The spot looks awesome. Be careful with the having shows piece of it. I used to own a record store in Buffalo where we used to have shows. A guy broke his leg moshing and sued us for $500k.
This is great advice. I have seen so many venues close because of lawsuits.
Have plenty of insurance that actually covers the uses you intend for the property. Insurance can be tricky so find a good agent. Yes, people will sue if they get hurt on your property. Just the way it is!

What an awesome space, man! Really excited for you. Every town and city needs a guy like you with passion and a plan to have some kind of punk/metal/hardcore Mecca like this. I used to tour the country a good bit with my previous bands and I noticed early on there's always at least one of "those guys" in every town that is the foundation of the heavy music scene there. The music scene in Erie may not "be that great these days" but people like you make scenes happen in the first place. It's definitely a "if you build it, they will come" type of effect. Over time this will encourage new bands to start up and record and can really revitalize the entire area. This is going to be a great place to get all kinds of music related things accomplished. I wish I lived closer so I could go check out a show once it's up and running. Congrats!

One way glass film so you can see out but nobody can see in during the day, security features, cameras, motion sensors, insurance, list all gear-values, hinged-lockable window bars, open for occupancies, closed and locked after hours. Now the good stuff, some acoustic baffles, awesome lighting, youtube creator collaboration invitations. I hope it all goes well for you. Perhaps renting your gear for extra income? Main difference is that you had the confidence to go all-in on yourself whereas I don't. Video idea….
Record your favorite cab, close mic’d, in like 20 different locations in that building. Cab placed against walls, middle of room, on floor, raised up, left side against wall, right side against wall, large room, small room, bathroom. Basically all the places no one else has access to. All to see what changes, if any, this all makes in a close mic.

Nice ride! As a much older dude, let me advise you ahead of time on occupancy. The local fire department will likely need to look at your space before you put 100 people in there. And then there are sprinklers, etc. I’m not dinking on your vibe. Just giving you the benefit of my experience. Best of luck!
Soooo stoked for you man!! What you’re doing is something I’ve dreamt of for years. I live north west of Pittsburgh in Beaver County which is basically dead for metal music. So I’ve always wanted a place for studio, venue, repair shop (which I’ve recently opened and is doing well) and will still be working towards that end goal of having all those things going at the same time because I feel it’s the only way to make a living doing what we love.

I must say you definitely deserve this hole segment of you and the channels lives . Let me tell my story as far as what. I've gained from you and your channel. I was always a solid state guy using a marshall mg100 1000 which I got a really brutal tone out of. But one day I got my hands on a jet city 50 from my bro Brian Marshall who wanted me to go to for years and that sold me on tube sound . Well my boy Matt kornick sends your first og EVH 5150iii vid with the mesa v30 cab and after seeing that video I sold the jet hunted down a 5150iii and then Brian Marshall sold me a slant and straight set of v30 loaded cabs and I've never looked back but if Matt wouldn't have sent me that video I probably would went back to ss. But if it wasn't for that video you posted on the evh with those be 30s I never would have found my sound you changed my life with that video and I guarantee I'm not the only one you should be proud of yourself sir and you deserve every way that you move forward I believe I've said enough no people love you
