I miss when the Local Project did less mega rich houses and featured places that felt a little more accessible. These new features just feel like a more soulless AD article :(
I agree. Even if I had the money, I wouldn't want a huge home because it lacks human scale and connectivity. Too much space just feels empty and unloved.
Rose Bay House is truly a masterpiece of modern architecture! The balance of lightness and solidity, combined with its stunning harbourfront location, makes this home a dream. I’m amazed by how Fearon Hay has created a flexible yet intimate space, perfect for both grand gatherings and cozy family moments. The use of translucent stone panels for privacy and light, along with the U-shaped floor plan that opens to beautiful terraces, is both innovative and practical. The integration with the natural surroundings and the clever use of levels really highlight the home’s unique character. Can’t wait to see more of this incredible design!
This has probably got to be up there in terms of ingenuity. I couldn’t find a fault in this house. Truly one of a kind with incredibly detailed attention.

I’m generally not into modern style architecture… but I think this house is outstanding absolutely top job to everyone involved ..I was really like this house and what it has to offer …for me I would just remove the statues in garden 🪴 and the rest is spot on ..thankyou !

The house is perceived as well designed, the use of materials and the size of some spaces show that a lot of money has been spent... I don't love it, but I can't be very critical without seeing plans and seeing only the decoration as if it were an AD article makes me like it but without too much interest. What did catch my attention and I like a lot is the design of the garden, it really is beautiful and gives that balance that architects talk about and makes a nouveau riche "luxury style life" house more attractive because of all that well-selected and cared for greenery. 😊

Reminds me of the rare book library at Yale University (Beinecke Building) - they also used the thin stone for windows to reduce direct sunlight to protect the books. Lovely idea

Often would pass this house on the coastal walk from Rose bay to Shark bay beach. I have always been curious what was concealed within the elaborate structural yet soft ephemeral alabaster walls. Appearing like Japanese screens by day and a lantern by night. The overall design manifestation embodies a beautiful harmony between the masculine and feminine.
How can such a beautiful house be such badly represented. The lack of overall views and perspective is really annoying. This is a very interesting house and you'd want to see it as a whole, and get a sense of understanding on how things are connected. And yet it's as if you're trying to film an entire movie saga in one set and show only some over zoomed spaces. 😂 I don't know if I should be happy or discontent.

I wished it was presented by the architects like a walk through, maybe even with the architects as guide. It's all well and good to go all artsy with the presentation but you are not really doing the house justice by just showing disjointed frames, albeit beautiful. Good design is always about practicality over form and you don't get the sense of this house doing this with your presentation.
Oof what a concrete monstrosity. It looks more like an office space or cult compound. So much concrete and boxy-lines. Not at all homely, warm or inviting. This is so sterile and cold. Not at all what Rose Bay is about; sea breeze, beaches, nature, light. Coastal warmth and ambience, a total miss on this one. Each to their own....and that interior decorating and furniture, another big No.
I can appreciate the thought and consideration from the architects but this home lacks soul and feels more empty than serene and minimalist. I agree with other comments, diversity is fine but not enjoying the AD boujee direction of content recently

Regardless the land is still 30 times the cost of construction so who really cares about the cost of the materials and etc lol.
