without their issues though.... people, especially in the older and more condense neighborhoods, are complaining that finding parking on the street is virtually impossible and that people/developers are building large multi-unit and sometimes multi-storied ADUs in backyards.

    First one, computer rendering in photos for real property is illegal in my state. They are likely getting around that by claiming that it is personal property until it is attached to the ground.

    I love how you give the viewers what to look for and do when thinking about buy these kits or tiny homes. So many people including myself think wow this is such a great deal but not thinking being all the other permits, foundations, electric plumbing, roof and all the other hidden cost. I also feel you still build a home by getting a plan already made or going to an architect to design your dream home weather it be bit or small. The cost is about the same if you do all the steps from scratch or buy a kit. The only thing these kits save you is buying the bulk home materials at one place. You still have to do all the other leg work. Thanks again. The kits are cute. except for the one that was over 80,000.00. wow.

    The second one you showed from Home Depot is actually from hansons pole barns I have looked into them and it way cheaper if you buy direct

    What you need is land to build it on that is serviced with water,sewer and electricity connections. That can run into hundreds of thousands of dollars. That is always the part skipped in these cheap house videos. As well for that you will pay property tax every year. So unless you can come up with alternatives to these services and live in the woods you are not home free yet. Then it's about getting to Fort Laramie for supplies on your buckboard wagon to stock up for winter.

    I will be buying 5, 40 or 53 foot long shipping containers, for under 25k. All framing, plumbing, hvac, foundation, spray foam and everything else priced out. If i diy, i can have a huge 1600 sq ft home for under 100k total..

    You know, one of the saddest parts about this is that, if Home Depot themselves put the money into manufacturing these kits the way Sears did, and the government helped subsidize it in some way…. they would be wildly successful and able to do it way more affordably than maybe anyone else in the country. I know Arthur Blank, in particular, has always seemed to care a lot about affordable housing.

    The first one for more than $50k apparently has no insulation, no flooring and no roofing - it's rediculous. You would have to literally re-make the entire thing to handle insulation requirements. Will not work at all where I live.

    You pay for what you get
    Cheaper is not the way to go because think quality and extra hidden costs unless you are A builder or contractor , I would say save your money build up and get a sound solid investment without all the unexpected headaches !

    By the time you buy the land and build a foundation and buy all the little things that's not included with the kit that you'll inevitably need you could just buy the lumber at a lumber yard building from scratch and save money. Kits are a rip-off.

    They're massively overpriced. You can buy an RV for permanent parking with everything inside it ready to go just needing a foundation and hook ups for the same or less than one of these pre manufactured sheds.

    I'd rather support local builders and suppliers rather than support globalist big box stores. But, that being said, I knew of a cute home in Alaska owned by a doctor that was old and was a Sears and Robuck house.

      Most homes built in the past 20 years are glorified tool sheds. They are wood framed with pressed wood/ engineered wood walls wrapped in a vapor barrier with a fake brick or vinyl fascade on the outside sitting on a slab….
