Tax is only 10% of the rental income. Deductions are forbidden. Mombasa housing is cheaper than Nairobi but maintenance costs are way higher in Mombasa because of the humid climate.

There's much much more to Kenya than just the main city. Don't limit yourselves to Nairobi alone. Discover other beautiful places like Kiambu, Tigoni, Athi River, Kisumu, Kakamega, Diani, Nakuru, Eldoret, Mombasa, Nyeri, Mumias, Taveta, Lamu. Rural Kenya is way better that city living.

People will not ask you to put it out or they may not voice objection but they do believe that you should know better. And he keeps blowing it in her face- or the wind keeps taking it there. A polite note.... just remember most African women dont smoke and to some extend most people generally dont like second hand cigarette smoke. I think its disrespectful to blow smoke to your guest. Dear Auston, Know that the increased responsibility of buying property NOW will pale in comparison to the extent that you will be kicking yourself later on when you see how much more expensive properties will have become. Lastly I think certain of these questions you'd be better suited asking a real estate INVESTOR in Kenya to get a better understanding of ROI on properties. Her focus is buying and selling for clients not necessarily owning/controlling properties.

Very hard to choose between Nairobi/Mombasa for real. Mombasa tourism wise chill spots too is coming but I believe we need more Airbnb's and with this in mind being the very first people to go big in this business here (Mombasa) will be getting the bag for a very long time consistently and Nairobi is competitive but still the customer are there to still keep up your business running while expanding at a slow pace. As she said depends on your goals and what areas support it best.

Hi guys, I'm a Kenyan that returned back home from the US. Went there straight from high school and lived there 18 years. I know the pain and struggles of living in the US not to mention the hate, the racism, the food, the health/insurance/pharmaceutical scams and the MATRIX. My advice to AAs looking to escape the matrix and move to motherland is this: try your best and do so before 2025. Quit living in expensive "luxury apartments" and live in roommate situations or with a parent and save your money and move.
When I was in the states I denied myself luxuries, worked 3 jobs as I attended school, saved my money and invested back home. I bought land, established a farm, built a decent mansion, developed a large organic farm with animals and invested in rental properties that I've since turned into air bnbs. While I was doing all that, my fellow Kenyan friends were partying, living large in luxury apartments, big SUVs, gigantic screen TVs, gambling in Vegas, partying in Miami, Mexico etc. Today as we speak, some are in rehab, some divorced, some on child support, others are in debt others on husband/wife number three. I played my cards well and retired at the ripe old age of 36!!! How cool is that? I don't have to work for anyone and I enjoy my life and live without any stress on my own farm eating my own food. You can visit my farm in the beautiful Limuru Tigoni area not too far away from the city. You can also stay in my air bnbs.

@@AustonHolleman When you are promoting someone else’s business, always use a disclaimer. I had to take a video down because someone was holding me accountable of a business that was ripping people off.
As a foreigner, you are better off buying a flat, but check with a legal firm to prove that all the legal stuff has been followed, and it wasn't wasn't built on land once owned by government.Pam Golding is a reputable South African firm, so they have good due diligence. Stand-alone houses are also good, especially in gated communities. Take in mind that 88% of buildings in Nairobi, especially to the east are illegally built, can tell obviously by their poor quality and look. Property for business, Airbnb or leasing out, get an apartment. If it is property for family or for yourself, go to a gated community.

Folks: First, let's give Auston some applause for trying to make useful content (and thanks to Christina as well). However, our brother can be forgiven since he has spread himself quite thin, between the country-hopping, clothing fashion, cigar-smoking, dating games, sight-seeing and so on (he's got a lot on his plate which is fine, it's his channel. He can do as he pleases). Also, Auston is not a big one for doing research beforehand. As a result, his questions are always very basic or formulated on the spot, in a way that suggests you better do your own checking because Auston hasn't! When you take all this into account, something has to give. Real estate involves a chunk of change so it requires a bit more preparation. But like I said, we tip our hat to Auston for at least making an attempt. For those who are really interested, there's more in Kenya than the high-end stuff. In other words, the middle class Kenyan market is very different in terms of the money involved. To get an idea of this, I would recommend the video that The Wandering Investor did when he visited Kenya two years ago (Extremely cheap real estate in Nairobi, Kenya, a good investment?). There's another video he did that's also worth checking (The Real Estate Investment Market in Nairobi, Kenya - Overview). The two videos will at least start to give you a rough idea of what's out there. But keep in mind that the videos by The Wandering Investor are now 2 years old and though he does good research, another analyst may draw different conclusions. Anyway, all this is about exchanging ideas among us. No single person has the total answers. We all learn from each other. It's all good. 😀

Be careful not to get conned. I'm 47 and born and bred here. I prefer the National Housing Corporation because it's owned by the government. They're honest and high quality.
The company she works for is legit. They specialise in high end properties e.g Lavington, muthaiga, karen etc

Austin reminds me of the Iwakura mission of Japan to study modernization in the west... but for blacks in the Diaspora. We should also look into a Diaspora Credit union that invest in African Infrastructure and Healthcare. And a diaspora skillset guild...love this new channel direction brother...word of advice, its always better to build than buy cost wise in most cases, not sure about Kenya.

Kenyan banks will offer the facilites to everyone, foreigners included, but thr interest rates are extremely high, usually over 10%. Its better to get the funding from a country where the cost of financing is much lower.
Get the funding from elsewhere, come with the cash, and you'll get huge discounts when you pay for the property upfront.
I rather pay the 10+ percent over time there, than getting shafted here in the US with a “low” interest rate while still paying property taxes and HOA fees, which would even out to over 10 percent over the course of your home loan anyways.

Everywhere is lease hold I'm Africa. Even for.africans in a lit of countries. But no one will ever take it from u and u can pass it down. You and your family just have to make sure u renew the contract every 99 years and it's not expensive
@africaine4889 are you sure about that . On Google it says you can buy free hold land in Namibia and South Africa for instance. I would not take such a chance with government. Going into it it's a bad deal.
Sierra Leone sells freehold land if you can show lineage via DNA.

Very informative vlog...All land in Nairobi is under lease regardless of whether you are kenyan or not. Probably even other cities. Then I don't know how they calculate the yrs coz you might get your Lease certificate with a balance of 74 or so. If you've invested in a permanent structure, the govt ought to compensate you before reclaiming the land.

The best easiest way to own property as a foreigner is to incorporate or form a company. Then the company buys or acquires the property. You can buy an entire flat in some parts of Nairobi (Kasarani, Donholm) for about 50,000 USD with tenants already and earn about 4,000 usd monthly from the tenants. Easy peasy.
Foreigners and Kenyans can also buy but on lease hold.

What?? Your numbers are waaay off!! $50K for an entire built 10-20 door flat?? Nope. $50k can only get you an empty lot ( empty plot of land) where you then build. To earn $4k a month in income, you have to build the $50k lot / plot with atleast $400-500K.
@@neilbennett2106 Lease hold means you get a lease for the land which is renewable for every 99 years. As a kenyan, if you own property in Nairobi, you get a lease hold title and you pay Nairobi county rates every year(a small percentage). The colonizers brought this sysyem.

Yes we have dual citizenship. Once you become a citizen you will be treated just like locals-free hold rather than lease hold
