    While opening FD in Citibank there is an option of opting for Simple Interest or compound interest. And default is simple interest

    You are a legend. I have encountered exact same things you have mentioned when going to buy flats, but I didn't realise that then.
    There is one more danger. These builders have employed sales people who are outsourced, and they have software to profile people agregated from several places. Even wrong numbers calls, calls for insurance policy, credit card will be used to profile your financial details. The moment we give our phone number they run it through database and they know that you are a person with this much salary and this much money for minimum down payment liquid cash in bank account. Very dangerous

    Same tactics were used by ICICI bank to trick us . Yes ......we were lured into investment and lost lots of money 😒. I wish I had seen videos like this earlier. Thanks Krishnaraj for updating us.

    I don’t know how to put it across but let me put it across anyway: actually I had visited 2 properties at varying times. One was near my workplace, where I had accompanied one of my colleagues who showed a “mild interest” in buying a flat in that apartment complex. Whatever you had told almost happened. V had an “appropriately enthusiastic” salesman go over all small details of the flat, and yes even offered us “coffee” after the visit. Well no one filled up any forms and that builder called me also to see if I was “interested” in buying their flat, which I said flatly “NO”.... I recalled that incident when u said repeatedly “keep ur foot down and say NO”... later the calls stopped coming... excellent observation, great point to be put across.
    Ur observations about “model flats” and their “splendour” and “glamour” is again spot on as usual. I had this other friend who had bought a flat somewhere else, and tagged me along with him to go and see his flat... as usual I too experienced first hand the “model flat” and the “walkthrough”... harsh lighting, over saturated colours, and the way it was made up looked garish and overwhelming, and claustrophobic (for some), so yes don’t go by “model flats”... there’s also an apartment by a reputed builder whose “model flat” looks more like the room of Hilton or Sheraton than a 4BHK flat... so as they say “dikhaave pe mat jao, apni akal lagao” and “jaisa dikhta hai vaisa hota nahi”... so, ultimately, “jaago grahak jaago”, look into the smallest detail carefully and yes ur points of “keep the cheque book and card @ home”, and also try going alone is a great point.. tremendously educating video, very grateful for this sir...

    They use intimidation in every subtle way possible.
    Fancy office, waiting to meet the big boss, fancy waiting on...such rubbish. I have seen buyers turn into anxious job interviewees....its ridiculous, as a bystander I am thinking "baqra".
    Yes, they sent the car to pick n drop...it was a high value property...I think they wanted to verify where I lived & had deep enuf pockets.
    And the office...just an amazing work environment...though I enjoy better places, I was mighty impressed. It's weird how the intimidation build up starts from the first point of contact.
    It's no surprise they manage to sell property a good 10-20% more than other builders in any area.
    My husband here is a decent corporate kind, he does get thrown off by the attention & generosity. Thankfully he is extremely picky about the housing. So we keep him outta negotiations and pre/post conversations...I stay out of house inspection convo.
    It's really scary & indeed a psychological warfare. And always disappointing that honest business practices are a rarity, instead of the norm.

      I sent it to my parents before visiting flats with broker. They are painfully polite people...and sales broker are unfortunately too aggressive. I prefer letting go of them, but I find they are kinder.
      This is a great primer pre-visit too. No phone number but mine to b given and nothing to b signed.

    ek aadmi jo programer, scriptwritter hai aur ab youtuber bhi hai woh aise script likhta tha multinationals ke liye aur ussne baad me isspe book bhi likha aur youtube par explain karta hai. This was almost 15years back youtube banned him and he made a video and wrote articals how will google punish you if you go against them.
    He made a video on how to convert a no into yes in phone conversation there are total 5-6 stages after which a marketing agent which you think is smart but following a script given by their bosses to fool you.
